Living in Verde Ridge

Verde Ridge is a recorded subdivision on Verde Ridge Road, in the part of southern St. George just north of Bloomington. The plat was recorded with Washington County in November 1995, and the streets were built through the mid-to-late 1990s. That makes it an established neighborhood with mature landscaping, not one that is still filling in.

The layout is simple once you know it: Southgate Golf Course is about a 4-minute drive, and Tonaquint Park is about 3 minutes. The Bloomington neighborhood, with its own country club and park, is a short drive south. Man O War Road links the area to Bloomington, and I-15 (signed as Veterans Memorial Highway) runs along the east side of the area.

It is a quieter, settled part of town. You will not find new construction signs here. Instead you get mature trees, an established feel, and a location that is already built, not one still going up.

Verde Ridge is a single-family subdivision, recorded with Washington County in November 1995 under the plat name Verde Ridge. The homes I have found on record here are mostly single-story ramblers, typically about 2,200 to 2,400 square feet. Lots run around a quarter acre, with attached two- to three-car garages. The outsides follow the stucco-and-tile look common to St. George subdivisions from that time.

The plat dates to the mid-1990s and every lot is built on, so no builder is active here and there is no new-construction phase. What you are shopping for is resale: homes that have had one or more owners since they were built, in different states of updating. That is a different search from a new-construction subdivision, and I would rather say so plainly than dress up a resale market as something else.

Verde Ridge is part of the Washington County School District. By the district's current elementary map, Verde Ridge is in the area served by Bloomington Elementary (grades K-5, serving the Bloomington neighborhood of St. George). Students at Bloomington Elementary do not all go on to the same middle and high schools. It depends on which part of the area a home sits in. Some go on to the Dixie group of schools (Dixie Intermediate, Dixie Middle, Dixie High). Others go on to the Desert Hills group (Desert Hills Intermediate, Desert Hills Middle, Desert Hills High). The district's boundary maps put Verde Ridge on the Dixie path.

One MLS record for a Verde Ridge address lists Bloomington Hills Elementary instead. That is a separate school on East Brigham Road, not the same school as Bloomington Elementary despite the similar name. The two sources do not agree, and district boundaries can shift. Check the current assignment for your exact address with Washington County School District before you rely on it. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Utah Tech University is a short drive across town.

Some St. George subdivisions share one name across several phases recorded years apart, or fold smaller sub-communities under one brand. Verde Ridge is not like that. Washington County's subdivision records show a single recorded plat named Verde Ridge, filed November 20, 1995, with no later phases on record. The roughly 38 lots on Verde Ridge Road are the whole subdivision as first platted.

That matters when you compare sales and set expectations. You will not find a "Verde Ridge Phase 2" built five or ten years later with a different kind of home. You are also not buying into a master-planned community with amenities added after the fact. It is one plat, built out from 1996 to 2020, on quarter-acre lots in an already-established part of St. George.

The catch with an older, single-phase plat like this is that you give up the newest finishes and floor plans. In return you get mature landscaping, a settled street, and a spot in the Bloomington area where a construction crew is not going to move in next door.
