Tell me what you are looking for, and I will watch for it
Vintage recorded its ten phases from the late 1980s into the early 1990s. This older part of Bloomington is fully built, and homes do not come up often. When one lists, it shows up on the St. George homes for sale page.
Vintage keeps its single-level homes on a quiet stretch off Rio Virgin Drive, by Bloomington Country Club. In quiet spots like this, watching the MLS beats the big home-search websites. The site watches the MLS for you and emails you when one lists. Tell me Vintage is on your list, and I will keep your name at the top and reach out when the next home posts.

Life in Vintage
An established part of Bloomington
In shortThe recorded plat (the official map filed with the county) runs ten phases from 1986 to 1991. It sits close to Bloomington Country Club and a short drive from I-15.
Vintage sits off Rio Virgin Drive in Bloomington, the neighborhood at the southern end of St. George between the Virgin River and the Arizona state line. Washington County's subdivision records show the plat recorded in ten separate phases, the first in October 1986 and the last in September 1991. That makes this one of the older attached-home communities in the area, built in stages over roughly five years.
The homes are single-level and attached: units share walls in low-rise buildings, and they are not separate detached houses. You get a smaller home with less outside upkeep, and a Bloomington address close to the country club and the river.
Bloomington feels different from the newer subdivisions farther north in St. George. It grew up around the Bloomington Country Club golf course starting in the 1970s and 1980s, and Vintage was built in that same era. It sits inside the neighborhood, not on its edge.
Bloomington highlights
What sits close to Rio Virgin Drive
Bloomington has been settled a long time, and it shows. There is a golf club, a riverside park with a trailhead, a nearby elementary school, and quick freeway access. All of it is a short drive from Rio Virgin Drive.
Bloomington Country Club, under a mile
The club at 3174 S Bloomington Dr E is home to the neighborhood's golf course and restaurant. Vintage sits close enough that the club is a short drive, not a cross-town trip.
A neighborhood elementary school
Bloomington Elementary, grades PK-5, sits off Man O War Road less than a mile from Vintage, in the same part of the neighborhood.
Bloomington Park and its trailhead
The 26.5-acre park on Man O War Road has ball fields, pickleball and basketball courts, a playground, and the trailhead for the paved Virgin River Trail.
Older than most St. George neighborhoods
Recorded across ten phases from 1986 to 1991, Vintage is older than most of St. George's 2000s and 2010s subdivisions. You can see it in the single-level, low-rise layout.
I-15 at Exit 4, a short drive
Brigham Road connects Bloomington to Interstate 15 at Exit 4. That puts the freeway, and the rest of St. George beyond it, within easy reach.
Rock art a mile away
Bloomington Petroglyph Park, with Anasazi rock art along a short interpretive path, sits about a mile from Vintage off Navajo Drive.

The homes and the land

Homes here
Single-level, attached, and established
Vintage is a single-level attached-home community, with units that share walls in a low-rise layout. The homes are smaller and simpler than a detached house, with less yard work. The plat was recorded in ten separate phases between 1986 and 1991, so unit sizes and how nice the finishes are vary from block to block. I do not lean on any one number for the whole community.
No builder is actively selling homes here. Every home here is a resale in an established plat, not a new-construction community, so every purchase is a comparison against recent sales, not a base price from a builder. Because the plat is old, I look closely at the roof, the plumbing, and any shared-building systems on every unit I tour. I would do the same on any late-1980s attached home.
Check the exact square footage, bedroom count, and condition against the MLS listing. On an older plat built in phases, the numbers change from unit to unit more than they do in a subdivision built by one builder.
On a plat this old, the building and the unit matter more than the neighborhood average.
Trails & outdoors
The river trail is close by
The paved Virgin River Trail is Bloomington's biggest outdoor draw, and Vintage sits within easy reach of one of its main access points. Here is the list, from a short drive to a longer outing.
Virgin River Trail at Bloomington Park (easy)
Bloomington Park on Man O War Road is a trailhead for the paved, wheelchair-friendly Virgin River South Trail. People use it for walking, running, and road biking along the river.
Bloomington Petroglyph Park (easy)
A short interpretive path off Navajo Drive leads past Anasazi rock art on basalt boulders. It is a quiet stop about a mile from Vintage.
Bloomington Country Club golf
The club's course wraps the neighborhood, with the clubhouse and restaurant a short drive from Rio Virgin Drive.
Red Cliffs Desert Reserve, ~15-20 min
St. George's larger trail network, including the Red Cliffs Desert Reserve trailheads, is a short drive north of Bloomington. Go there for a bigger day out.
Trail details come from Bloomington Park's public listing and the Virgin River Trail system. The wider outdoor picture for St. George is in the St. George guide.

Errands & drive times
Errands, measured in minutes
Bloomington sits at the south end of St. George, so most errands mean a short drive north toward Brigham Road or River Road. Times are estimated, measured from Rio Virgin Drive, the heart of the Vintage plat.

Schools & education
Schools, by the facts
Vintage is in the Washington County School District. Bloomington Elementary (grades PK-5) generally serves the area, and it sits off Man O War Road, less than a mile from the plat. Its students do not all go on to the same schools. They can go on to either the Dixie line of schools (Dixie Intermediate, Dixie Middle, Dixie High) or the Desert Hills line of schools (Desert Hills Intermediate, Desert Hills Middle, Desert Hills High). Which line depends on the sub-boundary, a smaller line drawn inside the area the school serves, and the district's boundary maps put Vintage on the Dixie line.
Do not assume which line of schools a specific address goes on to. For any home you are serious about, check the current assignment directly with the district. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.
I cover the bigger education picture for St. George in the St. George guide.
Attached-home living
What shared walls actually mean here
Vintage is genuinely different from a detached-home subdivision, and it is worth saying plainly. These are single-level attached units in a low-rise layout, so you share a wall, and sometimes a roofline, with a neighbor. The plat was recorded across ten phases between 1986 and 1991. That makes the shared construction three and a half decades old in its earliest sections and roughly three decades old in its last.
Shared walls plus an older build era change what I look at on a walkthrough. I check how much sound passes between units, the condition of shared roof sections, and how a building's plumbing and electrical have aged. These matter more here than on a standalone 1990s house on its own lot. None of that makes an older attached home a bad buy. It just means you check different things.
I treat every Vintage unit as its own case. I look at which phase it sits in and what has been updated inside the walls. I also look at how the specific building has held up, not just the plat name.
What I check on an attached unit this age
- Which of the ten recorded phases the unit sits in, since build quality and finishes can vary from phase to phase.
- The roof, since attached units in the same building typically share roof sections.
- Plumbing, electrical, and HVAC (heating and cooling) updates, given the building's late-1980s to early-1990s age.
- Sound and separation between units, best judged in person rather than from photos.
This is general guidance, not an inspection report. A qualified inspector should evaluate any specific unit before you rely on its condition. Sources: Washington County GIS subdivision records (the county's map records) and on-the-ground knowledge of the plat.
What locals know
The details I would slow down and check
On an older attached plat, the fine print is the phase, the building, and the school boundary. Here are the details I would walk a friend through before they get attached to any one unit here.
The plat spans five years of construction
A unit from the 1986 first phase and one from the 1991 tenth phase are not automatically built the same way. Ask which phase a specific unit is in.
Bloomington Elementary splits two ways
Do not assume Dixie or Desert Hills for the middle and high school years. Check the exact boundary with the district for the address you are considering.
There is no active builder here
Every purchase is a resale comparison. Recent Vintage and nearby Bloomington sales tell you more than any general Bloomington number.
Bloomington Park is close enough to use often
A three-minute drive to a paved river trail and ball fields is a real, everyday amenity, not a weekend-only drive.

Questions I hear about Vintage
Vintage sits off Rio Virgin Drive in the Bloomington area at the southern end of St. George. It is a short distance from Bloomington Country Club and I-15 Exit 4 at Brigham Road.
Vintage is an attached-home community with single-level townhome and condo units built in the late 1980s and early 1990s. The plat (the official map of the lots) was recorded with Washington County in ten phases between 1986 and 1991. Unit sizes vary, so current MLS listings are the best way to see what is for sale right now.
Vintage is in the Washington County School District. Bloomington Elementary generally serves the area for grades PK-5. Its students do not all go on to the same schools: they can go on to either the Dixie schools or the Desert Hills schools. Which one depends on the sub-boundary (a smaller line drawn inside the area the school serves), and the district's boundary maps put Vintage in the Dixie schools. Check the current assignment for any specific address with the district before you rely on it.
Yes. Bloomington Park on Man O War Road, less than a mile away, is a trailhead for the paved Virgin River Trail. It also has pickleball and basketball courts, ball fields, and a playground. Bloomington Petroglyph Park is about a mile from Vintage. It has Anasazi rock art on a short interpretive path.
Townhome and condo prices in Vintage vary with unit size, upgrades, and the wider Bloomington market. I would rather not publish a number that goes stale, so I point you to current MLS listings for what is for sale right now.
Attached-home values in Vintage depend on unit size, upgrades, and recent Bloomington sales. Start with the home valuation page, and I will compare your home with recent activity in Vintage, with no obligation.
