Lehi and Murray are both Wasatch Front cities on the valley floor, both four-season, and both an easy hop onto I-15, so on the surface they look similar. The real difference is where each one sits and how old it is. Murray is a built-out, central Salt Lake Valley city that has been a city for well over a century, with its own school district and its own downtown. Lehi sits at the Point of the Mountain on the Utah County side, where the valley's newest growth, master-planned neighborhoods, and the Silicon Slopes tech corridor have all landed in the last couple of decades.

That split, established and central versus newer and growing, drives most of what follows: the price of a home, how far you are from downtown Salt Lake and the airport, how much of your day a commute eats, and whether your street was platted in the 1950s or the 2010s. Murray trades square footage and newness for location and transit; Lehi trades a longer reach toward Salt Lake for newer housing stock and proximity to the tech jobs at the south end. Below I lay both out the same way so you can see the trade for yourself.

Cost of living

What a budget buys in each town.

The clearest gap is the price of a home. Lehi's median runs around $575,000 against roughly $520,000 in Murray, so Murray is the more affordable entry of the two. Part of that is simply housing stock: a lot of Lehi is newer construction and master-planned product at the fast-growing south end of the valley, while Murray's housing is older and more established, with a wider mix of vintage homes on settled lots.

The rest of the cost picture is close. Effective property tax on a primary home sits near 0.6% in both, so taxes are not the deciding factor. Median household income is higher in Lehi, about $120,000 versus roughly $91,000 in Murray, which tracks with Lehi's concentration of tech-corridor employment at the Point of the Mountain. Everyday costs, groceries, utilities, and fuel, are broadly similar across the Wasatch Front; the home price is where these two genuinely part ways.

Lehi's price ladder also runs a full bracket higher than Murray's, up to over $1,000,000 against a top tier of over $800,000, so a buyer shopping the same dollar figure in both cities is shopping a different rung of each market. The affordability calculator lets you explore what a monthly scenario supports in either town, and the cost-of-living guide covers how prices move across the rest of the state.

Climate & elevation

The real difference.

These two share a climate. Both sit on the valley floor at similar elevation, Lehi around 4,561 feet and Murray around 4,300 feet, so the weather year is nearly the same: four real seasons, semi-arid air, summer highs commonly around 90 to 95 degrees, and roughly 230 sunny days. Winters bring valley snow to both, and both can sit under the valley's winter inversions when cold air settles in.

If there is a nuance, it is local rather than dramatic. Murray sits closer to the center of the valley and to the mouths of the Cottonwood canyons, so mountain weather and the canyon snow are right next door. Lehi sits at the south end near the Point of the Mountain, a spot known for its wind and for being a notch warmer and drier on the Utah County side. For practical purposes, though, you are choosing between two cities with the same four-season Wasatch Front climate.

Size & amenities

Big-town options vs small-town ease.

Murray is the smaller city by population, around 50,000, but it sits in the dead center of the Salt Lake Valley, which is its biggest asset. Salt Lake City International Airport is only about 15 miles away, and the city is served by FrontRunner commuter rail plus TRAX light rail at three stations, so you can reach downtown Salt Lake or the airport without driving. Murray has its own established downtown, a regional hospital presence, and the kind of central location that keeps errands and commutes short.

Lehi is larger, around 76,000 and still growing fast, and it anchors the south end of the valley at the Point of the Mountain. The airport is farther, about 29 miles, and transit is lighter: FrontRunner stops at the Lehi station, but there is no TRAX line, so more trips happen by car on I-15. What Lehi offers in return is newer retail and amenities built alongside the recent growth, big master-planned shopping and dining, and direct proximity to the tech employers of the Silicon Slopes corridor.

Lifestyle & outdoors

Two very good backyards.

Murray's outdoor draw is its access to the canyons. Big and Little Cottonwood Canyons are about thirty minutes away, which puts world-class skiing and summer hiking within an easy drive, and the Jordan River Parkway trail runs through the area for everyday walking and cycling. Murray Park is a large, long-established city park at the center of town, and the central location means the rest of the valley's recreation is close in every direction.

Lehi leans toward the Utah County side of the mountains. American Fork Canyon and the Alpine Loop are nearby for hiking, fall color, and Timpanogos Cave, and the Jordan River corridor reaches the area as well. Lehi also has a deep bench of built-as-it-grew attractions and recreation at the Point of the Mountain. The two cities point you at different mountains, Murray toward the Cottonwoods and Lehi toward the Timpanogos high country, but both keep real outdoor recreation within a short drive.

Schools & higher ed

Districts and universities.

Murray runs its own Murray City School District, a compact, single-city system whose boundaries do not depend on decisions made anywhere else. Lehi currently falls under the much larger Alpine School District, which spans multiple Utah County cities and is due to split into a new district in July 2027, a reorganization that could shift which schools cover a given Lehi address before that split takes effect. I will not rate the schools here, but that reorganization alone is a reason to check current attendance boundaries directly with each district, and to use independent sites such as GreatSchools or Niche for the underlying data, before you commit to a Lehi neighborhood. For more on each city's schools, see the Lehi and Murray guides.

Neither city has a university within its own limits, but both sit close to major campuses. Lehi is near Utah Valley University and Brigham Young University in Utah County, and Murray is near Salt Lake Community College in neighboring Taylorsville and the University of Utah. Both locations put continuing-education options, campus events, and a steady rental market within a short drive.

The verdict

Which one fits you?

The trade runs both directions. Murray wins on price, on a fifteen-minute reach to downtown Salt Lake and the airport by car or rail, and on an economy anchored by a hospital campus that is not going anywhere, but you inherit a built-out city where the housing stock skews older. Lehi wins on newer, master-planned housing and on sitting inside the Silicon Slopes job corridor itself, but that costs roughly $55,000 more on the median home price, a 29-mile airport run with no TRAX line, and an economy that has already shown it can shed jobs fast. Read the two lists below and see which set of trade-offs you would rather live with.

Lean Lehi if

  • A newer home or a master-planned neighborhood is what you are picturing.
  • Working in the Silicon Slopes tech corridor at the south end of the valley matters.
  • You want the newer big-box retail and dining built up around the Point of the Mountain.
  • American Fork Canyon and the Utah County high country are your weekend draw.

Lean Murray if

  • A lower entry price on a home matters to your plan.
  • Being close to downtown Salt Lake and the airport is a priority.
  • You want TRAX and FrontRunner transit so you can commute without driving.
  • Quick access to the Cottonwood ski canyons is worth a more central, established setting.

They are about twenty minutes apart on I-15, so plenty of buyers tour both before deciding. If you want to do that, I can connect you with a local partner agent who knows both ends of the valley.

Weighing the two

Deciding between Lehi and Murray.

Once you know the numbers, here is what they actually mean for choosing between these two specific cities.

What does the same home budget actually buy in Lehi versus Murray?

The price ladders show the real gap. Lehi's brackets run from under $500,000 up through over $1,000,000, with the median sitting near $575,000, so a $600,000 shopper is buying close to the middle of a newer, largely master-planned market. Murray's ladder tops out a full tier lower, at over $800,000, with a median near $520,000, so that same $600,000 clears the median comfortably and reaches into an older, more established mix of homes on settled lots. Put simply, $600,000 buys the middle of the market in Lehi and buys room to be selective in Murray.

How much does where you work change the commute between Lehi and Murray?

It flips depending on the job. Work inside the Silicon Slopes corridor itself, Adobe, Ancestry, Texas Instruments, and the software firms clustered around the Point of the Mountain, and Lehi gives you a short or even reverse commute, while starting that same job from Murray means driving the roughly 20 miles up I-15. Point the destination at downtown Salt Lake City or the airport instead and it reverses: Murray sits close enough for TRAX or FrontRunner to cover the trip without a car, while Lehi's commute still runs about 29 miles by highway, funneled through the Point of the Mountain interchange where Salt Lake and Utah county traffic merge.

Does the elevation difference between Lehi and Murray change the weather in any real way?

Not on its own. Lehi sits around 4,561 feet and Murray around 4,300 feet, a roughly 260-foot gap that is too small to shift either one into a different climate zone, so both get the same four-season Wasatch Front year: highs near 90 to 95 degrees in summer, snowy winters, and about 230 sunny days. The real nuance is positional rather than elevational. Murray sits close enough to the Cottonwood canyon mouths that mountain weather arrives quickly, while Lehi sits at the Point of the Mountain, a stretch known locally for wind and for running a notch warmer and drier on the Utah County side.

How do the local economies in Lehi and Murray actually differ?

Lehi's economy is the Silicon Slopes tech corridor itself: Adobe's campus, Ancestry's headquarters, and a Texas Instruments semiconductor fab anchor a cluster of software employers, which tracks with a median household income near $120,000. That strength is cyclical, though; Lehi-based Podium and Route both announced layoffs in December 2022. Murray's economy centers on healthcare, with the Intermountain Medical Center campus as the valley's flagship hospital and a major employer, backed by retail and services around Fashion Place mall and the city's own municipal operations, and a median household income near $91,000. One town's paycheck leans on tech, the other's on healthcare and services.

Which city gives easier access to a hospital, the airport, and mountain recreation?

Murray, on two of the three. Intermountain Medical Center sits inside Murray itself, a 504-bed flagship hospital with one of the state's top trauma programs, and Salt Lake City International is about 15 miles away with both FrontRunner and TRAX reaching it; Big and Little Cottonwood Canyons are about 30 minutes out. Lehi's hospital options are Intermountain's Primary Children's Hospital, Miller Family Campus, a pediatric specialty hospital, and the 40-bed Holy Cross Hospital, Mountain Point, both in town, with fuller adult trauma care a short drive away in American Fork or Salt Lake; the airport runs about 29 miles with FrontRunner but no TRAX, and the outdoor draw shifts to American Fork Canyon, the Alpine Loop, and Timpanogos Cave instead of the Cottonwoods.
