Tell me what you are looking for, and I will watch for it
White Trails is a newer Ence Homes community that is still filling in its phases. The number of homes for sale can swing from zero to several within weeks. When one lists, it shows up on the St. George homes for sale page.
I watch the Washington County MLS for new Ence Homes listings on the south end of the city. White Trails is close to St. George Regional Airport and the White Dome Nature Preserve. If that stretch is where you want to be, let me know. The site watches the MLS for you and emails you when one lists.

Life at the south end
New homes at the edge of the desert
In shortIt sits minutes from St. George Regional Airport and a half mile from the White Dome Nature Preserve, with a short run up Southern Parkway to I-15.
White Trails is an Ence Homes community at the south end of St. George. It sits in the same stretch as Ence's neighboring White Canyon and White Sands communities off Hayrocks Drive, not far from the White Dome Nature Preserve. On Washington County's plat maps (the county's maps of each subdivision), it carries the parcel code WHTS, and it was filed in three phases between mid-2022 and early 2024.
This part of the city grew fast in the early 2020s, and the streets still show it. You see new curb and gutter, desert-style front yards, and homes that look recently built rather than settled. St. George Regional Airport is close enough that you will hear an occasional plane land or take off. Southern Parkway (State Route 7) runs straight from this side of town to Exit 2 on I-15.
I would call this a place where you drive for errands, not one where you walk to everything. You give up some daily convenience, and you get back quieter streets and a real nature preserve less than a mile away.
Neighborhood highlights
What sets this corner of town apart
Ence Homes, phased 2022-2024
Washington County's subdivision records show White Trails filed in three phases: Phase 1 in July 2022, Phase 3 in January 2023, and Phase 2 in January 2024. Ence does both the land development and the home building here, and it is the same builder behind the neighboring White Canyon and White Sands communities.
White Dome Nature Preserve, under a mile
The Nature Conservancy's 800-acre preserve is home to the endangered dwarf bear-poppy, a rare desert wildflower. It sits about half a mile north of the community, off River Road. Not many new subdivisions in St. George sit this close to protected desert land.
Minutes from the airport and I-15
St. George Regional Airport is three miles away in a straight line. Southern Parkway (SR-7) connects this side of the city to I-15's Exit 2, the southernmost St. George exit on the interstate. You do not have to cross the downtown streets to reach it.
Independent of Desert Canyons
White Trails is its own recorded subdivision, separate from Desert Canyons, a large community planned as a whole, a couple of miles east. The two are in the same general part of St. George, but they are separate plats (recorded maps) with separate builders.

The homes and the land
Homes & lots and Trails & outdoors
Homes & lots
An Ence Homes community, built in phases
White Trails is new single-family construction. Washington County recorded it in three phases between July 2022 and January 2024. Ence Homes sells here in two ways. Some homes are already built before a buyer signs (called spec homes), and other lots are sold to be built, with the buyer picking finishes at the design center. The builder uses the same model in its other St. George communities.
The subdivision was built in phases over roughly two years. The floor plans, square footage, and lot sizes change by phase and by what has sold or is listed now. For a specific address, I would rather pull that detail live from the MLS or from Ence. A number quoted here would go stale the next time a phase closes out.
Streets in this part of St. George follow a standard subdivision grid, with curb, gutter, and desert-style yards, as in Ence's other south-side communities. The lots sit on flat to gently sloped ground. The land steps down toward the Santa Clara/Virgin River bottomlands (the low ground beside the rivers) to the west.
Homes built in three phases over two years are not all the same. Look at recent sales and current listings of similar homes before you price anything here.
Trails & outdoors
A protected preserve closer than most of St. George
The White Dome Nature Preserve is the standout here. The Nature Conservancy protects its 800 acres, about half a mile north of White Trails, off River Road. It is one of the only places on Earth to see the endangered dwarf bear-poppy, and it has about five miles of hiking trail. The land is stark and pale, not like the red rock most St. George trails are known for.
White Dome Biotic Trail (easy)
A short, easy loop with little climbing. It starts at the preserve's trailhead, roughly half a mile to a mile from White Trails. Motor vehicles, bikes, and dogs are not allowed inside the preserve.
White Dome Trail & Lowland Loop
A longer loop through the pale hills of the preserve. Bikes and dogs are not allowed anywhere in the preserve, so plan this one on foot.
Along the Virgin River, a short drive
The Virgin River bottomlands (the low ground beside the river) run along the west side of this part of St. George. Paved paths for walking and biking start along River Road, a few minutes north of the community.
Sand Hollow & Zion, a day trip
Southern Parkway gives this side of the city a direct run toward Hurricane and the Sand Hollow and Zion area. You do not have to cut back through central St. George first.
Trail and preserve details come from the Nature Conservancy's White Dome Nature Preserve page. The wider outdoor picture for St. George is in the St. George guide.

Errands, measured in minutes
Times are estimated from the community's location and the real roads you would drive (Southern Parkway, River Road, and 3000 East), not guessed. Check the drive from your exact address.

Farther out, Southern Parkway points this side of the city toward Hurricane and the Sand Hollow and Zion area, so you skip a detour through downtown St. George. The St. George guide has the full day-trip map.
Schools & education
Schools, by the facts
White Trails is in the Washington County School District. Desert Canyons Elementary is roughly two miles east, and it is the closest elementary school to the community. Check the exact school assignment for White Trails with the district.
The district has been changing school boundaries in this part of St. George. On December 8, 2025, the Washington County Board of Education approved a boundary change. It moves some Desert Canyons, Bloomington, and Little Valley elementary assignments, starting in the 2026-2027 school year. Check the current elementary, middle, and high school assignment for any address with the district before you rely on it. GreatSchools and Niche both publish school data you can weigh yourself.
I cover the bigger education picture in the St. George guide.
The airport question
What living three miles from SGU actually means
This is the first thing most buyers ask about this part of St. George, so I'll be upfront. White Trails sits about three miles from St. George Regional Airport (SGU). That is close enough to notice the occasional regional jet or small private plane coming in or leaving. It is far enough that the airport is not the main sound in the neighborhood, as it would be right under the runway's flight path.
SGU is a regional airport, not a major hub, and its flight volume is modest compared to a large commercial airport. Homes built to current Utah energy code also have insulation and windows that cut outside noise in general, airport or not. I would still walk any specific lot at different times of day before I called the noise a non-issue. How much you notice it depends on the exact flight pattern and on how close a lot sits to the approach path (the line planes follow to land).
The same south-end spot has an upside. White Dome Nature Preserve is less than a mile away, and Southern Parkway gives this area a direct shot at the freeway instead of a crawl through central St. George traffic.
This is a general overview, not a noise study. If being near the airport is a deciding factor, visit the address at different times of day, and ask me for the flight pattern details before you write an offer.
What locals know
Notes from the south end
No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend about buying in White Trails.
Do not confuse it with White Canyon or White Hills
Three "White" names sit within a few miles of each other, on the south and north sides of St. George. Each has its own recorded plat, its own builder, and its own location. Check the subdivision name on any listing before you assume you know where it sits.
Ask which phase a home was built in
The county recorded White Trails in three separate phases across nearly two years. That matters for the finishes and for which floor plans are offered, so ask which phase an address falls in before you compare it to another listing here.
The nature preserve does not allow bikes or dogs
White Dome is protected habitat for an endangered wildflower, not an all-purpose trail system. If you want a dog-friendly loop, plan on a different trailhead on a different day.
Check the school assignment before you fall for a floor plan
This part of St. George has a district boundary change set for the 2026-2027 school year. Check with Washington County School District, and do not assume the nearest school is the assigned one.

Buying in White Trails
White Trails is at the south end of St. George, recorded by Washington County under the parcel code WHTS. It is about three miles from St. George Regional Airport, near the White Canyon and White Sands area off Hayrocks Drive. The White Dome Nature Preserve is about half a mile away, and you can reach I-15 by way of Southern Parkway.
White Trails is an Ence Homes community, built in phases that Washington County recorded between 2022 and 2024. Ence is a long-established St. George builder with several other communities on the south and southeast side of the city, including the neighboring White Canyon and Desert Trails subdivisions.
White Trails is new single-family construction, built to Ence Homes floor plans. Some homes are sold already built (spec homes, built before a buyer signs). Other lots are sold to be built, with finishes picked at the design center. For any address, I would pull the exact floor plan, square footage, and finishes from the MLS or from Ence.
Price depends on the Ence floor plan, the lot, and the finishes picked. It also changes with the wider new-construction market on the south side of St. George. I would rather pull recent sales from the MLS and give you a number based on what has actually closed here lately. A figure quoted here would go stale.
