What that buys splits with the ground: a newer single-family home up on the eastern foothill bench, where most recent growth has gone and the lots look west over Willard Bay, or an older home or an orchard-and-acreage parcel down along the US-89 valley corridor.

Perry is fruit-stand country, the heart of the US-89 Fruit Way, where more than a dozen family stands run from spring cherries to fall apples and orchard ground has been converting to housing for years. It is a small, mostly residential market, so price each property against its own kind rather than a city-wide median. The well-priced homes move first, which is why this page leads with the newest listings instead of making you dig for them.

The calendar shapes what comes up for sale here as much as it shapes the orchards. Listings tend to build through spring as the blossoms come out and keep going into early fall, tracking the same window that fills the fruit stands with cherries and then apples along US-89. The eastern bench moves in step with what builders are releasing that season, so a run of new listings up there often means a phase just closed out, while the older US-89 corridor and the acreage parcels turn over on their own slower schedule, sometimes sitting for a season before the right buyer shows up. Winter turns quiet: real snow on the bench and the occasional lake-effect band off Willard Bay thin both the showings and the new listings until the ground opens back up in spring.

With Willard Bay minutes away, boat and RV storage is a real search term for Box Elder County buyers, and a tall enclosed bay turns up more often on the newer bench builds than the older US-89 corridor homes.
