Olympia and the newest master plans

The capped 6,330-unit Olympia plan and the newest phases are mostly tighter, denser product where open RV parking is uncommon and often restricted by recorded covenants. Possible on a select larger lot, but do not count on it here without confirming the specific parcel.

Anthem and the southern districts

Newer master-planned product on the south side with trails and parks. The lots run from modest to larger, so RV room is hit or miss and frequently restricted. If a listing here claims it, the recorded covenants are the first thing to read before you get attached.

Towne Center and the townhome blocks

The civic core and the small-lot and townhome product around it are the least likely place to find RV room, since the footprints are tight and the parking is shared or limited. If a trailer is non-negotiable, this is the area to skip and look uphill or out to the fringe instead.

Before you tour: what to actually check

Gate width and side-yard clearance: the single make-or-break. Measure the gate opening and the clear width down the side of the house against your rig's width and mirrors, with a few inches to spare, before you do anything else.

City parking and setback rules: Herriman City code governs where and how long an RV can sit on a residential lot, including setback and visibility rules. Confirm what the city allows for the specific parcel rather than assuming the pad you see is compliant.

Recorded covenants on the parcel: many Herriman subdivisions carry recorded restrictions that can limit or forbid parking a recreational vehicle in view, and they override the seller's habits. Read the recorded documents for the lot before you buy on the assumption you can park there.

Surface, slope, and drainage: a true pad is level, drains, and is built for the weight. A patch of gravel on a graded bench lot can rut, pool, or wash, so look at how the surface is built and where the water goes.

Turning room and approach: room to park is not the same as room to back in. Walk the approach from the street with the trailer length in mind, especially on a narrow bench street or a tight cul-de-sac throat.

Power, water, and a dump option: if you want to load, charge, or winterize at home, check for a nearby outlet, a hose bib, and whether the lot has any practical dump access. None of it is a given on a residential pad.
