Utah · City comparison

Draper vs South Jordan, Utah

My name's Scott Buehler. I run my real estate and mortgage business out of Cedar City, and for buyers looking at the Salt Lake Valley, I work through a partner agent who covers this stretch of it directly. Draper and South Jordan sit about six miles apart on Bangerter Highway, roughly ten minutes, and the weather off either one reads the same. What actually splits them is size: South Jordan is the bigger city still filling in around Daybreak, and Draper is the smaller one that has mostly run out of room to grow. Here is the honest side by side.

Utah resident 20+ years, licensed REALTOR + lender For this stretch of the valley, I work through one partner agent so the read on both cities stays consistent.

South Jordan carries the size in this pairing. ~88,000 people live here now, most of the recent growth landing in Daybreak, the master-planned community built on former Kennecott mine ground along the city's western edge. The older east side keeps the Welby farm ground and bigger lots along the Jordan River, The District brings the retail and the theater at Bangerter Highway and 11400 South, and Jordan School District covers the whole city, one boundary line for the entire place. The fuller version of the city is on South Jordan on The Local.

Draper is the smaller of the two, and it is running out of room. ~50,700 people live here, a number that has barely moved since 2020 because there is not much flat ground left to build on. What Draper trades away in size it makes up in position: it sits right where the valley narrows on the way toward Utah County, it owns and manages Corner Canyon's trail network itself, and its own SunCrest neighborhood climbs the ridge above town, a separate weather system that even crosses into a different county. My running notes on Draper live at Draper on The Local.

So weigh this one on size and position, not weather, and barely on the drive, since six miles is nothing. Do you want the city that is still being built around you, with a lake, a ballpark, and more homes still to come? Or the smaller one that already filled in, where you pay more for what land is left? The numbers below make that trade concrete, and I will close with where I would point you and the partner agent who covers this stretch of the valley.

One thing to remember

South Jordan holds ~88,000 people to Draper's ~50,700, and one of these two cities is still climbing while the other has leveled off.

South Jordan is the bigger, still-growing city, built up over the last two decades around Daybreak and its lake. Draper is the smaller town sitting right at the mountain gap, with little open ground left, a shorter run to Lehi, and a higher price for less house. Most of what follows on this page comes back to that difference in size.

Cost of living

A newer, smaller Draper costs more, an older, bigger South Jordan costs less

Home prices

The price gap between these two cities tracks the land, not the location. Draper's median sits at ~$784,800, well above South Jordan's ~$650,500, even though household income lands close to even, ~$129,000 in Draper against ~$134,000 in South Jordan. Draper has little open ground left, so most of what sells there is resale competing for a short list of remaining lots. South Jordan still has thousands of homes left to build inside Daybreak alone, and that ongoing supply keeps its price from climbing the way Draper's has.

Inside Draper, price follows the elevation. The historic core around 12400 South holds the more affordable end on older, mature lots, the east bench climbing toward the Corner Canyon trailheads carries a real premium, named enclaves like Draper Heights and the gated Steeplechase included, and SunCrest sits above all of it on the ridge, a separate world at roughly 6,000 feet with its own snow and, in places, its own county. The full neighborhood breakdown is on the Draper city guide.

South Jordan reads almost the opposite way, west to east instead of low to high. Daybreak on the west side spans nearly the whole price range by itself, from condos and cottage lots around Oquirrh Lake up to the newer lakefront villages, while the older Welby farm ground on the east side holds larger, older lots along the Jordan River at a gentler price. The District, at Bangerter Highway and 11400 South, anchors the middle with 2000s subdivisions built around the retail center. The full neighborhood breakdown is on the South Jordan city guide.

Do this math before the lake or the canyon talks you into a decision. The cost-of-living guide covers how Utah's regions differ on price, and putting either city's median through the affordability calculator turns the sticker number into a monthly payment you can actually plan around.

Taxes, town by town

Property tax will not be what decides this for you. Utah taxes a primary residence on 55 percent of its market value rather than the full sale price, and once that lower base is set, Draper and South Jordan land close together, ~0.55% effective against ~0.55% effective. A gap that small will not offset a six-figure difference in what you pay for the house itself, so let the purchase price do the deciding here. Rates are set annually by the city and the school district, so confirm the current one for a specific address before closing. The property tax guide walks through how the exemption and the certified rate fit together.

Sales tax and state income tax are non-issues between these two. Draper and South Jordan sit in the same county, so the combined rate you pay at checkout is the same in both, and Utah runs one flat state income tax no matter the zip code on your return. If you want the exact current combined rate, the sales tax guide keeps it updated by city.

What the extra money buys

Draper's higher price buys elevation and a finished trail system at the back door. Mountain-view homes in Draper cover the bench and the ridge, new construction in Draper is scarce and mostly infill at this point, and luxury homes in Draper is where the SunCrest and Steeplechase estates show up.

South Jordan's lower price buys more house and a community still going up around you. Townhomes in South Jordan cluster near the Daybreak village centers and the TRAX stops, new construction in South Jordan is still common inside Daybreak's newer villages, and single-story homes in South Jordan show up across both Daybreak and the older east-side streets.

Size and growth

South Jordan has grown past Draper's size, and Draper has mostly stopped growing at all

What the size feels like

South Jordan is the bigger of these two cities by a wide margin. ~88,000 people live here now, spread from the older Welby farm ground on the east side across to the Daybreak villages on the west, and the scale shows in the everyday list: The District's retail and its own movie theater, three TRAX Red Line stops instead of one, and a hospital with its own emergency room. A single school district, Jordan, covers the entire city, which keeps the boundary question simpler than in most Salt Lake County towns.

Draper carries less weight in raw numbers, ~50,700 against South Jordan's total, and it shows in a shorter list of errands: one hospital, Lone Peak, and one TRAX stop at the line's southern end. What the smaller footprint buys back is position. HealthEquity, 1-800 Contacts, and Swire Coca-Cola USA all keep headquarters in the office parks near the freeway, and the run to a second set of jobs over the ridge in Lehi is the shortest one anywhere in this part of the valley.

What growth since 2020 looks like on the ground

On the ground, South Jordan's growth since 2020 is easy to see. The city counted 77,487 people at the last census and has climbed to ~88,000 since, most of it landing in Daybreak, where the Salt Lake Bees opened a new downtown ballpark in 2025 and the Upper Villages kept adding streets around Oquirrh Lake.

Draper's population count has hardly changed since 2020, from 51,017 then to ~50,700 now, but the city's tenant list has: in December 2024 Canyons School District bought the old eBay campus to turn it into a career training center, then Pluralsight packed up its headquarters for another state by August 2025. What is replacing them broke ground in June 2026 at The Point, the former prison site, and by February 2026 the Living Planet Aquarium had roughly doubled its footprint with a new wing. Draper is trading tenants, not adding people.

The drive, honestly

The drive between these two is short enough that it barely counts as a decision. From Draper, downtown Salt Lake City is ~20 mi, about 20 to 30 min off-peak. From South Jordan, it is ~18 mi, about 22 min, close enough to call the two even. Where they split is Lehi: about 12 minutes from Draper over the Point of the Mountain gap, closer to 20 from South Jordan, the one commute leg where Draper's position actually pays off.

Neither city needs its own airport for a quick trip; both reach Salt Lake City International in about the same half hour, and a flight out of state does not care which of these two you picked. Transit is where they actually diverge. Draper sits at the southern end of the TRAX Blue Line, with a FrontRunner stop next to it, while South Jordan carries three separate TRAX Red Line stops through Daybreak plus its own FrontRunner station, a heavier transit build that matches how much of the city is still going up around it. Which Utah city is best for your commute? goes deeper on how these towns compare to the rest of the valley.

Climate and elevation

Same valley floor weather, except for Draper's ridge at SunCrest

Elevation and seasons

This is not the pairing where elevation drives the story. Draper's valley floor sits at ~4,505 ft and South Jordan's at ~4,400 ft, close enough that the weather reads the same: summer highs of 90 to 95 °F in Draper against 85 to 95 °F in South Jordan, with winter running the same way too, 37 to 45 °F, lows in the 20s. If you have lived anywhere on the Salt Lake Valley floor, neither one will surprise you.

Draper's one real exception is its own range, ~4,505 ft valley to ~6,000 ft at SunCrest. Storms treat the SunCrest ridge differently than they treat the rest of the valley: colder, windier, and clear on plenty of days when a gray lid sits over everyone below. South Jordan has nothing like it; its highest ground is a gentle rise on the older east side, nowhere near enough to earn its own microclimate the way Draper's ridge does. Winter on both valley floors means snow that melts between storms and cold snaps that turn into an inversion when the air sits still, and summer means dry heat that breaks after dark.

Winter

Draper
37 to 45 °F highs. Valley snow melts between storms; the bench and SunCrest hold far more. Inversion haze sits on the floor, and the ridge often rides above it.
South Jordan
37 to 45 °F highs. Regular valley snow that melts between storms, a bit more toward the higher west side. Inversion haze settles over the valley on cold, calm days.

Spring

Draper
55 to 70 °F highs. Wet and windy into May, then the Traverse slopes green up and Corner Canyon dries out from the bottom up.
South Jordan
55 to 72 °F highs. Warming and changeable into May, with wind and wet spells before the dry heat arrives. The swings surprise newcomers.

Summer

Draper
90 to 95 °F highs. Dry heat that breaks after sunset, with the canyon mouths pulling cooler air down. The ridge runs cooler than the valley all season.
South Jordan
85 to 95 °F highs. Hot and dry with cool evenings. The Oquirrhs sit west and the Wasatch canyons run cooler about an hour east.

Fall

Draper
60 to 75 °F highs. The best stretch: clear and calm, with gambel oak and maple turning the Corner Canyon foothills red and gold into October.
South Jordan
50 to 80 °F highs. Clear, calm, and mild, the season many locals prize, with warm days and cool nights before the snow.

Water, air, and the map

Both cities draw on the same mountain snowpack, just from different ground. South Jordan sits along the Jordan River corridor, where its stretch of the Jordan River Parkway holds a few stocked ponds most of the valley never visits, and Daybreak's Oquirrh Lake was dug from old Kennecott mine ground and filled from a canal rather than a spring. Draper's water comes off the Wasatch and Traverse slopes above it, with the Porter Rockwell Trail following its own piece of the Jordan River corridor along the flatter west side. A light snow year up in the canyons shows up as a tighter water year down here, in either city's tap.

On the map, both cities sit inside Salt Lake County, and the county's own land breaks down as 21% federal, 73% private. What little federal ground exists here sits well east of both cities, up where the Wasatch peaks rise over the Cottonwood canyons, nowhere near a park boundary. That ground stays public no matter how hot either housing market runs, a different constraint from South Jordan's, where the limiting factor is Daybreak's own construction schedule rather than the terrain itself. The public land guide covers what a property line next to protected land actually means.

Things to do

A trail network built into a hillside, a lake and a ballpark built from scratch

Both cities keep a shelf on The Local, and neither shelf reads like a tourism brochure. Draper's Saturday centers on the mountain: riders work the dirt jumps at the cycle park before the day heats up, hikers and mountain bikers fan out across the wider Corner Canyon trail system, and on a windy afternoon a paraglider or two launches off the ridge above town. South Jordan's Saturday centers on what the city built on purpose: a walk around part of Oquirrh Lake, a coffee stop at SoDa Row, and a game at the ballpark down in Daybreak. Here is each shelf.

Everything about South Jordan on The Local

Here is the honest split. Draper's outdoor draw is real terrain, a canyon the city owns and manages itself, with a network that took years of ridgeline and watershed to put in. South Jordan's draw is engineered instead of found: a lake, a ballpark, and a retail district that did not exist twenty years ago, all built on purpose as the city grew into itself. Corner Canyon is the trail system nothing in South Jordan matches. Oquirrh Lake is the built amenity nothing in Draper matches. Pick the one that matches what you actually want out the back door, a mountain or a lake.

Schools and services

Two different school districts, two different hospital systems

School districts

The two cities sit in different school districts entirely, which is not true of every pair on this site. Draper's Salt Lake County side, nearly the whole city, feeds Canyons School District, while South Jordan sits entirely inside Jordan School District. The city guides for Draper and South Jordan show which schools a specific address feeds. I do not rate schools, on this page or anywhere on the site; I name the district and leave the judgment to you and the district's own published numbers.

Colleges and universities

Neither city runs its own university. For Draper: None in city; University of Utah and UVU nearby. For South Jordan: Roseman University (health sciences); SLCC Jordan Campus nearby. Draper also has trade and career training close by at Salt Lake Community College, Larry H. Miller Campus in Sandy, about 10 min north.

Hospitals and clinics

On hospitals, both cities have their own, which is not true of every suburb this size. In Draper: Lone Peak Hospital (MountainStar Healthcare) in town; Alta View Hospital in Sandy about 10 min north. In South Jordan: University of Utah Health South Jordan Health Center with a 24 hour ER; Intermountain Riverton Hospital nearby. The largest employers split the same way, a short in-town list for each: HealthEquity, 1-800 Contacts, Swire Coca-Cola USA, Lone Peak Hospital, IKEA in Draper, and Merit Medical Systems, Ultradent Products, Morgan Stanley, Cricut, and Walmart in South Jordan.

Every neighborhood, both towns

The verdict

Which town fits you?

There is no winner here, only a better fit for the life you are picturing. Use whichever column sounds more like your year.

Lean Draper if

  • The commute to Lehi matters more to you than the commute downtown, since that is the one leg where these towns really split.
  • You want a finished trail network out the back door, not one still being built.
  • A higher price for less remaining land is a trade you are willing to make.
  • You want your own hospital and your own in-town employers, not a commute to reach either.
  • A ridge-top address at SunCrest, with its own weather and its own county line, actually appeals to you.

Lean South Jordan if

  • Price matters more to you than shaving minutes off the drive to Lehi.
  • You want a city that is still adding stores, parks, and homes around you, not one that already filled in.
  • A lake, a downtown ballpark, and a walkable village center are the amenities you actually want.
  • Three TRAX stops and an even commute downtown are worth more to you than a shorter drive to the tech corridor.
  • New construction is still on the table, and Daybreak's newer villages are worth a look before you settle for resale elsewhere.

Six miles on Bangerter Highway barely counts as a drive, so seeing both cities in one trip is easy. Tell me what's pulling you, the price, the size, or the ridge versus the lake, and I'll put you in touch with the agent on the ground who works both cities.

Tour both in one day

Here's what I recommend for anyone weighing these two. See them both in a day, since six miles apart makes that an easy errand rather than a trip.

  1. 9 a.m., Draper

    Corner Canyon and the bench

A look at the east bench toward Draper Heights and Steeplechase, a stop at the cycle park by the canyon mouth, then a drive partway up toward SunCrest for the view before the ridge road gets serious.

  2. 11 a.m., The Point

A few minutes north on I-15

A pass by the old prison site to see the new building underway, then a stop at the Living Planet Aquarium's new wing if the timing works.

  3. 12:30, South Jordan

Lunch, then Daybreak and The District

A walk around part of Oquirrh Lake and a stop at SoDa Row, then a drive through The District to see the retail and the ballpark.

  4. 3 p.m., Decide with numbers

This page, plus whatever is live right now

Back at the truck, we pull this comparison up again, look at what is actually for sale in each city today, and figure out which number and which neighborhood actually fits.

Financing your move

Financing the move to either town

I hold a real estate license and a mortgage license both, which lets me check either city's numbers against your actual budget before you and a partner agent ever step inside a house. Draper's real question is whether the shorter run to Lehi is worth paying more for less remaining supply. South Jordan's question is easier: which village, or which side of the city, actually fits the number you can spend. Start with the pre-approval guide, then run the affordability calculator against both cities.

A lot of buyers comparing Draper and South Jordan are selling a current home to fund the next one, which makes this a two-sided move rather than a simple purchase. The selling-to-buy guide lays out the order those two steps usually go in, and the equity calculator shows what your current equity actually gives you to work with. When you get down to the loan types and the paperwork, the mortgage guides and the loan-type guide explain the programs step by step, in plain language, and they skip any number that would already be out of date by the time you read this.

Common questions

Draper vs South Jordan FAQ

Is Draper or South Jordan cheaper to buy a home in?

South Jordan, and by a wide margin. South Jordan's median runs ~$650,500 against ~$784,800 in Draper, even though household incomes land close together, ~$134,000 in South Jordan against ~$129,000 in Draper. The price pages show the same split: South Jordan's price ranges open at under $600,000, while Draper's open a full price range higher at under $700,000. Part of the gap is Draper's shorter commute to Lehi, and part of it is scarcity: Draper has little open land left to add new supply, while South Jordan still has thousands of homes left to build inside Daybreak alone. Both figures move with the market, so check the current numbers before you plan.

How far apart are Draper and South Jordan?

About 6 miles and about 10 minutes on Bangerter Highway, close enough that it barely counts as a decision on its own. Both sit at nearly the same elevation on the south end of the Salt Lake Valley, so the short drive does not cross any real change in weather or terrain. The distance is short enough that plenty of people work in one city and shop, worship, or see a doctor in the other, and touring both in a single afternoon is an easy errand rather than a planned trip.

Which has the harder winter, Draper or South Jordan?

Neither, on the valley floor. Draper sits at ~4,505 ft and South Jordan at ~4,400 ft, close enough that both share the same pattern: melting snow between storms, cold mornings, and an inversion that can settle over the valley when the air goes still. Draper's SunCrest neighborhood is the one outlier, set high enough on the Traverse ridge that storms drop more snow there and the wind pushes it around more than it ever does down on the valley floor. Skip that one address and the two cities run the same winter, and roughly the same summer too, 90 to 95 °F in both.

Which city has more to do?

It depends on whether you want a mountain or a lake. Draper's answer is Corner Canyon, a city-owned trail network with a bike park and a paragliding ridge that most suburbs this size never get close to building, plus the Living Planet Aquarium's new wing. South Jordan's answer is Daybreak, built around a lake with a walking loop, SoDa Row's shops and restaurants, and a downtown ballpark on the west side. Both cities keep a shelf on The Local. Pick by whether you want a trail out the back door or a lake and a village center.

How do jobs and the local economy compare?

Two different local economies sitting a few miles apart. Draper's is built on headquarters: HealthEquity, 1-800 Contacts, Swire Coca-Cola USA, Lone Peak Hospital, IKEA, plus a short hop to the tech corridor in Lehi. South Jordan's is more of a mix: Merit Medical Systems, Ultradent Products, Morgan Stanley, Cricut, and Walmart. Neither city depends on the other for work; they grew around different employers entirely.

Can I live in South Jordan and still use Draper's trails, or the other way around?

Easily. Ten minutes on Bangerter Highway is not a real barrier for a weekend, so a South Jordan household can head down to ride Corner Canyon, and a Draper household can head over for a lap around Oquirrh Lake or a game at the ballpark without much planning. Daily life is the part that does not cross the city line as easily: the school a given address feeds, the hospital that answers a 911 call, and the tax bill on your house all depend on which of these two addresses is actually yours.

Deciding between the two?

Six miles apart, two very differently sized cities

Whatever is deciding this for you, the price gap, the size of each city, or the shorter hop to Lehi, let me know, and I will put a Salt Lake Valley partner agent in your corner who can walk both cities with you this week.

Compare other Utah cities

If you buy or sell outside Southern Utah, I connect you with a trusted local partner agent and stay involved through your move. If you work with that agent, their brokerage pays my brokerage (Real Broker, LLC) a referral fee. It comes out of the agent's compensation, not as an added cost to you, and you are always free to choose your own agent.

Already own a home?

Selling in Draper or South Jordan to make the move?

What you get
A value range from real local closings: a trusted partner agent in each town pulls the sales, I review the range, and you get the reasoning, usually within a few days.
What it costs
Nothing, and there is no obligation to list.

Most buyers comparing these two cities are also selling a home first, and that sale number sets the real budget for whichever one they land in. A desktop estimate cannot tell a Steeplechase lot backing Corner Canyon from a comparable house down on Draper's west side, or a lakefront row in Daybreak from a similar floor plan two streets back from the water. My partner agent on the ground pulls the actual comparable sales for either city, and I go through the numbers with you before anything gets listed.
