On price, one level can run a little more per square foot, because the roof and foundation have to span a wider footprint than the same square footage stacked into two stories.   • Zero-step entry: a level, no-step path from the driveway or porch into the home. If that is the real spec you want, say so plainly and I will filter for it rather than guess from the photos.

  • Read the listing: the stories field and the floor plan tell you more than a single hero photo ever will. A home built into a slope can read as a rambler from the street and live as two levels.

The original grid near Unity Park holds older single-level homes on mature lots, the kind built decades ago when Ivins was a smaller town at the foot of the mountain.

Before you tour: what to actually check

Stories field vs. photos: a home built into a slope can photograph like a rambler and live as two levels. Check the listing's stories count and the floor plan, not just the front shot.

Basement or not: many Ivins one-story homes sit over a walkout. Confirm whether the square footage is all on the main level or includes a lower floor.

Entry and thresholds: if a level, no-step entry matters to you, look at the porch, the garage step, and the interior doorways in person.

Lot and footprint: a single level spreads out, so the home eats more of the lot. Check the yard space left and where an RV or the toys would go.

Roof and sun: one-level homes carry a bigger roof span. Ask the roof's age and material, which both work hard under the desert sun.

View and light: ramblers vary widely. Walk it for ceiling height, window placement, and how Red Mountain or Snow Canyon sits in the glass.
