Juab County is the I-15 county south of Utah Valley, two towns on the valley floor with Mount Nebo rising on the east and a great deal of open federal ground behind them: the county spans ~3,392 sq mi yet holds 13,567 people. It is the closest of the Central Utah counties to Salt Lake, and homes here run a step below the Utah Valley medians about thirty miles north. Juab County is the I-15 gateway into Central Utah, the county people pass through on the drive south and the one the Wasatch Front has lately started reaching into. The seat sits at ~5,100 ft, Juab Valley floor, and the whole county, ~3,392 sq mi, holds 13,567 people, fewer than a single mid-size Wasatch Front suburb. Roughly 72% federal and only about 17% private, most of that federal ground is range and dune country in the west; nearly everyone lives in Nephi or Mona on the valley floor along I-15.

The freeway, and the mountain line behind it, explains everything else. Nephi is where I-15 meets US-6, it is about forty minutes north to Provo and an hour and a quarter to Salt Lake, and that position makes Juab the closest of the Central Utah counties to the Wasatch Front. The county grew +15.2% between the 2020 count and the 2025 estimate, fast by rural Utah's measure, and the building sits almost entirely at the Nephi end of the valley, where a buyer gets front-county proximity at a step below front-county prices.

The seat and the biggest towns

Nephi is the seat and the largest town, and it is also the county's junction: I-15 runs north and south through it and US-6 branches west toward the desert, which is why the town reads as the working center of the county, with the widest mix of housing and most of its new building. The original grid dates to the nineteenth century and sits at ~5,100 ft, Juab Valley floor, and Mount Nebo, the highest peak in the Wasatch Range, stands on the skyline east of town.

A few miles north on the same freeway, Mona is the county's second town and its smallest, a quiet stop at the base of Mount Nebo with hot springs and a small reservoir of its own. Its housing stock is thinner, its lots tend to run bigger, and its market is a handful of listings at a time rather than a steady stream, so Mona reads as the quieter end of the valley, with the mountain close behind it and the county's farm ground between it and the seat.

Between and around the two towns is where the county's character actually lives. The settled ground is the Juab Valley floor itself, farm fields and ranches running from Mona south through Nephi, while east of the towns the ground climbs into national forest on Mount Nebo's flanks and west of Nephi, US-6 crosses a broad, empty basin of public range toward the Little Sahara dunes. Almost all of the county's people live on that narrow floor; almost all of its ~3,392 sq mi sits empty in between.

How the county grows now

  • The seat's edges. Nephi holds most of the county's new construction, with houses filling in on former farm ground at the north and south edges of town.
  • The freeway pull. The growth Juab gets runs along I-15, the county's one main street, because the draw is proximity to Utah Valley jobs with more ground under the house.
  • Mona, quietly. A slower pulse north of the seat, a few new homes at a time under Mount Nebo rather than whole neighborhoods.
  • The number. The county is up +15.2% since the 2020 count, 1,787 people, and the July 2025 estimate puts it at 13,567, carried almost entirely by the Nephi end of the valley.

The county median is ~$425,400, and that number is the honest story of Juab for a buyer who has been watching the Wasatch Front: it sits a step below the Utah Valley medians about thirty miles north, which is the whole reason the front has started reaching south. Inside the county the spread is modest, because there are only two towns and no canyon bench, ski area, or lakefront to split the market the way it splits elsewhere. Nephi carries the higher end of the range and most of the sales; Mona's handful of listings tend to sit closer to the county line, with acreage and the mountain doing the separating.

The price pages sort it street by street. Under half a million is a real search here and it is where most of the county's sales land: Nephi under $500K and Nephi under $600K cover the band most buyers are actually in, while Nephi over $600K shows the top of the market. Mona's listings are few enough that they live on its single homes-for-sale page rather than price tiers of their own.

What a budget buys is usually an older house on more ground than Utah Valley allows, and that is the trade under the lower price. Nephi holds brick and frame houses from every decade back to the nineteenth century, mixed with newer neighborhoods on the edges, and acreage with room for a shop, a garden, or animals is an ordinary listing rather than a rarity. The single-story page gets at the county's commonest home, townhomes in Nephi catch the small share of attached housing, and rv parking in Nephi matters to buyers who come for the reservoir and the desert with a trailer behind the truck.

Property tax at the seat runs ~0.5% effective on a primary home, with a primary residence taxed at 55 percent of its market value. The two districts and the two towns keep the stack low and simple by Wasatch Front standards, but a fresh bond in a district can still move an address, so check the exact parcel on the county assessor's site before you write an offer.

Sales tax at the register is ~7.05%, about the middle of the road for a Utah county seat, with little swing between the two towns. Interstates and transit

A single interstate does most of the work. I-15 runs the length of the county, through Nephi and past Mona, and it is the road the county depends on: north to Utah Valley and Salt Lake, south to Yuba and the rest of Central Utah. US-6 leaves the freeway at Nephi and heads west across the county, past the Little Sahara turnoff and out toward Delta and the West Desert. East of the towns the valley wall climbs into national forest on Mount Nebo's flanks, and the county's winter driving is mostly an I-15 question, snow on the freeway between storms.

There is no passenger rail and no local bus in Juab County. The only scheduled public option is a regional bus that passes through Nephi on a timetable built for longer point-to-point trips rather than for a daily commute or a school run, so a household plans around cars and most households need more than one. That is the real trade under the county's prices: the county's position a step below Utah Valley comes with a drive attached, and for anyone working north of the line, the commute is a daily fact of life rather than an occasional one.

The airport and the drive

The working airport for the county is Salt Lake City International. The drive to Salt Lake City International is ~1 hr 15 min up I-15, and Provo's airport, about forty-five minutes north up I-15, carries only a short list of commercial flights, useful for the rare connection. For anyone who flies regularly, the hour and a quarter up the freeway is the real airport tax of living here, and it is part of the price the county charges for its land and its quiet.

Both of Juab's towns have their own ranked things-to-do list on The Local, and this is a short bench because the county is two towns, not because either list is thin. Nephi's runs ten and Mona's runs seven, and they read the way a Juab Saturday actually goes: the rodeo and the Main Street events in the seat through the summer, Mona's hot springs, its reservoir, and the farm north of town, with Mount Nebo standing over all of it. The honest read

The honest read is that Juab is not a big-list county, and it does not pretend to be. There is no ski area, the restaurant scene is a handful of good small-town places rather than a district, and a Saturday that needs a crowd is a drive north. What the county offers instead is specific, and it is outdoors: an afternoon on the sand at Little Sahara, a summer day at Yuba Reservoir, or the high country on Mount Nebo's flanks above Nephi. If a weekend wants open country within an hour, Juab delivers as well as any county on the Wasatch Front's edge; if it wants options under streetlights, this is the wrong stop.

School districts

Two districts serve the county: Juab, Tintic. Juab School District covers the settled east side, Nephi and Mona on the valley floor, while Tintic is the small district serving the Eureka area on the county's US-6 side, a separate community with its own schools. Colleges and hospitals

None in the county; Snow College in Ephraim ~45 min. Snow College anchors the Sanpete Valley next door, and the Wasatch Front campuses at Provo and Orem run about the same distance north, close enough for a commute when a degree requires one. The county's hospital is Central Valley Medical Center (Nephi), a critical access hospital in the seat; for specialty and trauma care the drive goes north to Provo or on to Salt Lake, which is the medical trade every small valley on this corridor makes.

The county's largest employers, by the state's list, are Central Valley Medical Center, Juab School District, Juab County government. Read that list as the county in one sentence: a hospital, a school district, and county government, a base that does not swing with any single industry. Median household income of ~$101,800 sits above what those local jobs alone would suggest, which is the same arithmetic the housing market shows, a county tied to the corridor north of it as much as to its own payroll.
