A St. George community

Living in Winter Sun Townhomes.

Winter Sun is a small, one-phase townhome plat recorded with Washington County in 1988, tucked off Trailblazer Boulevard within a couple of miles of the Riverside Drive and River Road corridor. It is a modest, attached-home footprint, not a sprawling master-planned community, and that is worth knowing going in.

I am Scott Buehler. I have spent 20+ years in Southern Utah, and this page is the honest version of what Winter Sun Townhomes actually is, sourced from the county plat records and the school district's own boundary map rather than guesswork.

Life here

A small plat, plainly described.

Winter Sun Townhomes is one recorded plat, Phase 1, filed with Washington County in 1988, sitting off Trailblazer Boulevard. That is the whole footprint. It is not part of a larger master-planned community and it does not have amenity buildings or a sales office, it is a small run of attached townhomes on a single street pattern.

Attached homeownership means shared walls, which is a physical fact worth naming plainly: you trade some of the separation of a standalone house for a smaller footprint and typically less exterior upkeep on the individual unit. Beyond that, the honest answer is that a plat this size does not carry a single defining lifestyle pitch. It is a place to own a home in St. George at a scale different from the newer subdivisions going up on the city's edges.

The surrounding area is within a couple of miles of the Riverside Drive and River Road corridor, one of St. George's older, more built-out commercial and residential stretches. That means most errands run through streets the city has had in place for decades, not through a still-under-construction growth corridor.

The honest highlights

Four things that are actually true here.

I would rather give you four verified facts than a longer list padded with filler. Here is what I can back up about Winter Sun specifically.

A recorded 1988 plat, one phase

Washington County's subdivision records list "Winter Sun" (code WSTH), Phase 1, filed in 1988. There is no Phase 2 in the county's records, so what you see is the full plat.

The hospital is close

Intermountain's St. George Regional Hospital 400 East campus on Flood Street is roughly four minutes away, one of the shorter hospital drives you will find inside St. George city limits.

One elementary, cleanly assigned

Unlike several St. George elementaries that split between two middle/high cones, Heritage Elementary is a single-cone school. The plat falls inside its boundary without ambiguity.

An older, established stretch of St. George

Winter Sun sits within about two miles of the Riverside Drive and River Road corridor, a part of the city built out well before the newer subdivisions on St. George's growth edges.

Homes & pricing

What I can tell you, and what I cannot.

Winter Sun is a plat of attached townhomes recorded in 1988. Shared walls are the physical reality of the product, and that is the honest tradeoff versus a detached house: a smaller footprint, generally less exterior upkeep on the individual unit, and a price point that tends to sit below single-family homes in the same part of the city.

What I am not going to do is hand you a made-up median price or square footage range for this plat. It is small and turnover is limited, which means a single recent sale can move any "typical" number more than it would in a larger subdivision. The honest way to price a home here is to pull the actual recent comparable sales for this specific plat at the time you are looking, not to quote a stale average.

If you are serious about a unit here, I will run current MLS comps for you directly, including condition, updates, and how recently anything in Winter Sun itself has closed. That gets you a real answer instead of a number nobody can stand behind.

On a plat this small, one recent sale tells you more than any average I could quote you.

Trails & outdoors

A short drive to city green space.

The closest named city park is Pioneer Park, roughly a mile and a half by road, known for its petrified sand dune formations and short hiking trails through the rock. Confluence Park, where the Santa Clara and Virgin Rivers meet, is a few miles southwest and connects into the St. George river-trail network.

For a bigger outdoor day, Snow Canyon State Park and the wider Bearclaw Poppy/Bloomington trail system are both real St. George destinations, but they sit far enough from Trailblazer Boulevard that I am not going to publish a made-up single-minute estimate for either from here. The St. George guide has the full recreation picture with distances measured from the city center.

Errands & drive times

Errands, measured in minutes.

Estimates below are measured from Trailblazer Boulevard, the street the plat sits on, to named destinations. Confirm exact times from any specific unit you are serious about.

Common errands from Winter Sun Townhomes with approximate drive times
The errand Where it happens From Trailblazer Blvd
Healthcare St. George Regional Hospital, 400 East campus (Flood Street) ~4 min
Elementary school run Heritage Elementary, E Riverside Drive ~6 min
City park Pioneer Park ~6 min
Grocery run Sprouts Farmers Market, S River Road ~7 min
Main commercial corridor River Road & Riverside Drive intersection ~7 min
Freeway on-ramp Interstate 15 near Exit 8 (St. George Blvd) ~8 min
Outdoor recreation Confluence Park ~8 min

These are conservative single estimates on St. George's ordinary street grid, not rush-hour worst cases. The wider errands and shopping picture for the whole city is in the St. George guide.

Schools & education

Schools, by the facts.

Winter Sun Townhomes falls inside the attendance boundary of Heritage Elementary (grades PK-5), on E Riverside Drive in the Washington County School District. Heritage feeds into Tonaquint Intermediate, then Dixie Middle School and Dixie High School. Unlike several nearby St. George elementaries, Heritage is not a split-feeder school, so this cone assignment does not depend on which side of a sub-boundary a specific address falls on.

Boundaries can still shift as the district grows and rezones, so confirm the current assignment for any home you are serious about directly with the district rather than relying on this page alone. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is a short drive away in central St. George.

I cover the bigger education picture, including Utah Tech, in the St. George guide.

Buying on a small plat

Why size changes how you should shop.

Winter Sun is one recorded plat, one phase, filed in 1988. That single fact changes how you should approach both buying and selling here, compared to a larger subdivision with dozens of comparable sales every year.

On the buy side, it means the "typical" price or size you might see quoted anywhere else is close to meaningless. With so few units, the mix of what has recently sold, and its condition, moves the picture more than it would in a 200-home subdivision. I always pull live comps for the specific plat, not a citywide townhome average, before I talk numbers with a buyer here.

On the sell side, the same logic cuts the other way: a well-priced, well-presented unit in a small plat does not have to compete with dozens of near-identical listings. But it also means you cannot lean on a large recent-sales pool to justify your number, so the case for your price has to be built from the actual condition and upgrades of your specific unit.

Because the homes here are attached, I also walk buyers through what that physically means for the specific unit: which walls are shared, where the unit sits in the plat, and what that means for noise, light, and privacy, before we ever talk price.

What locals know

Small details that matter more than they seem to.

On a plat this size, the small details carry more weight than they would somewhere larger. Here is what I would walk a buyer or seller through first.

  • This is one plat, not a subdivision within a subdivision. There is a single "Winter Sun" filed with the county in 1988, no Phase 2. Do not assume there is more inventory around the corner than what is actually recorded.

  • A 1988 build means older mechanical systems. Roofing, HVAC, and plumbing on a plat this age are candidates for updates by now. I always ask for service history and recent invoices before we write an offer.

  • Shared walls are a physical reality here, not a footnote. Ask about the specific unit's position in the plat and what borders it on each side before you get attached to a listing photo.

  • Close to the hospital, close to older commercial St. George. The 400 East hospital campus is about four minutes out, and the Riverside Drive/River Road corridor is close, an established part of the city rather than a growth edge.

Buying in Winter Sun Townhomes

Winter Sun is a small townhome plat off Trailblazer Boulevard, recorded with Washington County in 1988. It sits within a couple of miles of the Riverside Drive and River Road corridor, in the same general part of the city as Heritage Elementary and the 400 East campus of St. George Regional Hospital.

Attached townhomes on a plat recorded in 1988, one phase, a small footprint by St. George standards. Shared walls are part of the physical reality of the product: you trade some exterior maintenance for a lower-upkeep home. I confirm layout, orientation, and condition against the live MLS listing for any specific unit, because a plat this size does not have a single template floor plan I can quote you in the abstract.

The plat falls inside Heritage Elementary's attendance boundary (grades PK-5), which feeds Tonaquint Intermediate, Dixie Middle School, and Dixie High School in the Washington County School District. Boundaries can change, so confirm the current assignment for any specific address directly with the district before you rely on it.

I am not going to hand you a number I cannot back up. This is a small, older plat with limited turnover, so a real price picture depends on which unit last sold and when. Check the live listings below, and I can pull recent comparable sales for you directly, which will tell you more than any general figure I could quote here.

Selling in Winter Sun Townhomes

On a small plat like this, value comes down to condition, updates, and the specific unit's position more than any neighborhood average. Start with the home valuation page and I will run a real comparison against recent sales in Winter Sun and the surrounding St. George townhome market, no obligation.

List with me and your home is featured across MovingUtah, on this page, on the St. George hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.

It depends on your unit and your timeline more than the calendar. Small, older plats trade on their own rhythm, not the citywide average, so tell me the specifics and I will give you a straight read against what has actually closed nearby recently.

Yes, and it is a common sequencing question on a starter-priced attached home. I cover the playbook in the buy and sell at once guide. Because I am dual-licensed, I can keep the sale, the search, and the financing on one desk.
