Most newer building here, in town and at High Star Ranch, stacks a second floor to make the most of a smaller in-town lot or a mountain outlook, so two levels is close to the default.
Townhomes
Kamas is overwhelmingly a detached-house valley, so the small run of attached product, concentrated in the newer builds at High Star Ranch, earns its own filter instead of getting lost among the single-family results.
RV parking homes
With Uinta trailheads and the Mirror Lake Highway starting at Main Street, an enclosed bay built for a trailer, a motorhome, or a sled deck shows up mostly on the ranch acreage and the bigger valley lots, not the tighter in-town parcels.
No-HOA homes
The historic grid and most of the valley acreage carry no managing association at all; High Star Ranch is the exception with its own community structure, so this filter leans toward the older townsite and the outlying parcels.
Luxury homes

3-car garage homes
At nearly 6,700 feet the third bay is equipment, not trim. It sits on the master-planned north edge and the newer streets, and on ranch acreage it is usually a freestanding shop.

Kamas is the gateway to the Uintas: State Route 150, the Mirror Lake Highway, leaves Main Street and climbs into a two-million-acre national forest, and the valley still runs cattle and cuts hay. Resort demand keeps pushing east from Park City over the hill, sixteen miles away, so you get dramatically more house and land for the money here in exchange for a real winter and a longer drive to everything beyond groceries and gas.
