Nephi is about an hour and a quarter up I-15 from Salt Lake City, a small farm-and-ranch town at the mouth of the Juab Valley set against the busiest county in the state. One is quiet, cheap, and mostly public land. The other is the jobs, the airport, and the canyons. Here is the honest side-by-side.
If you are weighing a Utah move and the phrase that keeps coming up is more room for less money, Juab County is one of the places that answer lands, and Salt Lake County is what you would be trading away to get there. Salt Lake County is the capital: the airport, the rail, the University of Utah, the big hospitals, and the Cottonwood ski canyons, all packed into one valley that holds 1,220,916 people on ~742 sq mi of land. Juab County is the opposite kind of place, 13,567 people spread across ~3,392 sq mi, most of it forest and desert range, with the small city of Nephi at its center and the town of Mona just to the north.
The shape of the choice is not subtle. Salt Lake County is everything close together, and nothing about it is cheap or empty. Juab County is space, quiet, and a lower price, an hour and change from all of it. What sits between them is the freeway, and how you feel about driving it is most of the decision. For a job you can do from home or on a hybrid week, Nephi is a real option. For a downtown desk five days a week, the drive is the whole story.

The airport, the jobs, the rail, the hospitals, and the ski canyons are in Salt Lake County. The room, the low prices, and the public land are in Juab. The freeway between them, and how often you have to drive it, is the whole question.

Home values
Start with the number most people came for. The median home value is ~$425,400 in Juab County against ~$525,700 in Salt Lake County. Juab is the cheaper county on paper, and the gap is real, but it is smaller than the distance between the two places would lead you to expect. A small rural county with almost no new subdivisions does not have a deep supply of cheap homes to pull its median down. On a given week the whole county may have only a short list of homes for sale, so its median moves around more than a big-market number would, and what is listed matters far more than the average.
Here is the figure that surprises people. The median household income is ~$101,800 in Juab County and ~$97,500 in Salt Lake County, within a few thousand dollars of each other, and by the county number Juab is actually a touch higher. That is not because Nephi pays big-city wages. It is because a large share of Juab County households earn a Wasatch Front paycheck and drive it home down I-15, which is the same commuter math this whole page keeps circling back to.
So what does a budget buy in each county? In Juab County it buys land and a newer, larger house for the money, mostly in and around Nephi, with a little in Mona to the north. The county's newest homes are the handful of subdivisions on the edges of Nephi; new construction in Nephi and single-story homes in Nephi are where most of that shows up, and Nephi under $500K still covers most of what trades in the county. If the point of the move is a shop, a trailer, and elbow room, homes with RV parking in Nephi is the search that fits.
In Salt Lake County the same budget buys an older house closer to everything, and where it sits in the valley matters more than the county line ever will. The bench under the Wasatch runs the highest, the valley floor and the west side run the lowest, so a buyer holding under half a million shops West Valley City under $500K, West Jordan under $500K, or Salt Lake City under $500K. Taxes, county by county
Property tax is close, and low, in both. Utah taxes a primary residence on 55 percent of its market value, and both counties land in the same neighborhood, ~0.5% effective on a primary home in Nephi and ~0.6% effective on a primary home in Salt Lake City. What moves the bill is the city and the district inside the county, not the county name, so check the exact figure for any address on the county assessor's site before you commit.
Sales tax is where the county line shows at the register. The combined rate is ~7.05% in Nephi against ~8.45% in Salt Lake City, because Salt Lake City stacks city, transit, and venue levies on top of the state and county base. On a year of taxable spending that difference is real money, though nowhere near the size of the housing or the commuting math.
The trade behind the price
What you are really buying in Juab County is space and quiet, and what you pay for it is distance. There is one hospital, Central Valley Medical Center in Nephi, no college in the county, and the nearest airport of any size is Provo's, about forty-five minutes north, with Salt Lake City another half hour past that. None of that is a knock on the place. It is simply what a small, spread-out county looks like, and it is a big part of why the homes cost less.
What you are buying in Salt Lake County is proximity: the airport ten minutes from downtown, three rail lines, the biggest hospitals in the Intermountain West, and the state's largest job base, all inside the valley. New construction there is mostly infill and townhomes rather than whole new neighborhoods, so if a brand-new house is the goal, Juab's edges are one of the few nearby places still building on open ground. Size and growth
A county of one small town, against the whole valley.
Where the people are
Juab County is one small town and a lot of empty map. Nephi holds most of the county's people at the mouth of the Juab Valley, Mona sits a few miles north under Mount Nebo, and the old Tintic mining district on the west side, around Eureka, is mostly quiet now. Nephi is the county's hub and a longtime highway stop on I-15, the last town with a full set of services for a good stretch in either direction, and the valley around it is still working farm and ranch ground. At ~4 per sq mi the county is nearly all fields, range, and public land, and that emptiness is exactly its appeal to the people who choose it.
Salt Lake County is the other extreme, one valley where nearly every buildable acre already holds a house. Salt Lake City anchors the north end, and the rest runs south through a chain of cities that never quite stops, West Valley City, Sandy, West Jordan, and South Jordan, down to Draper and Herriman at the bottom. At ~1,645 per sq mi it is the densest county in the state by a wide margin.
What growth since 2020 looks like on the ground
Both counties have grown since the 2020 census, in opposite ways. Juab County added 1,787 people and grew +15.2%, large as a share and small as a headcount, the kind of change that shows up as a few new streets on the edge of Nephi. Salt Lake County added 35,681 and grew +3.0%, because a full valley grows up, not out.
A straight-line reading of the 2020 and 2025 counts puts Juab County near 13,924 in 2026 and Salt Lake County near 1,228,052, and the state's planners expect the Wasatch Front to keep taking the lion's share of Utah's growth while the rural counties add people slowly. If you buy in Nephi, you are buying into a place that is changing at a pace you can watch, not one that is being remade around you every year.
Commutes and corridors
The corridor is one road, I-15, running straight up the middle of both counties. From Nephi it is about an hour and a quarter to Salt Lake City, with no pass to cross and no real chokepoint until the Point of the Mountain at the Salt Lake and Utah county line. There is no passenger rail south of Utah County, so a Juab commute is a car commute, full stop. US-6 branches west out of the county toward the desert, but for anyone working north, the whole question is how many days a week you are willing to drive the freeway.
Inside Salt Lake County the story flips. Three TRAX light-rail lines, the S-Line streetcar, and FrontRunner reach downtown, the University of Utah, the airport, and most of the south valley, so a household there can genuinely get by on fewer cars. That is the piece Juab cannot match and does not try to. The trade for the room and the price is that you drive for nearly everything, and you drive a while to reach the things Salt Lake County keeps close.
The commute, honestly

- To the south valley
- Nephi to Lehi and the Point of the Mountain tech offices runs under an hour, which is why some Juab commuters work that end rather than downtown.
Climate and elevation
Higher, drier, and mostly public land.
Elevation and seasons
On weather the two counties are cousins, not twins. Nephi sits higher and drier than Salt Lake City, ~5,100 ft, Juab Valley floor against ~4,300 ft, valley floor. Both get four real seasons, a July high near ~90 °F in Nephi and ~93 °F in Salt Lake, cold nights in winter, and snow that comes and goes down low while it piles up in the mountains above.
The winter difference is the inversion. Salt Lake County's climate line names it plainly: Four seasons, valley snow, winter inversions. The valley traps a lid of cold, hazy air for days at a stretch in December and January, and because the valley is big and full, that haze sits over more than a million people. Juab's is different: Four seasons, semi-arid, hot summers and cold snowy winters. The Juab Valley is smaller and far emptier, so while it gets genuinely cold and snowy, it does not stack up the same run of trapped-air days. The Local's read on the valley in winter and the lid that sits on it is worth a look before you commit to a low address on the Salt Lake side.
Water, air, and the valley floor
Water tells the two places apart, too. Salt Lake County's northwest corner touches the shrinking Great Salt Lake, whose exposed lakebed is now part of the valley's air-quality picture; The Local's Great Salt Lake page explains why the valley watches it. Juab County's water is smaller and quieter: Yuba Reservoir at the south end, where the state park is central Utah's summer beach, Mona Reservoir under Mount Nebo, and the spring-fed Burraston Ponds nearby, a local summer swimming spot. Neither is a Great Salt Lake, and that is rather the point.
Here is the biggest physical difference between them, and it hides in one row of the table. Juab County is 17% private land and 72% federal; Salt Lake County is 73% private and 21% federal. Most of Juab County is Forest Service and Bureau of Land Management ground, which is why its towns stop where they stop and why the county has a backyard that runs for miles in every direction. Salt Lake County's public land is a smaller share, but it is concentrated where it counts most.
Public land and the map
For Juab that public land is the whole outdoor life. Little Sahara Recreation Area, the big BLM dune field, sits west of Nephi off US-6. The Nebo Loop scenic byway climbs over the shoulder of Mount Nebo, the highest peak in the Wasatch Range, and comes down into Nephi at its south end. Add Yuba's reservoir and the Tintic hills, and a Juab weekend is public land you can drive onto without asking anyone.
Salt Lake County's federal share is smaller, but it holds the Wasatch canyons on the east side. Big and Little Cottonwood hold four ski areas and the most heavily used trailheads in the state, twenty minutes from the bench. So the public-land question is really about kind, not amount. Juab gives you open desert and mountain you can roam nearly alone, and Salt Lake gives you the biggest ski canyons in the state a short drive from a driveway.

A Salt Lake County Saturday is downtown, the canyons, and a valley full of parks, venues, and museums. A Juab County Saturday is the outdoors you drive onto: the dunes at Little Sahara, the reservoir at Yuba, the Nebo Loop, and Nephi's own small-town calendar, capped by the Ute Stampede rodeo each July.

The honest read: Salt Lake County has the deeper bench by a long way, 18 ranked lists against Juab's 2, and it is not close. If your weekends are restaurants, concerts, museums, and easy ski days in the Cottonwood canyons, the capital wins outright. What Juab offers instead is quiet and space: Little Sahara on a Saturday morning is a different kind of good than a downtown one, and you will rarely share it with a crowd. Salt Lake gives you more to do; Juab gives you room to do less, on purpose.
Schools and services
One hospital and no campus, against the region's medical center.
School districts
Juab County runs two school districts: Juab, Tintic. Juab School District covers Nephi, Mona, and most of the county, and the small Tintic School District serves the old mining side around Eureka. Salt Lake County runs five: Salt Lake City, Granite, Jordan, Canyons, Murray, with Granite and Jordan each covering more than a dozen cities. I do not rate schools here or anywhere on the site. Colleges and universities
On higher education the two are not in the same league, and it is fine to say so plainly. Salt Lake County has University of Utah, Salt Lake Community College, Westminster University, anchored by the University of Utah, the state's flagship and its biggest research hospital. Juab County has no campus of its own; the nearest is Snow College in Ephraim, about forty-five minutes southeast, and most four-year students head north to Utah Valley University or the University of Utah.
Hospitals and the airport
Health care is the same shape of difference. Salt Lake County holds the medical center of the whole Intermountain West: Intermountain Medical Center, University of Utah Hospital, Primary Children's, St. Mark's, LDS Hospital, Riverton, Alta View, Jordan Valley, Lone Peak. Juab County has one, Central Valley Medical Center (Nephi), a critical-access hospital in Nephi that handles routine and emergency care, with anything specialized meaning a drive to Utah Valley or Salt Lake. If a particular specialist is central to your move, there is a real chance that specialist is in Salt Lake County no matter which county you sleep in.
The airport is the quiet tiebreaker for a lot of buyers. Salt Lake City International sits inside Salt Lake County, ten minutes from downtown, a Delta hub with direct flights most places. From Nephi you drive to Provo's small airport for a handful of budget routes, or about an hour and a half up to Salt Lake for everything else. If you fly often, weigh that drive as part of the decision; over a decade it adds up.

There is no winner here, only a better fit for the drive you are willing to make and the kind of place you want to come home to. Use whichever column sounds more like your week.
Lean Juab County if
- Your work is remote, hybrid, or already south of the Point of the Mountain, so an hour-and-a-quarter drive to Salt Lake is occasional, not daily.
- You want land: room for a shop, a trailer, animals, and quiet, with a lower price to go with it.
- Public land in every direction is the draw, the dunes at Little Sahara, the Nebo Loop, Yuba Reservoir, and miles of range and forest.
- A small town where you know the grocery clerk sounds better than a valley that never quite ends.
- You would trade amenities and a short commute for space, and you have done the math on the miles honestly.
Lean Salt Lake County if
- Your job is in the valley five days a week, and a two-and-a-half-hour round trip on I-15 is a non-starter.
