These two counties sit end to end on I-15: Utah County is Provo, Orem, and the Silicon Slopes tech corridor, and Juab County is the quiet farm valley one hour south, where Nephi is the first town buyers reach when valley prices push them down the freeway. One is the state's fastest-growing county; the other is where the same paycheck buys more house and a longer drive. Here is the honest side-by-side.

If Utah County is where the job is, Juab County is the question you ask when the price of a home in Provo or Lehi stops making sense. They are neighbors on the map: I-15 runs straight down from the Point of the Mountain through the length of Utah County and keeps going, over a low rise past Santaquin, into the Juab Valley and the town of Nephi. Mount Nebo, the highest peak in the Wasatch Range, stands over the county line, and in summer the Nebo Loop scenic byway climbs the back of it to join Nephi and Payson the long way. Utah County holds 759,859 people on ~2,003 sq mi of land, and it has grown +15.2% since the 2020 count, adding more people than any other county in the state. It is Provo and Orem at the center, the tech offices around Lehi at the north end, and the fast west side of Utah Lake in Eagle Mountain and Saratoga Springs. Juab County holds 13,567 people on ~3,392 sq mi, more than half again as much land as its neighbor, most of it desert and mountain. Nearly everyone lives in Nephi or in Mona just north of it, both right on the freeway.

So the shape of the choice is simple. Utah County is the busy, job-dense, still-filling valley where a house costs more and the work is close. Juab County is the cheaper, slower county an hour south, where a budget stretches further and the commute is the price you pay for it. Almost nobody moves to Juab for a job in Juab; they move there for the home and drive north to earn. Which one your workday needs decides whether that hour of freeway is a bargain or a burden. Most Juab paychecks are earned up north, which is why the county's incomes read higher than a farm valley's usually would.

Home values

The county medians tell the story straight for once: ~$425,400 in Juab County against ~$538,700 in Utah County. Juab is the cheaper county, and unlike a lot of price gaps on the Wasatch Front, this one is not hiding behind the age of the houses. Nephi and Mona have plenty of newer homes; they simply cost less because they sit an hour from the job market instead of inside it. The farther a Utah County home sits from I-15 and the tech corridor, the closer its price drifts toward what Juab charges, and Juab is where that line finally bottoms out.

In Juab County the market is basically two towns. Nephi is the seat and the larger of the two, strung along three I-15 exits with its own city power, gas, water, and sewer, a setup worth understanding before you buy. It is the value end of the whole Provo commute, and its homes for sale in Nephi and Nephi under $500K pages show what a budget buys when you are willing to drive. Mona, just north under Mount Nebo, is smaller and quieter still, a farm town with a lavender field and a reservoir; its homes for sale in Mona page is short because the town is.

In Utah County the money runs north to south, and it runs with the commute. The closer a city sits to the Point of the Mountain, the more it costs: Lehi, Highland, and Alpine at the top of the county carry the highest medians, then values step down through American Fork and Pleasant Grove to Orem and Provo, and down again at the south end in Spanish Fork, Payson, and Santaquin, the last Utah County town before Juab. West of Utah Lake, Eagle Mountain under $500K is where a Utah County budget buys the most square footage, at the cost of the longest drive to a north-end job. The south and west edges of Utah County are the fair comparison to Nephi, not Lehi.

The practical version: for the same monthly budget, Juab County gets you more house and more land and a long daily drive, and Utah County gets you a shorter drive and a higher price for the same square footage. Neither is free money; you are trading a mortgage number for a commute number. Taxes, county by county

Property tax is close between the two. Utah taxes a primary residence on 55 percent of its market value, and the effective rate lands at ~0.5% effective on a primary home in Nephi and ~0.6% effective on a primary home in Provo. What actually moves your bill is the city and the district inside the county, a school bond or a special service area for fire and police, so check the exact certified rate for any address on the county assessor's site before you commit to it.

Sales tax is where the county line shows a little. The combined rate at the register is ~7.05% in Nephi against ~7.45% in Provo, a fraction of a point apart, because the Utah County seats stack transit and local levies that rural Juab does not carry. It is real money over a year of taxable spending, though it is a rounding error next to the housing gap and the cost of the gas you burn commuting.

The trade behind the price

What you are really buying in Juab County is room, quiet, and a lower price, paid for by the drive. The county is 17% private land and 72% federal, so the towns are small islands in a lot of open ground, and traffic is something you can count on one hand. Here is the honest wrinkle: Juab's median household income, ~$101,800, reads about the same as Utah County's, which is unusual for a farm county. The reason is the commute. Those paychecks are earned up north and spent down south. What you are buying in Utah County is the job market and the newness that comes with growth. This is one of the fastest-building places in the country, so a new home is a live option across the county, from new construction in Lehi and Saratoga Springs to Eagle Mountain, with Lehi townhomes on the lower rungs. You pay more per square foot than Juab charges, but the work, the stores, the hospitals, and the airport connections are all inside the county line instead of an hour up the freeway.

Where the people are

Juab County is mostly empty, and that is not a knock on it. At ~4 per sq mi it is one of the least crowded counties on this side of the state, and nearly all of its 13,567 people live in the northeast corner: Nephi on the freeway with about half the county's population, Mona a few minutes north, and a scatter of ranch country and the old Tintic mining district out west toward Eureka. Everything else is desert, dune, and mountain. When you buy in Juab, you are buying into two small towns and a lot of horizon.

Utah County is the opposite: 759,859 people at ~379 per sq mi, packed into a valley whose cities have grown together without a gap. Provo is the seat and Orem sits right against it; north of them Lehi, American Fork, and Pleasant Grove run one into the next along I-15, and the newer west side, Eagle Mountain, Saratoga Springs, and Vineyard on the old steel-mill site, has filled in from open fields inside a generation. There is still buildable ground on the west side of Utah Lake, and that is exactly what the county's growth is consuming.

What growth since 2020 looks like on the ground

Here is the part that surprises people: the two counties have grown by almost the same share since 2020. Juab is up +15.2% and Utah County is up +15.2%, nearly identical rates. What is not identical is the scale behind them. Juab added 1,787 people, a couple of new subdivisions worth; Utah County added 100,467, more than the entire population of Juab County many times over. A straight line through the counts puts Juab near 13,924 in 2026 and Utah County near 779,952.

On the ground, Juab's growth looks like a handful of new streets on the edges of Nephi and Mona and a few more homes taking the freeway view. Utah County's looks like whole neighborhoods a year, and the roads to carry them: the state has spent most of a decade widening I-15 through the valley and building out the Mountain View Corridor on the west side, and Vineyard went from a few hundred residents to a city with its own FrontRunner station. If you buy in the fast half of Utah County, buy knowing the road in front of you will be busier in five years and a new roofline next door is part of the deal. Juab does not ask that of you.

Commutes and corridors

This is the section that decides the choice for most people, so I will be blunt. If your job is in Utah County and you live in Nephi, you drive I-15 north twice a day. Off-peak it is about forty-five minutes from Nephi to Provo and over an hour to the Silicon Slopes offices in Lehi; at rush hour the top of that drive, the same Point of the Mountain that slows every Utah Valley commute, adds more. Santaquin and Payson at the south end of Utah County are the halfway houses, closer to the jobs than Nephi but pricier than it. There is no train to soften the Juab version of this commute; it is you and the freeway.

Inside Utah County the commute is a different animal, and there are more ways to beat it. FrontRunner runs from Provo through Orem, Vineyard, American Fork, and Lehi, and the UVX bus rapid transit line connects Provo and Orem and the two campuses, so a household near the right station can get by with one car in a way that is impossible in Juab. Juab County has None; regional bus only, so plan on a car for every driver in the house. The one thing Juab has that Utah County's commuters would envy is the Nebo Loop: in summer you can climb over the back of Mount Nebo between the counties instead of grinding the freeway, though it closes with the snow.

Climate and elevation


A drier, higher valley, and a lot more public land to the west.

Elevation and seasons

On the calendar these two counties feel alike, with one nudge. Nephi sits at ~5,100 ft, Juab Valley floor and Provo a little lower at ~4,550 ft, valley floor, so Juab runs a touch cooler and its winters a touch snowier. Both get four full seasons: a July high around ~90 °F in Nephi and ~92 °F in Provo, January lows around ~17 °F and ~21 °F, and semi-arid summers that bake by afternoon and cool off at night. Juab is the drier, higher of the two; nothing here should decide your move by itself.

Mount Nebo is the landmark both counties share. It rises east of the county line, the highest peak in the Wasatch Range, and it fills the eastern sky from Nephi, from Mona, and from the south end of Utah County alike. In both counties, elevation buys the same thing: climb toward the mountains and you get cooler nights, more snow on the driveway, and a view. The east bench of Utah County, Alpine and Highland and the slopes above Orem and Provo, sits well above the valley floor; Nephi and Mona already sit high, at the foot of Nebo, which is part of what keeps Juab's summers a shade kinder than the lower Utah Valley floor.

Water, air, and the valley floor

Water is scarce in Juab and everywhere in Utah County. Juab's is stored, not natural: Yuba State Park on the Sevier River a half hour south of Nephi is the county's summer beach, and Mona has a small reservoir under Nebo and the spring-fed Burraston Ponds. Utah County wraps around Utah Lake, a large, shallow freshwater lake with a state park, marinas, and a paddling and fishing culture, plus an algae season each late summer the county posts warnings about. It is the one kind of water Juab cannot match.

Air is the trade that runs the other way. Utah Valley gets a real winter inversion, the lid of cold, hazy air that settles on the valley floor for days at a stretch in December and January, worse for being trapped over a big valley and a large lake. Juab's valley is smaller, drier, and higher, so its inversions are milder and shorter, though its cold snaps can be sharper. If clean winter air is high on your list, that is a genuine mark in Juab's column, and one of the quieter reasons people move down the freeway.

Public land and the map

The biggest physical difference between the two counties hides in one row of the table. Juab County is 17% private land and 72% federal; Utah County is 42% private and 45% federal. Nearly three-quarters of Juab is public: the Uinta National Forest and Mount Nebo on the east, and to the west the open desert that holds Little Sahara, the huge dune field and off-road area that is Juab's answer to a beach. A backyard that goes on forever is the whole appeal, and it is why the towns stop where they stop.

Utah County's public share is smaller but concentrated where it counts, in the Wasatch on the east side. Timpanogos Cave sits up American Fork Canyon, Provo Canyon is the valley's main hallway into the mountains, and Mount Timpanogos and the Alpine Loop anchor the north end the way the Nebo Loop anchors the south. If you want empty public land in every direction, that is Juab. If you want big mountains and a lake both a short drive from a full-service town, that is Utah County.

Every town in both counties has a ranked things-to-do list on The Local, written for that town rather than copied from a tourism site. Juab County's Saturday is small and outdoors: Nephi's historic Main Street and its 1898 mansion, the Nebo Loop up to Devil's Kitchen, Yuba for the water, Mona's lavender and Burraston Ponds, and the west desert dunes when you want to open it up. Utah County's is deep and varied: Utah Lake, Timpanogos and the Alpine Loop, Provo Canyon, two big campuses' worth of events, and a string of small-town main streets with their own festivals.

The honest read: Utah County has far and away the deeper bench. It carries 19 ranked things-to-do lists across its towns on The Local, against Juab County's 2, and that gap is real, not a quirk of coverage. If your weekends want restaurants, venues, campus events, and a lake with marinas, Utah County wins in a walk, from Timpanogos and the Alpine Loop on down. Juab's case is narrower and honest: it is the drive-in outdoors right at the door, the Nebo Loop up to Devil's Kitchen and Little Sahara out west, with almost no crowd and no wait. More to do points north; more room and quiet points south.

Two districts against three, and the hospitals and campuses run north.

School districts

Juab County runs two school districts: Juab, Tintic. Juab School District covers Nephi, Mona, and the east side of the county; the small Tintic district serves Eureka and the old mining country out west. Utah County runs three: Alpine, Provo City, Nebo (Alpine splits into new districts in July 2027). Alpine is the largest district in the state and covers the whole north end from Lehi to Orem; voters chose to divide it, and the new districts take over in July 2027, so a buyer in the north end should ask which of them a home will fall into. Colleges and universities

College is the clearest split of all. Utah County is a two-university county: Brigham Young University in Provo and Utah Valley University in Orem are among the largest campuses in the state, and between them they shape the middle of the county, the venues, the sports, and the steady supply of graduates the tech corridor hires. The Local's BYU and UVU, as the valley's venues is the page for what that means on a weekend. Juab County has None in the county; Snow College in Ephraim ~45 min, which is a plain example of what small-county life trades away for its lower prices.

Hospitals and the airport

Health care runs the same direction. Utah County has grown a deep bench of hospitals, Utah Valley Hospital, Timpanogos Regional, American Fork Hospital, Mountain Point Medical Center, Orem Community, Spanish Fork Hospital, Primary Children's Lehi, so routine and emergency care is close everywhere in the valley and Utah Valley Hospital in Provo is a full regional center. Juab County has Central Valley Medical Center (Nephi), a critical-access hospital that handles the everyday and stabilizes the serious before a transfer north. For a specialist, a Juab household is very likely driving into Utah County or Salt Lake, and that drive is part of the honest math of moving down the freeway.

Airports are simple here. Neither county has its own major airport; the region's hub is Salt Lake City International, well north of both. Provo has a small commercial airport with a handful of budget routes, handy from either county for the cities it serves, and for most trips a household in either place drives to Salt Lake. From Nephi that drive is the long one, roughly the same run as the daily commute plus more, which is one more reason frequent flyers weigh the miles before they buy an hour south.

  • Room, quiet, and clean winter air are the point, and Juab has land to spare and traffic you can count on one hand.
  • A newer home at a lower price is worth being an hour from Provo's stores, hospitals, and stadiums.

Lean Utah County if

  • Your job is in Provo, Orem, Lehi, or the tech corridor, and you would rather live near it than drive an hour south to it.
  • You want the deepest bench of stores, restaurants, venues, and two big campuses within a short drive.
  • FrontRunner and the UVX line matter to you, and Juab County has no rail at all.
  • A new house in a growing city, with a hospital and an interchange close by, is worth the higher price per square foot.
  • Utah Lake, Timpanogos, the Alpine Loop, and Provo Canyon inside your own county are how you spend a Saturday.
