Utah · City comparison

Ogden vs South Jordan, Utah

I'm Scott Buehler. My home base is Southern Utah, and everywhere else on the Wasatch Front I work as the connector, matching buyers with a partner agent who already knows the streets. Ogden anchors Weber County at the north end of this metro, a railroad junction that rebuilt itself around three ski resorts and a restored river through downtown, while South Jordan sits at the south end of Salt Lake County, shaped by Daybreak's man-made lake and a Salt Lake Bees ballpark that opened in 2025. The drive between them runs about 53 miles and 53 minutes on I-15, but the real difference shows up in what each address costs you every weekday: Ogden trades a longer commute for a lower price, and South Jordan trades the opposite. Here is the honest side by side.

Utah resident 20+ years, licensed REALTOR + lender I keep a trusted partner agent working each end of this drive, from Weber County to southwest Salt Lake County

South Jordan is a southwest Salt Lake County city that spent three decades turning from a Redwood Road farm town into one of the fastest growing places in the state. ~88,000 people live at ~4,400 ft, split between the older Welby core along the Jordan River and Daybreak, the 4,000-acre master-planned community built around Oquirrh Lake on the west side. Three TRAX Red Line stops end at Daybreak, the Salt Lake Bees moved into a new ballpark there in 2025, and downtown Salt Lake City is a short run up I-15. My fuller shelf on the city is at South Jordan on The Local.

Ogden anchors the opposite end of the metro, a railroad junction that has spent the last two decades rebuilding itself as an outdoor town. ~89,500 people live at ~4,300 ft, in a city that still runs its own school district and keeps a walkable historic core around Union Station and 25th Street. Three ski resorts and a reservoir sit in the mountains and Ogden Valley behind it, Weber State University holds the East Bench, and a bus rapid transit line now connects downtown to the hospital and the campus without a car. My shelf on the city is at Ogden on The Local.

So the choice here is not climate or distance. Both cities sit at nearly the same elevation and both put you on I-15. It is commute against price. South Jordan puts you closer to downtown Salt Lake and the Lehi tech corridor, and it charges more for that position. Ogden asks for a longer weekday drive and gives back a lower price and an older, denser city in exchange. The rest of this page works out that trade in detail, then closes with where I'd point you.

One thing to remember

Ogden sits at about 4,300 feet, about forty minutes from downtown Salt Lake City. South Jordan sits at about 4,400 feet, about twenty-five minutes out. Almost the same elevation, a real gap in the weekday drive, and a price that follows the drive more than the view.

Ogden is the bigger, older city on this page, with more history, two hospitals, and a deeper federal job base holding its price down. South Jordan is the newer, pricier one, still building out its final phases, with a shorter run to downtown Salt Lake and Lehi. Almost everything below traces back to that trade between drive time and price.

Cost of living

The same paycheck buys an older, bigger house in Ogden than it does in South Jordan

Home prices

Ogden's median sits at ~$355,600, and South Jordan's median runs to ~$650,500, a real gap between two cities that sit less than an hour apart on the same freeway. Household income moves in the same direction: ~$73,000 in Ogden against ~$134,000 in South Jordan. South Jordan's income is pulled up by employers such as Merit Medical and Morgan Stanley inside the city and by the Lehi tech corridor a short drive south, while Ogden's older housing stock and its federal and manufacturing job base keep both numbers lower. Neither city is hiding a discount; the paychecks and the prices move together here.

South Jordan really runs as two housing markets under one name. Check South Jordan's neighborhoods and the west side, built around Daybreak, carries the newest and densest construction: condos and townhomes near SoDa Row and the ballpark, single-family villages ringing Oquirrh Lake, and the first lakefront homes at the top of the range. On the east side, the historic Welby core follows Redwood Road down toward the river, where the lots run larger and older and a handful of equestrian-style properties price more for the land than the finish. The District, around 11400 South and Bangerter Highway, sits in between, conventional subdivisions on lots generally bigger than Daybreak's.

Ogden's price splits more by age and elevation than by one strip. Check Ogden's neighborhoods and you will find the oldest, most distinctive stock on the Jefferson and Central Bench grids, Victorian and mid-century homes that carry the city's railroad-era character. Climb toward Mount Ogden and the East Bench settings sit closest to the canyon mouth, generally the highest-priced ground in the city. The commercial spine along 25th Street is its own market entirely, mixed-use buildings with residences above the storefronts rather than a place to shop for a standalone house.

For a closer look at what each budget actually buys, start with Ogden under $500K and South Jordan under $700K, both close to the middle of their own city's market. Do not let either setting talk you out of checking the math first. The cost-of-living guide lays the whole state side by side, and putting either median through the affordability calculator tells you what it actually costs per month, not just on paper.

Taxes, town by town

Property tax runs nearly identical between the two: ~0.6% effective in Ogden and ~0.55% effective in South Jordan, once Utah's rule that taxes a primary residence on only 55 percent of its market value is applied. Set against the real gap in the purchase price above, that similarity means the tax rate is not the reason to pick one city over the other. Weber County and Salt Lake County each certify dozens of overlapping tax-area rates every year, so treat either figure here as a starting point rather than the number on next year's bill. The property tax guide explains how the 45 percent exemption and the certified rate stack together.

The one place these two counties genuinely diverge is at the cash register. Weber County and Salt Lake County post different combined sales tax rates, and the sales tax guide has the specific number for each. Income tax is a non-issue by comparison, since Utah runs one flat statewide rate that does not change no matter which of these two addresses you pick.

What the extra money buys

South Jordan's higher price buys new construction and a lake. Daybreak is still an active, multi-builder community, and new construction in South Jordan runs the full range from attached townhomes to detached single-family, much of it built to current energy standards. Mountain-view homes catch the Oquirrhs to the west, and homes with pool access show up on the newer west-side villages in a way an older city rarely offers.

Ogden's lower price buys square footage and age, in a city with a real downtown behind it. The historic stock runs deep: Victorian and mid-century homes on the Central Bench and East Bench grids, the kind of older bones a South Jordan budget would not reach for that kind of character. Homes with a basement and townhomes round out the lower end, and single-story homes are worth a look on the East Bench before you weigh either city against what the same payment reaches at the other end of the valley.

Size and growth

Ogden's growth mostly happened last century; South Jordan's is still happening now

What the size feels like

Ogden carries the weight of an established Wasatch Front city. ~89,500 live inside the city limits, and McKay-Dee Hospital (Intermountain) and Ogden Regional Medical Center (MountainStar) serve it alongside Weber State University on the East Bench. I-15 runs straight through downtown, a FrontRunner stop sits at Ogden Central, and the new OGX bus line connects downtown to the university and the hospital without a car. It reads like a city that finished most of its growing a generation ago and has spent the years since reinvesting in what it already had.

South Jordan carries almost the same population, ~88,000, but it got there on a completely different timeline. The city was still a Redwood Road farm town as recently as the 1990s, and most of its current size arrived after Daybreak broke ground in 2004. Roseman University's health-sciences campus sits inside city limits, and for hospital care there is University of Utah Health South Jordan Health Center with a 24 hour ER; Intermountain Riverton Hospital nearby. Three TRAX Red Line stops end at Daybreak, the far edge of that same growth.

What growth since 2020 looks like on the ground

Weber County has grown +6.1% (15,950 people) since the 2020 count, and inside the city itself that growth shows up as reinvestment rather than expansion, since Ogden has little vacant ground left to build on. The redevelopment agency's long-running work downtown accounts for most of what is new: mixed-use buildings on the old mall site, converted upper floors, and scattered infill climbing the bench. The bulk of Weber County's new rooftops have gone up in the smaller cities that surround Ogden instead.

Salt Lake County has grown +3.0% (35,681 people) since 2020, a slower countywide pace, but South Jordan itself is still one of the more active building sites in the county. Daybreak's Upper Villages and Marina-area phases keep opening, the Downtown Daybreak district around the 2025 ballpark is still filling in with apartments and retail, and the community is still adding new villages on its western edge. Growth here reads as ongoing, not finished.

The drive, honestly

The drive between them runs 53 miles and 53 minutes on I-15, all of it on the same freeway that carries both cities' commuters into Salt Lake City. Ogden sits at the north end of that commute shed and South Jordan sits at the south end, and the difference in the two round trips explains a real slice of the price gap above.

Neither city runs its own major airport. Ogden's closest option is Ogden-Hinckley (OGD), limited commercial service; Salt Lake City International (SLC) about 45 minutes south, and South Jordan's is Salt Lake City International (SLC), about 30 minutes north, close enough that most residents treat Salt Lake City International as a quick errand rather than a flight to plan a whole day around. Climate and elevation

Ogden's benches catch lake-effect snow bands; South Jordan sits too far south for them

Elevation and seasons

Ogden sits at ~4,300 ft and South Jordan sits at ~4,400 ft, close enough that elevation barely explains anything between these two. Summer highs run 82 to 91 °F in Ogden against 85 to 95 °F in South Jordan, and winter highs run 35 to 42 °F, lows in the low 20s against 37 to 45 °F, lows in the 20s. South Jordan's summer ceiling runs a few degrees hotter; Ogden's winter holds a touch colder. Neither difference is large enough to plan a move around on its own.

In practice both cities run the same Wasatch Front calendar: hot, dry summers that cool off after dark, a wet spring, a crisp fall, and a cold, snowy winter with a real inversion habit. The one local wrinkle is the lake. Ogden's northern benches sit close enough to the Great Salt Lake to pick up lake-enhanced snow bands on top of the normal storm track, a boost South Jordan, well south of the lake, does not get. It shows up as a few extra inches on an Ogden storm day, not a different season.

Winter

Ogden
35 to 42 °F highs. January nights near the low 20s, real snow on the bench, and periodic valley inversions that the canyon and resorts above often rise above.
South Jordan
37 to 45 °F highs. Regular valley snow that melts between storms, a bit more toward the higher west side. Inversion haze settles over the valley on cold, calm days.

Spring

Ogden
53 to 70 °F highs. The wettest stretch as the snowpack melts off the Wasatch and the rivers run high. The foothill trails dry out from the bottom up.
South Jordan
55 to 72 °F highs. Warming and changeable into May, with wind and wet spells before the dry heat arrives. The swings surprise newcomers.

Summer

Ogden
82 to 91 °F highs. Hot, dry July afternoons that cool off at the canyon mouth and on the bench. Afternoon thunderstorms build over the Wasatch in late summer.
South Jordan
85 to 95 °F highs. Hot and dry with cool evenings. The Oquirrhs sit west and the Wasatch canyons run cooler about an hour east.

Fall

Ogden
60 to 75 °F highs. Cool nights and warm days, with color up Ogden Canyon and on Ben Lomond before the first snows reach the high country.
South Jordan
50 to 80 °F highs. Clear, calm, and mild, the season many locals prize, with warm days and cool nights before the snow.

Water, air, and the map

Water reaches each city differently. Ogden draws on Weber Basin Water Conservancy District supply, and the Ogden River itself was rebuilt through downtown into a park corridor after a multi-year restoration finished around 2012. South Jordan runs on Jordan Valley Water Conservancy District supply, and the Jordan River tracks the city's east side on its way north, while Daybreak fills its own Oquirrh Lake from canal water rather than the river. Both valleys share the same winter problem: cold, calm air settles in and traps haze for days at a time, a Wasatch Front condition that neither city's address changes.

The land around each county tells a related story. Weber County runs 18% federal, 61% private, with Ogden Canyon and the resort terrain above town holding most of the public share. Salt Lake County runs 21% federal, 73% private, with the Cottonwood canyons east of the valley carrying most of that county's public land instead. Both cities sit on the private, developable side of their counties, which is a real part of why both kept growing. The public land guide goes deeper on what a property line next to protected land actually means.

Things to do

Union Station and a canyon in Ogden, a dug lake and a ballpark in South Jordan

A Saturday in Ogden works well built around the river parkway: the outdoor sculptures at the Dinosaur Park, a walk along the parkway trail itself, then lunch downtown before The Junction or a drive up the canyon takes over the afternoon if the snow is good. A South Jordan Saturday runs differently: a lap around Oquirrh Lake's shoreline trail, lunch at SoDa Row, then either a Salt Lake Bees game in season or an afternoon at The District's shops and the Megaplex. Ogden's shelf on The Local carries ten posts and South Jordan's carries six, each one built from real visits rather than a tourism brochure. Here is each shelf, ranked list first.

Everything about South Jordan on The Local

Ogden wins on range: a walkable historic downtown, three ski resorts up one canyon, and a calendar that runs from Pioneer Days in July to a holiday light parade in November. South Jordan wins on a newer kind of consistency: a lake to walk any month the trail is clear, a ballpark that runs April through September, and The District's shops and theaters for a rainy afternoon. Pick Ogden for a city with a hundred and fifty years of history behind the calendar. Pick South Jordan for one that finished building its main attractions in the last two years.

Schools and services

Ogden runs its own city school district; South Jordan shares Jordan District with its neighbors

School districts

Ogden runs its own municipal school district, one of a small handful of city-only districts left in Utah: an Ogden address feeds Ogden City School District, while the towns around it belong to the countywide Weber School District instead. South Jordan sits inside the much larger Jordan School District, which also covers Riverton, Herriman, West Jordan, and several other southwest-valley cities, and the high-school feed inside South Jordan itself splits between Bingham High and Herriman High depending on which side of the city an address falls on. The Ogden and South Jordan city guides show which schools a given address feeds. I do not rate schools, on this page or anywhere on the site; I name the district and leave the judgment to you and the district's own published numbers.

Colleges and universities

Higher education looks different in each city. Weber State University holds the East Bench in Ogden, Ogden-Weber Technical College (OTECH) covers the trades, and the university itself is one of the city's largest employers. South Jordan's campus is smaller and more specialized: Roseman University (health sciences); SLCC Jordan Campus nearby. Ogden built a city around a university; South Jordan added a health-sciences campus to a city that was already growing on its own.

Hospitals and clinics

On hospitals, Ogden carries more weight. McKay-Dee Hospital (Intermountain) and Ogden Regional Medical Center (MountainStar) give the city two competing systems, unusual for a city this size, serving Weber County and reaching into southern Idaho. South Jordan's in-city option is newer and narrower: University of Utah Health South Jordan Health Center with a 24 hour ER; Intermountain Riverton Hospital nearby. For a full-service hospital, South Jordan residents look to neighboring Riverton or West Jordan instead. The largest employers split the same way: Weber State University, Autoliv, America First Credit Union, Weber School District, and the Internal Revenue Service (Ogden) carry Ogden, and in South Jordan, Merit Medical Systems, Ultradent Products, Morgan Stanley, Cricut, and Walmart.

Every neighborhood, both towns

The verdict

Which town fits you?

There is no winner here, only a better fit for the life you are picturing. Use whichever column sounds more like your year.

Lean Ogden if

  • Price relative to what you actually earn matters more to you than being closest to downtown Salt Lake.
  • Older, character-driven homes appeal to you, and a Victorian or mid-century block is worth more than a brand-new build.
  • You want a ski canyon and a reservoir behind the city, not a much longer drive to reach one.
  • A longer weekday commute to Lehi or downtown Salt Lake is a trade you are willing to make for the price.
  • A walkable historic downtown with its own identity matters more to you than a master-planned community.

Lean South Jordan if

  • Being close to downtown Salt Lake and the Lehi tech corridor is worth paying more for.
  • New construction is on your list, and Daybreak's still-active building phases matter to you.
  • A lake and a trail network inside the community appeal to you more than a canyon a short drive away.
  • A shorter, rail-served commute outweighs the appeal of an older, cheaper house.
  • You would rather buy into a city still filling in its final phases than one that finished growing decades ago.

Ogden and South Jordan sit under an hour apart on I-15, an easy trip if you want to see both before you commit. A local partner agent already works each city, and tell me what you're weighing; from there we can sort out which address actually fits the budget and the commute you're willing to live with.

Tour both in one day

Here's what I recommend if you want to see both cities in a day: start in whichever one is closer to your hotel, because the drive and both stops still add up to a full day even though they sit under an hour apart on I-15.

  1. 9 a.m., Ogden

25th Street, Union Station, the East Bench

Park downtown and walk Historic 25th Street to Union Station's four museums, then take Harrison Boulevard up past Weber State before turning the car south for the drive.

  2. 11 a.m., the drive

About 53 miles south on I-15

Straight down I-15 through Davis County and past downtown Salt Lake City. Watch the East Bench give way to the valley before South Jordan comes into view.

  3. 12:30 p.m., South Jordan

Oquirrh Lake, SoDa Row, The District

Walk a stretch of the shoreline trail around Oquirrh Lake, grab lunch at SoDa Row, then swing by The District to see the retail and theater side of the city.

  4. 3 p.m., decide with numbers

The table, the listings, a payment you're comfortable with

Pull up today's actual listings in each city, hold them against your budget and what you saw that morning, and call me with whichever direction the numbers and the gut feeling both point.

Financing your move

Financing the move to either town

I'm licensed on both sides of a purchase, real estate and lending, which matters here because Ogden and South Jordan test different parts of a loan file. In Ogden the file usually turns on the home itself: an older property's systems, permits, and what an appraiser makes of a historic block. In South Jordan it usually turns on the calendar instead, whether a Daybreak build finishes on the builder's timeline or a resale closes faster. Start with the pre-approval guide, then run either city's median through the affordability calculator.

A lot of buyers comparing these two are also selling a current home to fund the move, which turns one purchase into two linked transactions. The selling-to-buy guide walks through which order to run those in, and the equity calculator gives you a real number for what your current home leaves you to work with before you commit to either city's price. On the loan itself, the mortgage guides and the loan-type guide explain the programs in plain words, and the buy-first-or-sell-first calculator is worth running before you decide which order to close in.

Common questions

Ogden vs South Jordan FAQ

Is Ogden or South Jordan cheaper to buy a home in?

Ogden, and it is not close. Ogden's median sits at ~$355,600, against ~$650,500 in South Jordan, even though both cities sit on the same freeway into Salt Lake City. Household income moves the same direction, ~$73,000 in Ogden against ~$134,000 in South Jordan, so local incomes explain part of the gap. Part of it is Ogden's older housing stock, and part of it is South Jordan's newer construction and shorter commute. Confirm current numbers before you set a budget either way.

How far apart are Ogden and South Jordan?

About 53 miles and 53 minutes on I-15, city hall to city hall under normal traffic. That is close enough to see both in one day and even to consider one as a backup search area for the other, but far enough that it is not a daily commute for most people. Both cities sit on the same freeway and the same rail network, TRAX on the South Jordan end and FrontRunner on both, so the drive itself is simple: a straight run down I-15 through Davis County and past downtown Salt Lake City.

Which is hotter, or which has the harder winter, Ogden or South Jordan?

Neither city has a real edge here; the two run close to the same Wasatch Front climate. Ogden's winter highs sit at 35 to 42 °F, lows in the low 20s against 37 to 45 °F, lows in the 20s in South Jordan, and Ogden's benches occasionally catch a lake-enhanced snow band off the Great Salt Lake that South Jordan, well south of the lake, does not see. Summer runs the other way: South Jordan's highs reach 85 to 95 °F, a few degrees above Ogden's 82 to 91 °F. Both cities share the same winter inversion problem, so factor that into either choice.

Which city has more to do?

That depends on what kind of Saturday you want. Ogden's ten posts on The Local cover a walkable historic downtown, three ski resorts up one canyon, and a calendar that traces back to the railroad era. South Jordan's six posts cover a dug lake with a shoreline trail, a Triple-A ballpark that opened in 2025, and The District's shops and theaters. Pick Ogden for depth built up over a century and a half. Pick South Jordan for newer attractions finished in the last two years.

How do jobs and the local economy compare?

Very differently. Ogden's economy runs on a deep federal and defense base nearby, a university, and two hospital systems, with Weber State University, Autoliv, America First Credit Union, Weber School District, and the Internal Revenue Service (Ogden). South Jordan's economy is newer and more corporate, anchored by Merit Medical Systems, Ultradent Products, Morgan Stanley, Cricut, and Walmart, plus easy reach of the Lehi tech corridor a short drive south. Ogden's job base is older and steadier; South Jordan's is newer and more concentrated in a handful of larger private employers. Neither city depends on the other for work.

Which city has the shorter commute to Salt Lake City?

South Jordan, clearly. South Jordan's run to downtown is ~18 mi, about 22 min, on I-15 or the TRAX Red Line's Daybreak stops. Ogden's run is ~38 mi, about 40 to 50 min off-peak, or FrontRunner. Both drives grow at rush hour like any Wasatch Front commute, but South Jordan's position at the south end of the valley puts it closer to downtown, the airport, and the Lehi tech corridor than Ogden's position at the north end does. If your workday runs through Salt Lake City or points south, that gap is worth weighing carefully.

Deciding between the two?

Under an hour apart on I-15, and the drive explains the price

Tell me whether the commute, the price, or the kind of house matters most in your decision. A partner agent already works each of these cities on the ground, and I will connect you with the right one, then stay on the numbers so you know exactly what you are trading for what.

Already own a home?

Selling in Ogden or South Jordan to make the move?

What you get
A value range from real local closings: a trusted partner agent in each town pulls the sales, I review the range, and you get the reasoning, usually within a few days.
What it costs
Nothing, and there is no obligation to list.

Most people weighing Ogden against South Jordan already own somewhere along the Wasatch Front, and what that home brings in sets the real budget for the move. A partner agent who works each city day to day prices the comparable sales, and I walk through the reasoning with you before anything gets listed. A computer-generated estimate cannot tell an updated Central Bench home in Ogden from a similar-sized house two streets over that still has its original kitchen, and it cannot tell a Daybreak home backing Oquirrh Lake from an identical floor plan two streets off the water. Either way, you get a real range instead of a guess.
