This is a from-scratch, master-planned, new-urbanist place built on the remediated former Geneva Steel ground after 2012, and it was designed around walking, small lots, and the train rather than around big detached parcels. Attached product carries a large share of the inventory, and it is where the entry pricing and the bulk of the supply both live.

Geography tells you where to look. The densest attached stock concentrates near the FrontRunner station that opened inside the city in 2022, and around the two walkable cores: Utah City, the 700-acre lakefront downtown rising in phases right now, and the @geneva town center on the north side anchored by the Megaplex theaters. The Edgewater townhomes near @geneva are named specifically, and Waters Edge, the largest built-out community between I-15 and the lake, carries townhomes and condos in its mix alongside the detached homes. If a car-light life with the platform a short walk away is the point, this is one of the few Utah Valley cities actually built for it.

The densest, newest attached product sits within a walk of the platform, which is the draw for anyone commuting north toward Salt Lake or south toward Provo without a daily drive.

Utah City

The 700-acre lakefront downtown is rising in phases now, planned as five districts with 50-plus acres of parks and a lakeside Greenline. The product near the core runs higher-density and mixed-use, so this is where the newest attached homes and the most walkable everyday setting come together. Expect active construction around you while it builds out.

@geneva and Edgewater

The @geneva town center on the north side, anchored by the Megaplex theaters that opened in 2015, is the established entertainment-and-retail node, and the Edgewater townhomes sit nearby. This is the part of the city that already feels finished, with attached homes a short walk from dinner and a movie.

Waters Edge

The largest built-out community, more than 400 acres between I-15 and the Utah Lake shoreline with 2,000-plus homes, carries townhomes and condos in its mix alongside the detached stock. Construction here largely wrapped by mid-2022, so most of it trades as resale, and it has the most established trail system in the city.

The lakefront edge

Vineyard fronts the entire western edge of Utah Lake, and the attached product nearest the shoreline trades a private yard for lake access and the shoreline trails and parks.
