The detached neighborhoods that have filled in the south and west bench over the past decade-plus, Anasazi Vista, Serenity Estates, and the Onyx subdivisions, build the third bay into most plans. Two cars plus a third stall is just how a current Ivins home comes off the line, so the search is less about finding one and more about what the third bay is actually shaped to hold.

Here that third bay is usually for the desert toys. This is a town an easy drive from Sand Hollow and Quail Creek, with Snow Canyon trails on the north border, so the extra stall tends to swallow a side-by-side for the dunes and trails, a stack of bikes, a small boat, or simply a second vehicle for a household that is in town part of the year. Roughly 15 percent of Ivins homes sit empty part of the year, and for a part-time owner the third bay is where the toys live locked up between visits instead of riding back and forth on a trailer.

The distinction that matters most is a true third bay versus a tandem. A true third stall is its own width with its own door beside the two-car opening, so two cars and a side-by-side park side by side. A tandem is one deep bay, one door, with room for a second vehicle parked nose to tail behind the first, which is fine for storage but awkward for two daily drivers. Read the listing and look at the door count from the street, because a wide two-door front can still be hiding a tandem, and the photos rarely make it obvious.

Before you tour: what to actually check

True third bay vs. tandem: the single biggest question. Count the doors from the street and read the floor plan, because a wide front can still be a deep tandem with one opening.

What it has to hold: a side-by-side, bikes, a boat, or a second car all need different room. Measure the toy and bring the numbers, depth and width matter more than the stall count.

Door height and depth: if a boat on a trailer or a tall toy is the point, check the door height and the bay depth in person. Standard doors stop a lot of trailers.

Power and the slab: look for outlets, a 240-volt circuit for tools or charging, and a clean slab. A working third bay is more than square footage.

Drive and turning room: a three-car front needs apron and turning space. Walk the driveway and check how a trailer or a second vehicle actually maneuvers in.

Climate and use: a desert garage runs hot in July. If you will work or store sensitive gear out there, ask about insulation, venting, and any cooling.
