It is a separate town, not a Moab neighborhood, so the services, the water, and the commute are different, and the homework is its own. Read each parcel on its own terms.

Established larger lots near the center

The bigger established lots scattered through the older parts of Moab, near the services and the schools, are where side-yard room and in-town convenience can overlap. A gate and a run down the side of the house shows up here more than in the newer, denser product, subject to city zoning and the nightly-rental rules.

Custom builds at the top of the market

Parking designed in from the start, a sized pad with an outlet or a purpose-built bay, runs straight into the high end here, so expect the search to overlap the upper price range. The newer Spanish Valley growth to the south and the townhomes that concentrate there are built around shared parking, not a private pad or a gated side yard.
