Herriman vs Saratoga Springs, Utah

My own base is Southern Utah, so for Herriman and Saratoga Springs I connect you with a trusted local partner agent who knows the market and stay on the file for the homework and the financing. These two sit close as the crow flies but on opposite sides of the Traverse Mountains, in different counties, so this is the honest side by side.

Herriman and Saratoga Springs are two of the fastest-growing master-planned cities on the southwest edge of the valleys, and buyers weighing one almost always end up weighing the other. They have a lot in common: newer construction, planned neighborhoods with trails and parks, big mountain views, and homes that sit in a similar price band. The difference that drives almost everything else is which side of the divide they are on. Herriman is in Salt Lake County, climbing the Oquirrh bench; Saratoga Springs is in Utah County, spread along the northwest shore of Utah Lake.

That county line decides your school district, your property tax bill, and which job centers are the easy commute. Herriman leans toward the south end of the Salt Lake Valley and the Daybreak and Bluffdale job and retail corridor, riding the Mountain View Corridor along its own east edge; Saratoga Springs leans toward Lehi, the Silicon Slopes tech campuses, and the rest of Utah Valley off Redwood Road and Pioneer Crossing. The freeway that is slowly stitching the two together is that same Mountain View Corridor: its first segment linking Salt Lake and Utah counties opened in December 2025, and UDOT's next planned stretch, targeted for 2027 construction, would extend it toward Saratoga Springs' own north end. Neither city is better outright. They answer slightly different questions, and below I lay them out the same way for both so you can see the trade for yourself.

Cost of living

What a budget buys in each town.

On the home itself, the two are close. Herriman's median sits around $600,000 against roughly $580,000 in Saratoga Springs, so a similar budget reaches a similar house in either place, and both are heavy on newer construction rather than older resale stock. It shows in the price ladders too: Herriman's brackets open right at that $600,000 median and climb in even $100,000 steps, while Saratoga Springs opens a tier lower, under $500,000, but stretches further at the top, with brackets running past $1.5 million for the largest lakeshore lots. The bigger money difference is the one buyers tend to overlook: property tax. Herriman runs near a 1% effective rate, with fire and police service areas folded in, while Saratoga Springs runs near 0.43% effective, one of the lower rates in this comparison.

On a home in this price band, that tax gap is a real line in the monthly budget, so it is worth pricing out on the specific address before you decide. Median household income is high in both, about $123,000 in Herriman and about $129,000 in Saratoga Springs, which tracks with how new and commuter-oriented both cities are. Everyday costs like groceries, utilities, and fuel are broadly similar across the Wasatch Front and Utah Valley; the home price is close, and property tax is where these two genuinely part ways.

If you are weighing what either price means for a monthly housing scenario, the affordability calculator lets you explore the range a budget might support, and the cost-of-living guide breaks the categories down further.

Climate & elevation

The real difference.

Both cities get four real seasons, hot dry summers and snowy winters, but elevation tilts them apart. Herriman climbs the Oquirrh bench to around 5,000 feet, so it tends to catch more snow and stay a touch cooler than the valley floor, with summer highs around 94 to 100 degrees. Saratoga Springs sits lower, near 4,547 feet right on the Utah Lake shore, with warm summer days that cool off at night and a semi-arid feel.

The practical read: Herriman's bench means a bit more winter snow to manage and cooler evenings as you climb toward the foothills, which some buyers love and some would rather avoid. Saratoga Springs trades that for the lake at its doorstep, which softens the edges of the seasons and opens up shoreline recreation right in town. Both get roughly 230 sunny days a year, so neither is short on clear skies.

Size & amenities

Big-town options vs small-town ease.

Herriman is the larger of the two at around 55,000 people and is still building out across the Oquirrh foothills. Its own retail center, The Commons at Herriman Towne Center, a Target-anchored project, only broke ground in June 2025, so many big errands still run east to Riverton for now. There is no rail in the city itself; the nearest TRAX station is over in Daybreak, and Salt Lake City International is about 27 to 30 miles north. The city centers on its parks, its reservoir, and the foothill trail network rather than a historic downtown.

Saratoga Springs, around 38,000 people, is younger and organized around Utah Lake and its two city marinas. Its in-town retail has moved faster, with a Costco warehouse and a growing corridor along Redwood Road already open. It also has no rail; a UTA bus connects to the Lehi FrontRunner station and UVU, and Salt Lake City International is about 40 to 50 minutes away. The everyday gravity here points toward Lehi and the Silicon Slopes tech corridor for jobs, a short drive up the Utah Valley side. Both are commuter cities by design: the ACS pegs Herriman's mean commute at 27.1 minutes and Saratoga Springs' at 28.7, each the honest cost of the setting, so test your actual drive at rush hour before you commit.

Lifestyle & outdoors

Two very good backyards.

Herriman puts its recreation up against the Oquirrh Mountains. Blackridge Reservoir is a popular in-town swimming and paddling spot in summer, the foothills carry a growing trail network for hiking and biking, and the Wasatch ski canyons are about 45 to 60 minutes away when you want lifts and powder. The pattern here is bench-and-foothill: trails climb almost from the back of the newer neighborhoods.

Saratoga Springs is built around the water instead. The Utah Lake shoreline and two city marinas put boating, paddleboarding, and fishing minutes from home, the Jordan River Parkway runs nearby, and the Lake Mountains rise to the west for trails. Utah Lake State Park is close for a full day on the water. If a Saturday on a boat or a paddleboard sounds better than a Saturday climbing a foothill trail, that is the clearest lifestyle split between these two.

Schools & higher ed

Districts and universities.

Herriman schools fall under the Jordan School District; Saratoga Springs schools fall under the Alpine School District, which is in the middle of a reorganization that creates a new west-side district in July 2027. Rather than rate schools here, I keep it factual: check current attendance boundaries directly with the district before you settle on a neighborhood, especially in Saratoga Springs where the district lines are changing. For more on each city's schools, see the Herriman and Saratoga Springs guides.

Neither city has a university within its own limits, but both sit close to higher education. Herriman is near Salt Lake Community College and the University of Utah on the Salt Lake County side, while Saratoga Springs is near Utah Valley University and Brigham Young University in Utah Valley. Each puts continuing-education options, cultural events, and campus-area activity within a manageable drive.

The verdict

Which one fits you?

The decisive trade tracks the county line. Herriman keeps you on the Salt Lake County side with a shorter run to the airport and the ski canyons, foothill-and-reservoir recreation, and Jordan School District, but its own retail and job base are still catching up, with The Commons at Herriman Towne Center only breaking ground in June 2025. Saratoga Springs trades that head start for a meaningfully lower property tax rate, a lower entry price on the price ladder, and a Costco-anchored retail corridor that has already landed, in exchange for a longer haul to Salt Lake City and a school district mid-reorganization through 2027.

Lean Herriman if

  • You want to stay on the Salt Lake County side for work, school district, or existing ties.
  • Bench-and-foothill living with a reservoir and trails out the back appeals to you.
  • Quicker access to the south Salt Lake Valley and the Wasatch ski canyons matters.
  • A bit more winter snow and cooler foothill evenings sound like a feature, not a drawback.

Lean Saratoga Springs if

  • A noticeably lower property tax rate matters to your monthly budget.
  • Living on Utah Lake with marinas and shoreline recreation in town is the goal.
  • Your job or your people are in Lehi, the Point of the Mountain corridor, or Utah Valley.
  • You prefer the lower lakeshore elevation and a milder, semi-arid feel to the seasons.

Plenty of buyers tour both before deciding, since they sit only minutes apart over the divide. If you want to do that, I can set you up with a local partner agent for each.

Weighing the two

Deciding between Herriman and Saratoga Springs.

The scorecard shows the deltas; these answers get into what they mean when you are choosing between these two specific towns.

What does the same home budget buy in Herriman versus Saratoga Springs?

Herriman's price ladder opens at an under $600,000 tier that lines up almost exactly with its own roughly $600,000 median, then climbs in $100,000 steps up to a $1 million-plus bracket. Saratoga Springs starts one tier lower, under $500,000, but the ladder runs longer at the top, with brackets stretching past $1.5 million for the largest view and lakeshore lots. Put a $600,000 budget in each: it sits at the very top of Herriman's entry bracket, while in Saratoga Springs that same number is only the second rung of seven, with a wider range of newer product still to shop above it.

How do the daily commutes actually compare?

The ACS numbers are close but not identical: Herriman's mean commute runs 27.1 minutes, the longest of the nearby southwest valley cities, and Saratoga Springs comes in at 28.7 minutes, a touch longer but still under Eagle Mountain's 32.3. Neither city has a rail station of its own. Herriman's only line is UTA Route 126, an hourly bus east to the TRAX Red Line at Daybreak Parkway and a connection to the Draper FrontRunner station; Saratoga Springs relies on UTA Route 806 into Lehi Station, about 15 to 20 minutes away. Both commutes ultimately funnel through pieces of the Mountain View Corridor, so a household without a second car should test the actual drive at rush hour before assuming either number holds.

How do jobs and the local economy compare between the two?

Both are bedroom communities still growing into their own job bases, but Saratoga Springs' commercial buildout is further along. Its in-town anchors already include a Costco warehouse, the Walmart and retail corridor along Redwood Road, and the Intermountain medical campus, with an In-N-Out distribution facility approved in April 2026. Herriman's own retail center, The Commons at Herriman Towne Center, anchored by a Target, only broke ground in June 2025, so day-to-day errands still lean east toward Riverton for many residents. For actual paychecks, both cities point the same direction: Lehi and the Silicon Slopes tech corridor, reachable in roughly 15 to 25 minutes from Saratoga Springs and about 15 to 18 miles from Herriman.

Which has better access to a hospital or emergency care?

Neither city has a full hospital within its limits, but the backstops differ. Herriman's nearest care is Riverton Hospital next door. Saratoga Springs has more built in-town: the Intermountain Saratoga Springs medical campus runs a 24/7 satellite emergency department of American Fork Hospital, plus outpatient surgery, imaging, and lab services, with the full hospitals in Lehi and American Fork roughly 15 to 30 minutes away. For routine and urgent needs Saratoga Springs' campus covers more locally; for anything beyond that, both cities are driving to a hospital outside city limits.

What is the honest trade-off for flights and a ski day?

Herriman sits closer to both. Salt Lake City International runs about 27 to 30 miles and 35 to 45 minutes away, and the Wasatch ski canyons are roughly 45 to 60 minutes out, conditions permitting. From Saratoga Springs the airport stretches to about 45 to 55 minutes and the ski resorts to roughly 50 to 80 minutes, since every trip first has to round the north end of Utah Lake through Lehi. If frequent flights or ski mornings are a priority, that extra stretch from Saratoga Springs adds up over a season.
