Juab County is where the Wasatch Front runs out into central Utah. 13,567 people live here at ~4 per sq mi across ~3,392 sq mi, and nearly all of them sit in two towns on the I-15 strip: Nephi, the seat and largest, and Mona to its north under Mount Nebo. The rest of the county is ranch country, the Little Sahara dunes, and empty road running west toward the Nevada line. Tooele County is the other side of the Oquirrh Mountains. 87,461 people live here at ~13 per sq mi across ~6,941 sq mi, almost all of it in a band of towns on the county's near edge: Tooele, the seat and largest, Grantsville to the west, and the newer places of Erda and Lake Point by the interstate. Everything beyond them is federal ground, the Tooele Army Depot, the Dugway Proving Ground, and the salt and sage of the west desert running to the Nevada line. The county's fastest growth, +20.3% since the 2020 count, is Salt Lake spillover, and Tooele County on The Local covers the towns and the desert.

So the shape of the choice is unusual, because the price is not where these two differ. Juab's median home value runs ~$425,400 and Tooele's ~$431,600, close enough that the county line barely moves a budget, and household incomes sit near each other too, ~$101,800 in Juab against ~$106,600 in Tooele. Yet the two counties feel nothing alike: one is a small, quiet rural county, the other a growing commuter corridor. Let me put the surprise up front, because it upends the usual county comparison. Juab's median home value is ~$425,400 and Tooele's is ~$431,600. A quiet rural county of 13,567 people would normally cost less than a growing commuter county of 87,461, yet these two land nearly on top of each other, with household income close behind: ~$101,800 in Juab against ~$106,600 in Tooele. When two places this different in size and setting reach the same price, the price is not the decision. The value in each county concentrates in its own small strip of town, and the difference is the shape of the place, not the dollars.

In Juab the value concentrates in Nephi and Mona, the two towns people actually live in, both on the I-15 side of the county. Nephi carries the widest range, from older homes in its grid to newer builds on the valley edges, and Mona is the smaller, quieter market a few minutes north at the foot of Mount Nebo. The price pages show what each budget buys: Nephi under $500K and Nephi under $600K, with new construction in Nephi when a fresh build is the goal.

In Tooele the value runs with the corridor. Tooele city and Grantsville hold the bulk of the market, Tooele the seat with the widest choice and Grantsville the town that stretches toward the Stansbury Mountains, while Erda and Lake Point add newer rooftops closest to the interstate. The newer, larger homes sit on those edges and the older town cores carry the lower end. Taxes, county by county

On property tax the two counties sit close, and the gap should not decide the move. ~0.5% effective on a primary home in Nephi and ~0.6% effective on a primary home in Tooele. Utah taxes a primary residence on part of its value, and the rate that actually lands on a bill is set by the city and the school district more than the county, so check the exact figure for any address on the county assessor's site before you commit.

Sales tax is the same story, a gap that barely moves a household budget. The combined rate at the register runs ~7.05% in Nephi against ~7.00% in Tooele, within a whisker of each other. Neither county stacks the big city levies you see along the Wasatch Front, so the register is not where these two part company. The commute is.

The trade behind the price

What the Juab price buys is quiet and self-containment. The county is small enough that most errands happen in Nephi, with the hospital, the schools, and the groceries in town, and the pace is genuinely rural while I-15 keeps Utah Valley close. What it trades is choice and distance: a single community hospital, no college inside the county, a thin restaurant and shopping bench, and any specialist or big-box run pointing up the interstate. Buy here for the quiet, not for the amenities.

What the Tooele price buys is a bigger, busier base with Salt Lake's jobs, airport, and hospitals at ~40 min from Tooele, plus a county growing fast enough to keep new construction coming. What it trades is the drive and the crowd: the road between the towns and the interstate backs up at rush hour, and the county's own bench of amenities, deeper than Juab's, still sends people east over the Oquirrhs for much of it. If the most options around a Salt Lake paycheck at a non-Salt Lake price is the goal, that is Tooele, and the trade is the miles on I-80.

Juab is a lightly settled county, and it shows in the map. 13,567 people live across ~3,392 sq mi, which works out to ~4 per sq mi. The inhabited slice is the east edge, where Nephi, the seat and largest town, and Mona sit on I-15 with Mount Nebo rising behind them; west of that strip the county is ranch land, BLM sand, and empty highway to the border. This is a county where you can drive a long time without passing a stoplight, which is either the point or the problem, depending on the life you want.

Tooele is big and lopsided the same way. Its 87,461 people spread over ~6,941 sq mi at ~13 per sq mi, and nearly all of them live in the near band: Tooele, the seat and largest town, Grantsville to the west, and Erda and Lake Point closing on the interstate. Past that band the county runs a long stretch of salt flat, sage, and military range to the Nevada line. The population looks small for the acreage because almost none of the acreage is usable; the people stack into one valley.

What growth since 2020 looks like on the ground

The growth numbers need a careful read, because a small county's percentage moves fast. Juab is up +15.2% since the 2020 count, 1,787 people, a healthy clip for a county this size even if the rooftops are not easy to spot from the interstate. The growth concentrates around Nephi and Mona, filling lots in the existing towns rather than pushing new subdivisions out across the desert. A straight line through the Census counts puts the county near 13,924 in 2026, still small and still rural.

Tooele's growth is a different animal entirely. The county is up +20.3% since 2020, 14,758 people, and the new rooftops are the visible kind, whole subdivisions going in around Tooele city, Grantsville, Erda, and Lake Point as the Salt Lake job market keeps pushing west. A straight line through the counts puts the county near 90,413 in 2026. The two counties look similar on a percentage bar, but the ground truth is different scale: Tooele is adding the population of a whole small town every couple of years.

Commutes and corridors

Juab's corridor is I-15, and it points both directions at once. North, Utah Valley is the close reach, about three quarters of an hour from Nephi to Provo; south, the freeway runs to Fillmore and on to the I-70 turn and southern Utah. Salt Lake City is ~1 hr 15 min up I-15, close enough for a day trip and too far for a daily one. US-6 peels west toward the old Tintic mining towns and on to Delta. There is no rail and no real transit, so the household runs on cars, and the daily round is short because the county is small; the long drives are for work, school, and the airport.

Tooele's corridor is I-80, and it is the whole economic story of the county. Tooele city and Grantsville feed onto the freeway through the Lake Point junction at the mouth of the Oquirrhs, and Salt Lake City is ~40 min from Tooele, which is why the county has grown the way it has. The honest catch is that the valley has essentially one way out: when the freeway backs up at that junction, everyone waits. A UTA express bus runs to Salt Lake and no train does, so most households keep a car for every driver.

Elevation and seasons

On weather these two are closer than the maps suggest. Nephi sits at ~5,100 ft, Juab Valley floor and Tooele at ~4,900 ft, valley floor, only a couple of hundred feet apart, and both get four real seasons: a July high around ~90 °F in Juab and ~92 °F in Tooele, with January lows near ~17 °F in Nephi and ~22 °F in Tooele. The winter nights run colder on the Juab side, and the snow in both stays longer in the mountains than it does in the valleys.

Both counties are semi-arid valleys on the dry side of the state, where elevation does the work that latitude does elsewhere. The valley floors sit high enough that summer nights cool off and the sun is strong, and the mountains around them, Mount Nebo above Juab and the Oquirrh and Stansbury ranges around Tooele, hold snow into spring. Shop by elevation within either county before you shop between them, because a house against the foothills changes the winter and the view more than the county line does.

Water, air, and the valley floor

Water is the quiet constraint in both, and it shapes where the towns sit. Juab's towns string along the Sevier River and its valley, with Yuba Reservoir holding the county's big water south of Nephi. Tooele's towns sit on a valley that leans on mountain reservoirs and groundwater, dry enough that the farms hug the base of the mountains. Neither is a lush county, and anyone buying outside town limits should expect to learn the local language of wells and water rights.

Air follows the pattern of the mountain West: clear most of the year, with the winter inversion able to settle a cold lid over either valley in January. Juab's is the milder version, because the valley is small and the towns are few; Tooele Valley catches its own haze, though it sits far enough from the metro basin that it is nothing like a bad Salt Lake winter. Summers are hot and dry in both, with the mountains close enough for an evening cool-off.

Public land and the map

Here is the row that explains the empty maps. Juab is 72% federal and 17% private; Tooele is 79% federal and 11% private. In both counties most of every acre is federal ground, which is why the towns hug their little strips of private valley floor and stop exactly where they stop. Much of Tooele's public acreage is range, salt flat, and military ground; much of Juab's is desert and BLM sand. The private land that can actually be bought is thin in both, and it holds the value.

What the public land means for daily life is different in each. In Juab it means Little Sahara, the BLM dune country, and miles of open ground that make the west side of the county a recreation draw rather than a place people build. In Tooele it means the great west desert, the Bonneville Salt Flats, and the ranges that keep the county's footprint small. Both leave the weekend country enormous; the difference is that Tooele's is the salt desert and Juab's is the sand, the river, and the reservoir.

The honest read comes down to the kind of Saturday you want. Juab's lists are short and close to home: Yuba State Park for a beach on the reservoir an easy drive south of Nephi, the Little Sahara dunes for the off-road crowd, and Mount Nebo over the whole valley. Tooele's are longer and farther out: the Bonneville Salt Flats is a destination you reach on purpose, the Onaqui wild horses and the walk-through ghost towns are full-day trips, and the town lists themselves run deeper on the Tooele side. By the raw count Tooele wins, 4 lists to 2, but it wins with a bench spread across desert miles. If your Saturday is a quick run to the water, Juab's smaller shelf serves you fine; if it is the salt and the empty road, Tooele is the whole point.

School districts

The district map is easy to draw here. Juab's lines follow the county's geography: Juab, Tintic serve the county, the Juab system around Nephi and Mona and the Tintic system up in the old mining country near Eureka. Tooele is the opposite, a single district for the whole county: Tooele County School District. I do not rate schools, on this page or anywhere on the site. Colleges and universities

Higher education is where the county size shows hardest. Juab has no college inside the county; students point up the interstate toward Utah Valley or across the mountains to Snow College in Ephraim. Tooele has a regional Utah State University campus in Tooele and a technical college, so a two-year start or a trade is available at home, with the larger campuses a drive east over the Oquirrhs. If having a campus in the county matters, Tooele is the answer.

Hospitals and the airport

Medical care is one community hospital in each: Central Valley Medical Center (Nephi) and Mountain West Medical Center (Tooele). Both handle routine and emergency care, and both send the complicated cases up the road, Juab toward Provo and Salt Lake, Tooele toward Salt Lake over the Oquirrhs. If a specialist matters to the move, plan for the drive in either county; the metro systems are closer to Tooele, but both counties live a drive from them.

The airport question is the same shape in both. Neither county has commercial service of its own, and both point at Salt Lake City International, ~40 min from Tooele from Tooele and ~1 hr 15 min up I-15 from Nephi; Juab also sits within reach of Provo's smaller airport, which carries limited commercial flights. For a frequent flyer that is a quiet mark for the Tooele side, where the hub is under an hour from the county's towns rather than over an hour.
