Utah · City comparison

South Jordan vs West Valley City, Utah

My name is Scott Buehler, and my brokerage is based in Cedar City, well south of this stretch of the valley, which is why a partner agent handles the tour here while I stay involved on the numbers. South Jordan and West Valley City share the same valley floor, roughly eleven miles and sixteen minutes apart by way of Bangerter Highway, so weather is not the deciding factor. Price, city size, and which direction your commute runs are what actually separate them. Here is the honest side by side.

Utah resident 20+ years, licensed REALTOR + lender I connect Salt Lake Valley buyers with a partner agent who works both of these cities and reports back to me.

West Valley City is the bigger of the two by a wide margin, ~137,500 people on the west side of the valley, and it has carried that size since 1980, when four older farm towns, Granger, Hunter, Chesterfield, and Redwood, merged into one city. Granite School District, Holy Cross Hospital, and the TRAX Green Line ending at West Valley Central anchor daily life, and the Maverik Center still carries an Olympic pedigree from the 2002 Winter Games. Read the fuller picture on West Valley City on The Local.

South Jordan is the newer, smaller city climbing the bench toward the Oquirrh Mountains, ~88,000 people, with most of the recent growth tied to Daybreak, the neighborhood of villages built around the man-made Oquirrh Lake on old mining ground. Jordan School District, Roseman University's health-sciences campus, and three TRAX Red Line stations that end at Daybreak Parkway anchor this end of the valley, and the Salt Lake Bees now play home games at the new ballpark in Downtown Daybreak. My shelf on it is at South Jordan on The Local.

So the real choice here is not the climate; these two sit close enough that the weather barely shifts between them. It is size and money, set against which direction you commute. West Valley City is the larger, more affordable city, with the shorter drive to downtown and the airport. South Jordan is the smaller, pricier city, newer overall and closer to Lehi. What follows works out the numbers on both sides, and I close with the read I would give a friend who asked me directly.

One thing to remember

About eleven miles and sixteen minutes on Bangerter Highway connect them, and the weather is nearly identical. The real gap is size, price, and which way your commute points.

West Valley City is the bigger, more affordable city, with the shorter drive to downtown Salt Lake and the airport. South Jordan is the smaller, newer, pricier city, built mostly around Daybreak and closer to the Lehi tech corridor. Nearly everything else on this page traces back to that split.

Cost of living

The same paycheck buys more house in West Valley City than in South Jordan

Home prices

The price gap between these two cities is real, and income explains most of it. West Valley City's median sits at ~$419,100, and South Jordan's median runs to ~$650,500, a wide spread for two cities eleven miles apart. Household income tells the same story, ~$92,000 in West Valley City against ~$134,000 in South Jordan, so this is not a case of one market pricing ahead of local paychecks the way a resort town does. South Jordan's number is pulled up by newer construction and Daybreak's lakefront and lake-adjacent positions, nearly all of it built in the last two decades. West Valley City's older, more established grid, brick ramblers, mid-century subdivisions, and postwar stock, keeps its starting price lower across the board.

Inside West Valley City the money moves by era more than by address. The newer subdivisions on the west side around Stonebridge Golf Club carry the most recent stock, while the original Granger and Hunter areas toward the center of the city hold older brick ramblers on an established grid. The east side along the Jordan River and Redwood Road adds a settled layer of housing near the Utah Cultural Celebration Center, and the far west edge toward Mountain View Corridor runs more industrial and business park than residential.

Inside South Jordan the money runs from the river to the lake. The historic east side along Redwood Road and the Jordan River holds the older, larger, and equestrian-style lots the city started with, the central subdivisions near The District fill in the middle around 11400 South, and Daybreak on the west carries the widest range in one place, condos and townhomes near SoDa Row up through single-family and lakefront homes around Oquirrh Lake. Lake and village proximity inside Daybreak moves the price as much as the square footage does.

Run the numbers before you let either city's price tag decide this on its own. West Valley City gets you a bigger home and an easier trip downtown for the same monthly payment, and South Jordan gets you a newer build, a shorter drive to Lehi, and a walk to the lake for the extra money. The cost-of-living guide sorts the whole state by region if you are still weighing where to land, and typing either city's median into the affordability calculator gives you an actual monthly figure to plan against.

Taxes, town by town

On property tax the two cities land close together, and both get the same break: Utah taxes a primary residence on 55 percent of its market value, not the full price. The rate works out to ~0.55% effective in West Valley City and ~0.55% effective in South Jordan, close enough that it should not be the number that decides this for you against a real gap in the purchase price. West Valley City's bill mostly funds Granite School District, the city, and the county; South Jordan's runs the same way through Jordan School District, so the exact certified rate depends on the parcel. The property tax guide explains how the exemption and the certified rate work together.

Neither of the smaller taxes will tip this decision. Utah's income tax is a single statewide rate, so the city on your mailing address changes nothing there, and South Jordan's and West Valley City's combined sales tax rates sit close enough at the register that a real purchase would not feel the gap. The sales tax guide carries the exact current rate for both cities if you want it.

What the extra money buys

What the higher South Jordan price buys is newer construction and Daybreak's lake villages. New construction in South Jordan is concentrated on the west side as Daybreak's later villages fill in, and mountain-view homes pick up the Oquirrh range to the west and the Wasatch to the east. If a newer build near the lake trails and the TRAX line is the goal, that is where South Jordan's premium goes.

What the lower West Valley City price buys is square footage and an established grid close to two freeways and a rail line. Single-story homes and townhomes both hold their price well against the newer stock a few miles south, and the older brick ramblers near Granger and Hunter carry real lot size for the money. If space and an easier trip downtown matter more than a new build, this is where to start.

Size and growth

West Valley City carries the size. South Jordan carries the growth curve

What the size feels like

West Valley City is where the size shows up first. ~137,500 people live here, in a city assembled in 1980 from four older farm towns, Granger, Hunter, Chesterfield, and Redwood, whose names still mark the housing eras more than any modern label does. You feel the size in the venues alone: the Maverik Center hosted Olympic ice hockey in 2002 and still runs a full arena calendar, and the Utah First Credit Union Amphitheatre is the valley's big outdoor concert stage. The city's largest employers are Discover, Northrop Grumman, Hexcel and USANA, a mix of financial services, aerospace and manufacturing that most valley suburbs this size do not carry.

South Jordan, at ~88,000, trades some of that scale for a shorter history and a faster climb. The city centers on Daybreak, the neighborhood of villages built around Oquirrh Lake, the man-made lake on ground the mining company Kennecott once used, with SoDa Row and Downtown Daybreak as its two commercial centers and the Salt Lake Bees now playing home games at the ballpark there. The city's largest employers are Merit Medical Systems, Ultradent Products, Morgan Stanley, Cricut, and Walmart, and Roseman University's health-sciences campus gives South Jordan a piece of higher education that West Valley City does not have.

What growth since 2020 looks like on the ground

West Valley City's population has held close to flat since the 2020 census, 140,230 then against ~137,500 now, a city with little open ground left to build on. Its real change since 2020 has shown up in infrastructure and industry instead: the city finished wiring itself for citywide open-access fiber in 2022, becoming the largest city in Utah to do it, and Nusano's radioisotope plant held its ribbon-cutting in August 2025 on the city's growth edge.

South Jordan tells the opposite story. The city grew from 77,487 at the 2020 census to ~88,000 today, with Daybreak as the engine behind nearly all of it. The clearest marker of that growth opened in April 2025, when the Triple-A Salt Lake Bees moved into the new ballpark in Downtown Daybreak after decades playing in Salt Lake City.

The drive, honestly

The drive between the two runs straight up Bangerter Highway, and direction is the one thing that actually differs in this comparison. From South Jordan, downtown Salt Lake City and the airport both run a slower trip than they do from West Valley City. From West Valley City, Lehi and the tech corridor take longer than they do from South Jordan. Neither drive is long by valley standards, but the direction your job points in decides which of these two cities saves you real time.

Both cities share the same airport, Salt Lake City International, and the same freeway grid once you are past the first few miles. West Valley City's access is the closer of the two: Salt Lake City International (SLC), about 15 minutes north. South Jordan sits a bit farther out: Salt Lake City International (SLC), about 30 minutes north. Neither city needs its own regional flight service the way a Southern Utah town would, since Salt Lake's terminal is close enough from either address that this decision comes down to minutes, not to whether you can fly out at all. Which Utah city is best for your commute? ranks both of these against the rest of the valley on that same measure.

Climate and elevation

Same valley floor, so the weather will not decide this one

Elevation and seasons

Elevation and climate barely move between these two cities, which is unusual for a page like this one. South Jordan sits at ~4,400 ft and West Valley City at ~4,304 ft, near enough that the weather reads the same in both. A South Jordan summer tops out at 85 to 95 °F, while West Valley City's runs 85 to 95 °F, and winter brings 37 to 45 °F, lows in the 20s to one city and 37 to 45 °F, lows in the 20s to the other, a spread too small to notice on the drive between them.

Winter here means valley snow that melts between storms, cold mornings, and an inversion that settles into the lowest part of the valley on the stillest days. Summer runs hot and dry with cooler evenings, and both cities catch afternoon thunderstorms most years. West Valley City's west side carries more industry and freeway frontage than South Jordan does, and the state has run a targeted air study out there to check what that means for the neighborhoods nearest the corridors. Neither city escapes the valley's shared winter haze, so if that is a concern, it belongs on your list regardless of which of these two you choose.

West Valley City

West Valley City
55 to 72 °F highs. Warming and windy into May, with wet spells between warm days. The season swings more than newcomers expect.

Summer

South Jordan
85 to 95 °F highs. Hot and dry with cool evenings. The Oquirrhs sit west and the Wasatch canyons run cooler about an hour east.
West Valley City
85 to 95 °F highs. Hot and dry with strong sun and cooler evenings. Locals shift yard work and play to morning and after dinner.

Fall

South Jordan
50 to 80 °F highs. Clear, calm, and mild, the season many locals prize, with warm days and cool nights before the snow.
West Valley City
50 to 80 °F highs. Long and mild, the easy season here: warm afternoons, cool nights, and clear skies before the winter haze sets in.

Water, air, and the map

Water in both cities traces back to the same mountain snowpack, just by different paths once it reaches the valley floor. South Jordan's Oquirrh Lake sits inside Daybreak as a built, managed body of water rather than a natural one, close to the Jordan River on the city's east edge. West Valley City sits along that same river, with the Jordan River Parkway following it through the east side, and most addresses there get water and sewer service through the Granger-Hunter Improvement District rather than city hall directly. A dry winter up the canyons eventually shows up at either tap, which is the point the snowpack guide makes in more detail.

Zoom out and both cities land inside Salt Lake County, where the county's land split, 21% federal, 73% private, tilts heavily toward the national forest above the Cottonwood canyons rather than any valley-floor park. That protected ground sits well to the east of both addresses, so it has more bearing on ski season than on either city's own edge. The public land guide covers what a lot line next to protected ground actually means, though it reads more like background here than it would for a mountain-adjacent town.

A ballpark and a lake in South Jordan, an arena and an amphitheater in West Valley City

A South Jordan Saturday runs on Daybreak: a lap around Oquirrh Lake before the heat sets in, a Salt Lake Bees game at the new ballpark, and an afternoon at The District's Megaplex or SoDa Row. A West Valley City Saturday runs on the venues the city built: a round at The Ridge or Stonebridge, an exhibit at the Cultural Celebration Center, and a summer concert at the Utah First Credit Union Amphitheatre. Everything about West Valley City on The Local

Here is the honest split. West Valley City wins on sheer range, because it is the bigger city and carries venues most suburbs never get, an Olympic-pedigree arena in the Maverik Center, the valley's big outdoor concert stage, and forty-five holes of city-run golf between two courses. South Jordan answers with one thing West Valley City cannot match, Oquirrh Lake, a shoreline built from scratch and reachable on foot from Daybreak's own streets. Want the bigger arena and amphitheater calendar, pick West Valley City. Want a lake and a ballpark inside a short walk of home, pick South Jordan.

Schools and services

Two hospitals, two districts, and a health-sciences campus only South Jordan has

School districts

The two cities sit in different school districts, which matters more here than in most valley comparisons. South Jordan is in the Jordan School District, the district that kept the west side of the valley after the 2009 split that created Canyons School District on the east. West Valley City is in the Granite School District, one of the largest in the state. The city guides for South Jordan and West Valley City show which schools a specific address feeds. I do not rate schools, on this page or anywhere on the site. I name the district, link the guide, and leave the judgment to you and the district's own published data.

Colleges and universities

Neither city runs a full university inside its limits, but South Jordan comes closer. Roseman University (health sciences); SLCC Jordan Campus nearby, while None in city; Salt Lake Community College nearby. Both cities sit within easy reach of the University of Utah, Utah Valley University, and Brigham Young University by way of I-15, TRAX, and FrontRunner, so neither address cuts you off from a campus, it is only a question of which one has a piece of higher education inside city limits.

Hospitals and clinics

On hospitals, the two cities each have their own, which is not a given for suburbs this size. In South Jordan, University of Utah Health South Jordan Health Center with a 24 hour ER; Intermountain Riverton Hospital nearby. In West Valley City, Holy Cross Hospital - West Valley (CommonSpirit Health). The bigger regional and trauma centers, Intermountain Medical Center in Murray and University of Utah Hospital, sit within a short drive of either address, so an ordinary year of care stays close either way.

The guides that fit this decision

Every neighborhood, both towns

  • South Jordan neighborhoodsDescribed by geography and housing type: the historic east side, the central subdivisions, and Daybreak's villages on the west.
  • West Valley City neighborhoodsFour founding farm towns, Granger, Hunter, Chesterfield, and Redwood, still marking the city's housing eras.

The verdict

Which town fits you?

There is no winner here, only a better fit for the life you are picturing. Use whichever column sounds more like your year.

Lean South Jordan if

  • Getting to Lehi and the tech corridor quickly outweighs a fast trip downtown for you, since that is the one leg where these two cities genuinely differ.
  • You want the newest housing stock in this stretch of the valley, most of it built in the last two decades around Daybreak.
  • A lake and a network of village trails are the outdoor amenity you want within walking distance.
  • A higher price for newer construction and a shorter drive to Lehi is a trade you are willing to make.
  • You want a piece of higher education and a growing retail district in town rather than depending on a neighboring city for either.

Lean West Valley City if

  • Price matters more to you than shaving minutes off the drive to Lehi.
  • You want the bigger, more established city, with more retail, more industry, and the TRAX Green Line already in place.
  • An arena, an amphitheater, and city-run golf are the outdoor and event draw for you, not a lake trail.
  • A shorter, easier trip to downtown Salt Lake and the airport is worth more to you than a shorter one to Lehi.
  • An older, more settled neighborhood with real lot size is worth more to you than the newest house in the valley.

Eleven miles apart on Bangerter Highway, these two are easy to tour in one trip. Talk it through with me and tell me whether price, the commute, or the neighborhood matters most, and I will connect you with the partner agent who covers both cities and can walk them with you.

Tour both in one day

Here's what I recommend for anyone weighing these two: see them both in a single trip. It fits easily into a morning and an afternoon, with plenty of time left to look at real listings before dinner.

Pull up both cities' price pages together, see what is genuinely on the market at your number right now, and let the actual inventory make the call.

Financing your move

Financing the move to either town

Because I hold a real estate license and a mortgage license both, I can pressure-test either city's numbers against your budget before a partner agent ever opens a door for you. South Jordan's underwriting question is usually which kind of property you are financing, since a Daybreak condo, a new-construction village home, and a larger east-side lot all price differently to a lender. West Valley City's question is simpler, how much house an older, established grid gets you for the same payment, and which water or sewer provider actually serves the parcel. Start by plugging both cities' numbers into the affordability calculator, and once you have a figure in mind, the pre-approval guide walks through exactly what a lender checks before issuing one.

A move between South Jordan and West Valley City, or in from anywhere else in the valley, usually pairs a sale with a purchase rather than standing alone. The mortgage guides and the loan-type guide cover the programs and the common hurdles without a figure that goes stale. The equity calculator shows what your current home is actually worth toward the next one, the buy-first-or-sell-first calculator compares both orders of operation side by side, and the selling-to-buy guide spells out the steps once you have picked which way to go.

Is South Jordan or West Valley City cheaper to buy a home in?

West Valley City, by a wide margin. South Jordan's median runs ~$650,500 against ~$419,100 in West Valley City, and the price pages agree: South Jordan's price ranges open at under $600,000 while West Valley City's open at under $400,000, two full price ranges lower. Household incomes follow the same pattern, ~$134,000 in South Jordan against ~$92,000 in West Valley City. Part of the gap is South Jordan's newer construction around Daybreak, and part of it is simply that West Valley City's grid is older and more established. Both figures move with the market, so check the current numbers before you plan.

How far apart are South Jordan and West Valley City?

About eleven miles and sixteen minutes on Bangerter Highway, practically neighbors as Utah cities go. Elevation and terrain barely change over that stretch, so the drive will not surprise you the way a mountain pass would. Enough people already work in one of these cities and run errands in the other that touring both in a single afternoon is closer to routine than to a planned trip.

Which has the harder winter, South Jordan or West Valley City?

Neither, really. South Jordan sits at ~4,400 ft and West Valley City at ~4,304 ft, close enough that both cities share almost identical winters: valley snow that melts between storms, cold mornings, and the same inversion haze that settles over the whole west side on the stillest days. Summer highs run 85 to 95 °F in South Jordan and 85 to 95 °F in West Valley City, close enough that this should not be the number that decides between them.

Which city has more to do?

West Valley City, for sheer range, since it carries the Maverik Center, the valley's big outdoor amphitheater, and forty-five holes of city-run golf, more venues than most suburbs its size ever get. South Jordan answers with Oquirrh Lake and Daybreak's ballpark, a newer but genuinely walkable center that West Valley City does not have. Both cities keep a shelf on The Local. Pick by whether you want the bigger arena calendar or a lake and a ballpark closer to home.

Can I live in one city and use the other for shopping, sports, or a concert?

Easily. Sixteen minutes on Bangerter Highway will not stop a South Jordan household from catching a Maverik Center game or an amphitheater show, or a West Valley City household from spending an afternoon at Oquirrh Lake or watching the Bees play. The part that stays fixed is everyday life, your school boundary, your property tax bill, and the hospital an ambulance would actually take you to, all set by whichever city you call home rather than whichever one you visit for fun.

If you buy or sell outside Southern Utah, I connect you with a trusted local partner agent and stay involved through your move. It comes out of the agent's compensation, not as an added cost to you, and you are always free to choose your own agent.

Selling in South Jordan or West Valley City to make the move?

What you get
A value range from real local closings: a trusted partner agent in each town pulls the sales, I review the range, and you get the reasoning, usually within a few days.
What it costs
Nothing, and there is no obligation to list.

Most buyers cross-shopping these two cities are selling a current Salt Lake Valley home first, and what it fetches decides how far either city stretches for them. An online value estimate cannot walk a specific block, so it will not catch the gap between a lakefront lot inside Daybreak and an ordinary village home two streets back, or between a newer build near Stonebridge and an original-grid rambler closer to Granger. My partner agent on the ground pulls the actual comparable sales for the address in question, and I talk through that reasoning with you before you settle on a list price.
