This is one map to a small Swiss-pioneer town. It runs from the historic river road to the hillsides above it and the newer homes along Pioneer Parkway. You will find all 21 named neighborhoods and every way to shop by price, and live listings are on the pages that have them. I built this page and keep it current. I am a Southern Utah real estate agent who has lived here for more than 20 years.
The lay of the land
How Santa Clara fits together
Santa Clara splits naturally into four parts. The first is the historic river-road town along Santa Clara Drive. Swiss pioneers settled it, and it is still full of mature trees, big lots, and the large irrigated parcels of The Vineyards near the river. Above it sit the established hillsides with their long valley views. The Snow Canyon side holds the raised view lots on the east edge near the St. George line, and Pioneer Parkway, on the Ivins side, carries most of the newer subdivisions.
The cleanest way through it all is by area. Each block below tells you what that part of town is like, then takes you to every neighborhood in it. If you are weighing the town itself, start with the Santa Clara guide, then come back and pick a direction.
Old Town & the river
This is the original Swiss-pioneer settlement along Santa Clara Drive, with mature trees and big lots. The Vineyards add large irrigated lots along the river, and The Hills has custom homes across it.

These are the established neighborhoods on the higher ground above old town, filled in with homes from the late 1990s on. They have broad lots, mature landscaping, and long valley views.

2 neighborhoodsPioneer Parkway & the newer homes
These are the newer subdivisions along Pioneer Parkway, toward the Ivins line. It is the side of town where the most new homes are going up, near the Harmons and parks.
