This filter too narrow?
Browse every Cedar City listing, or slide sideways: an RV garage, acreage, horses allowed.
If the grid looks thin today, that is partly the market and partly the filter: a detached shop is not always tagged cleanly on the MLS, so some homes with a real shop out back never show up under it. Tell me what you are after and I will read the outbuildings myself and flag the next match as soon as it lists.

The local read
What a workshop means in Cedar City.
When I say workshop here, I mean real work space beyond the everyday garage: a detached shop, a barn-style outbuilding, or an oversized garage bay set up for projects rather than parking. A tradesperson running a business out of it, a hobbyist with a wood or metal bench, somebody who needs a heated place to wrench through the winter, or simply a clean dry building for the toys and the trailer. The word shop gets used loosely on listings, so this page is about telling a true working shop from a shed with lights.
The good news in Cedar City is that the land is here for it. The Cedar Valley parcels out toward Enoch and the foothill and acreage lots toward Three Peaks have the room for a detached shop, and the zoning out there tends to allow an outbuilding in a way the tighter in-town subdivisions do not. You will also find a shop out back on some of the older in-town lots, and on the newer south and east subdivisions the workshop usually arrives as an oversized or third garage bay rather than a standalone building. Where there is acreage, there is usually room to build one if the right structure is not there yet.
The thing to read before you fall for a "shop" listing is what the building can actually do. Power matters most: a 240-volt circuit or a subpanel is the line between a real shop and a glorified shed, so look for the amperage, not just an outlet. Then ceiling height and a tall door if you want a project, a lift, or a trailer inside, a concrete slab under it, and heat, which counts here in a way it never does down in the desert, because an unheated shop at nearly 6,000 feet is a cold place to work from November on. A tall-door shop has a bonus: it doubles as toy and trailer storage, which is why this search overlaps with the RV garage one.
On price, a real detached shop usually comes with a bigger lot or acreage, so those listings tend to sit toward the upper end, and the price tracks the land and the structure far more than the shop alone. An oversized garage bay in a newer subdivision is a smaller premium. Earlier in the process than "show me listings"? Start with the Cedar City guide or the cost of living page. When a home below reads right, that is the moment to call.
What makes a real workshop
-
Power: a 240-volt circuit or a subpanel is the line between a real shop and a shed with lights. Look for the amperage, not just an outlet.
-
Ceiling and door height: a tall door and high ceiling let a project, a lift, or a trailer go inside. This is also where a shop doubles as toy storage.
-
Heat and a slab: at nearly 6,000 feet an unheated shop is cold half the year, so check for a heat source, insulation, and a real concrete floor.
-
Detached vs. a garage bay: some shops stand on their own, some are an oversized or third bay. Either can work, so read what is actually there, not just the word shop.
The local map
Where the workshop homes actually are.
A real detached shop follows the land and the zoning, which in Cedar City means the Cedar Valley acreage and the foothills, with oversized garage bays filling in the newer subdivisions. Here is where they concentrate, plus the part of town where a standalone shop is the exception worth a second look.
Cedar Valley and out toward Enoch
The prime shop country. Rural and semi-rural parcels on the valley floor where a detached shop or a barn-style outbuilding has the room and the zoning tends to allow it, often alongside horse and RV space.
Foothills and Three Peaks
Custom homes on bigger lots out toward the west and the foothills, where the acreage leaves room for a sizable detached shop on the larger pads, with open-country views around it.
Downtown and the in-town blocks
The older lots around downtown and SUU are often deep, and a good number have a shop or a detached garage out back from when the city was smaller. Read the power and the slab, because age varies a lot.
Newer south and east subdivisions
Neighborhoods like Cross Hollow and the Old Sorrel Ranch area deliver the workshop most often as an oversized or third garage bay rather than a standalone building, since the platted lots are tighter.
West side and Cedar Ridge
Newer homes on the west side near the Cedar Ridge Golf Course, with open views toward Three Peaks and, on the wider lots, the room to add a shop. Confirm the lot size and what the parcel allows.
Fiddlers Canyon
The established northeast bench, with a mix of lot sizes and mature trees. A standalone shop is the exception here, often an addition on a deeper lot, so read what is actually there closely.
Before you tour: what to actually check
Power and the panel: look for 240-volt circuits or a subpanel and the spare capacity in the main panel. Adding real power later is simple in some homes and costly in others.
Ceiling and door height: measure the opening and the clear height. A lift, a project, or a trailer needs the room, and the listing photos can fool you.
Heat and insulation: at this elevation an unheated, uninsulated shop is cold half the year. Check for a heat source and whether the walls are finished.
Slab and floor: a real concrete slab holds equipment and a lift. Confirm there is one and that it is in sound shape, not just a dirt or gravel floor.
Water and ventilation: a utility sink, a floor drain, and real airflow turn a bay into a usable shop. Confirm what is plumbed versus what would need adding.
Permits and zoning: a detached shop should be permitted, and the use you have in mind should be allowed on that parcel. Verify both before you count on it.
Want the workshop shortlist without the homework?
Tell me the budget, the part of town, and what the shop has to do, run tools, store the toys, host a home business. I live here and read these listings every week, and I will send the handful worth your Saturday, with straight answers about the ones where the shop photographs better wired than it actually is.

Quick answers
Workshop shopping, answered.
A workshop is dedicated work space beyond the everyday garage: a detached shop or outbuilding, or an oversized or extra garage bay set up for projects. The word shop gets used loosely, so the thing to read is what is actually there. A real working shop has power that can run tools, a slab, and ideally a tall enough door and ceiling to get a project or a trailer inside. Those details decide whether it is a true shop or just extra storage, and I am happy to read the listing with you.
Most of the real shops sit where there is land for them: the Cedar Valley parcels out toward Enoch and the foothill and acreage lots toward Three Peaks, where a detached shop or a barn-style outbuilding has room and the zoning tends to allow it. You also find a shop out back on some of the older in-town lots, and the newer south and east subdivisions deliver the workshop most often as an oversized or third garage bay rather than a standalone building. Power and a tall door are what to verify wherever you look.
A workshop is set up as work space, with power, a bench, and room for tools and projects. An RV garage is built around clearance, a tall, deep bay sized to swallow a motorhome or a trailer. The two overlap when a shop has a tall door, because then it doubles as toy and trailer storage. If parking the rig under a roof is the main goal, the RV garage page is the closer match. If the goal is a place to work, this is the one.
Four things. Power that can actually run tools, since a 240-volt circuit or a subpanel is the difference between a real shop and a shed with lights. Ceiling height and a tall door if you want a project, a trailer, or a lift inside. Heat, which matters here in a way it never does in the desert, because an unheated shop at nearly 6,000 feet is a cold place to work in winter. And a real concrete slab under it all. Read those on the listing, not just the word shop.
A real detached shop usually rides with a bigger lot or acreage, so those listings tend to sit toward the upper end rather than below the mid-point, and the price tracks the land and the structure far more than the shop alone. An oversized garage bay in a newer subdivision is a smaller premium. Whole-home prices still cover a wide range, and the live listings above are the honest answer on any given week.
Tell me the budget, the part of town, and what the shop has to do, run tools, store toys, host a home business, and I will flag matching listings as they go live, usually the same morning. A detached shop is not always a clean filter field on the MLS, so I read the photos and the outbuilding details myself and send the ones that genuinely have the power and the room.
