Vineyard Ridge sits on the northwest side of St. George, close enough to the Santa Clara city line that Santa Clara's own center is under two miles away. You reach it near the intersection of Courtyard Drive and Cynthia Lane, and the street grid inside the plat carries a wine-country naming theme: Zinfandel Drive, Chardonnay Lane, Riesling Avenue, Concord Avenue, and Vineyard Ridge Drive itself.
It was built in two phases by Sullivan Homes, phase 1 recorded in 2018 and phase 2 in 2020, as a 57-lot custom-home community. That is a smaller, more deliberate build than most production subdivisions in this part of town, and it shows in the lot sizes. Sunbrook Golf Club is close by to the south, an easy short drive rather than a walk from every lot.
The pace here is quiet. This is a residential pocket without the retail density of the Bluff Street or Red Cliffs corridors, and the daily errand run points toward Sunset Boulevard and the Santa Clara side of town rather than east toward downtown St. George.

Arrowhead is a split-feeder school, meaning it feeds into two different middle and high school cones depending on the exact sub-boundary within its area, so it is not correct to name a single secondary cone for the whole elementary zone.
MLS records for homes on Vineyard Ridge Drive list Snow Canyon Middle School and Snow Canyon High School as the assigned secondary schools for this specific address range. Because Arrowhead also feeds the Dixie cone in other parts of its boundary, confirm the current assignment for any home you are serious about directly with the district rather than assuming. Most subdivisions built in St. George since the early 2000s pack far more than 57 homes onto a comparable footprint, with lots sized for a production floor plan and a driveway. Vineyard Ridge's recorded plat runs the other direction: a smaller total lot count, spread across parcels roughly one-third to two-thirds of an acre, laid out as custom home sites rather than a repeated builder catalog.
That combination, a small total lot count plus a custom build model, is the thing to understand before you compare this neighborhood to a nearby production subdivision on price per square foot alone. A larger lot changes what you can build, how much separation you get from a neighbor, and how the home ages into the landscaping around it. It also means turnover is naturally lower: with only 57 lots split across two build phases, listings do not come up as often as in a 300-home subdivision.
