Tell me what you are looking for, and I will watch for it
Woodbridge has only a modest number of townhomes on West Indian Hills Drive in west St. George. With so few, little changes hands. When one lists, it shows up on the St. George homes for sale page.
I watch the Washington County MLS for activity on the Woodbridge TH plat specifically. A separate Woodbridge Condos plat sits nearby, and the two get mixed up easily. Let me know you want this exact townhome plat on the west side. The site watches the MLS for you and emails you when one lists.

A plat on the west side
In shortA plat is the map a builder files with the county to show how land is divided, and Washington County records show this one was filed in phases from 2004 to 2005. The homes are attached, about three miles west of River Road, with the closest freeway ramp at Exit 5 on Dixie Drive.
Woodbridge Townhomes is a recorded plat, Woodbridge TH, filed with Washington County across six phases between 2004 and 2005. It sits on the west side of St. George, on West Indian Hills Drive near Dixie Drive. That is about three miles west of River Road. The homes are attached townhomes, and the rest of the story follows from where they sit.
That location changes your day-to-day. Exit 5 at Dixie Drive is the closest freeway ramp, about 8 minutes away. Exit 8 is about 11. Harmons, Red Cliffs Mall and the hospital are 12 to 13 minutes away. The cost of a townhome is the shared wall. You get less upkeep outside, less yard, and a home that covers less ground than a stand-alone house on the same budget.
I bring up the plat number on purpose. County records show a separate development, Woodbridge Condos, recorded nearby back in 1989. It shares part of the name and sits close by. But it is a different plat and a different kind of home from the 2004-2005 Woodbridge TH townhomes this page covers. I treat the two as separate markets, and you should too before you compare a listing or a sold price.
Plat highlights
What the west side actually gets you
Four things are true of this location. They are the plat's recorded history, its spot on West Indian Hills Drive, the two freeway ramps it can use, and the drive to the hospital.
A plat with a recorded history
Washington County GIS records (the county's map records) show the Woodbridge TH plat filed in six phases from 2004 to 2005. That gives the neighborhood a documented history of how it was built, not a guessed one.
West Indian Hills Drive
Every unit sits on West Indian Hills Drive by Dixie Drive, about three miles west of River Road. Shops and the hospital are a drive east from here.
I-15 Exit 5 is the closest ramp
Exit 5 at Dixie Drive is about 8 minutes from the plat. Exit 8 at St. George Boulevard is about 11 minutes. That interchange is a diverging diamond (an exit where cars briefly switch sides of the road) that connects St. George Boulevard directly to River Road.
St. George Regional Hospital, about 13 minutes
Intermountain's St. George Regional Hospital sits at 1380 East Medical Center Drive, about 13 minutes from the plat. Plan for that drive time when you think about emergencies.

Homes on the plat
Attached homes, built in phases
The Woodbridge TH plat is attached townhomes, recorded across six phases with Washington County between 2004 and 2005. Attached construction means shared walls between units, and that is the deal every townhome buyer makes. You get less upkeep outside and a smaller lot, in exchange for a house you do not have to maintain alone.
I am not going to hand you a price range that goes stale. What I can tell you is that county records show 75 attached townhomes here, all about 1,482 square feet, built in 2003 and 2004 in a location that has had twenty years to mature. For anything more specific, like layouts or what similar units have actually sold for, the MLS has the real answer. I would rather pull recent sales and live listings with you than guess at a number here.
A plat number and a filing date tell you more than a marketing name ever will.
Trails & outdoors
Trails and parks, a drive from the west side
The plat is on the west side, so none of these is a walk from your door. I have not timed every one from this plat, so check the drive from the unit you like. Here is the list.
Virgin River Trail
The paved Virgin River Trail crosses River Road on its own trail bridge, as part of a path that runs several miles along the river through the middle of the city. From this plat it is a drive east. It is a flat, paved walk or ride, not a desert scramble.
Pioneer Park
Pioneer Park is at 375 East Red Hills Parkway, on the north edge of downtown. It is a red-rock hiking area with slot canyons and short scrambles (easy climbs where you use your hands), a different kind of outing from the flat river trail.
Confluence Park
Crosby Family Confluence Park sits beside I-15 at the Dixie Drive exit, the same exit this plat uses. It marks where the Santa Clara River meets the Virgin River, with river access and trails with signs that tell about the place.
Snow Canyon State Park
The red-and-white sandstone canyon country northwest of the city is a real drive from the plat. It is not right outside your door, but it is within reach for a day out.
Trail details come from the Virgin River Trail system and St. George city park pages. The wider outdoor picture is in the St. George guide.

Errands & drive times
Errands, measured in minutes
The plat is on West Indian Hills Drive in the west, so the main stores and the hospital are a 12 to 13 minute drive east. Times are estimated, and each one is a single conservative figure, measured from the plat. Check exact times from any specific unit you are serious about.

Schools & education
Schools, by the facts
Woodbridge Townhomes is in the Washington County School District. Based on the district's published elementary attendance boundary (the area each school serves), this location falls inside the Arrowhead Elementary zone. Arrowhead is one of several Washington County elementaries whose students go on to two different sets of middle and high schools, and which set depends on the exact sub-boundary within its area. For Arrowhead, they are Dixie and Snow Canyon. The district's boundary maps put this plat on the Dixie path: Dixie Intermediate, Dixie Middle and Dixie High.
Boundaries shift as the district grows. When an elementary school's students go on to more than one middle or high school, the district has the final say. Confirm the current assignment, including the specific middle and high school, directly with the district for any home you are serious about. Do not assume one from this page. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.
I cover the bigger education picture, including Utah Tech, in the St. George guide.
Two plats, one name
Woodbridge Townhomes is not Woodbridge Condos
Washington County's subdivision records show two distinct plats carrying the Woodbridge name in the same part of St. George. Woodbridge TH, the plat this page covers, was recorded in six phases between 2004 and 2005. A separate plat, Woodbridge Condos, was recorded nearby back in 1989, fifteen years earlier and under a different plat code entirely.
That is not a small distinction. A 1989 condo plat and a 2004-2005 townhome plat were built to different building codes, in different decades, by different standards. They should never be priced off the same set of recent sales. That holds even when a search engine or an old listing lumps them together under one name. I check the plat before I ever compare a price.
If you are searching online and a listing description simply says "Woodbridge," ask which plat it is actually on. It changes the age of the building, the construction standards it was built to, and what a fair comparison even looks like.
What I check before I compare a Woodbridge listing
- Which plat the listing sits on, Woodbridge TH or Woodbridge Condos. I find this by looking up the parcel (the lot) in Washington County records.
- The recorded phase and year, since Woodbridge TH itself was built across six phases over roughly two years.
- Whether the recent sales I am using actually come from the same plat, not just the same neighborhood name.

What locals know
Details I check before you fall for a unit
Before you get attached to any one unit here, there is fine print to read: the plat, the school area, and what the west-side spot means for your drive. These are the things I would walk a friend through first.
Confirm the plat before you compare a price
Two Woodbridge developments exist a short distance apart, from different decades. Get the parcel's actual plat before you use any sold price to judge another home.
Arrowhead students go on to two sets of middle and high schools
The district's boundary maps put this plat on the Dixie path: Dixie Intermediate, Dixie Middle and Dixie High. Still confirm the current assignment with the district before you count on it.
The building is about twenty years old
A build from the early 2000s has had about two decades of wear on shared systems and finishes. Walk the unit and ask about updates, not just the plat's filing date.
Shared walls are a physical fact, not a downside to hide
Attached construction means a neighbor on at least one side, and that is simply what this kind of home is. It is worth walking a unit at a normal evening hour to get a feel for it.

Buying in Woodbridge Townhomes
Woodbridge Townhomes is a recorded townhome plat (the map filed with the county to show how land is divided) on the west side of St. George, off West Indian Hills Drive near Dixie Drive. County records show the plat filed in phases from 2004 to 2005. It is about three miles west of River Road, so freeway ramps are 8 to 11 minutes away and the main stores are a 12 to 13 minute drive.
Attached townhomes, built in 2003 and 2004, county records show. A separate, older plat called Woodbridge Condos was recorded nearby in 1989, which is a different kind of home on a different plat. I do not treat the two as the same market when I look at recent sales.

I am not going to hand you a number I cannot back up. Townhome pricing in St. George moves with condition, unit size, and what else is competing on the market that week. Ask me what is actually active, and I am happy to pull recent closed sales for you directly.

Selling in Woodbridge Townhomes
Start with the home valuation page. I will run a real comparison against recent sales on the Woodbridge TH plat specifically, not the wider St. George townhome market. Woodbridge Condos sits nearby under a different plat, so I make sure the sales I compare come from the right plat before I give you a number.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the St. George listings and on this Woodbridge Townhomes page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
That depends on what is currently active and pending on the plat, not on a general feeling about the St. George market. Tell me your timeline and I will pull the current competition and give you an honest look before you decide.
