Utah · City comparison
Moab vs South Jordan, Utah
I'm Scott Buehler, and Utah has been home to me for more than twenty years, though neither of these two towns is in my own corner of the state, so I bring in a partner agent for each one. Moab sits in red rock canyon country in the state's far southeast corner, squeezed between two national parks on the Colorado River, while South Jordan sits on the opposite side of the state in the Salt Lake Valley, a fast-growing suburb built largely around the Daybreak master plan and its own man-made lake. The two towns are 221 miles and roughly 3 hr 37 min apart, over Soldier Summit, and that distance alone tells you this isn't really a two-town search. Here is the honest side by side.
South Jordan sits at ~4,400 ft on the floor of the Salt Lake Valley, ~88,000 people south of downtown Salt Lake City. It incorporated as a farm town along Redwood Road in 1935 and stayed small for decades, until the Daybreak master plan opened on the west side in 2004 and the population climbed hard from there. The city runs as two distinct halves: an older agricultural core along the Jordan River on the east, and Daybreak's villages wrapped around the man-made Oquirrh Lake on the west, with a TRAX Red Line running into the middle of it. My shelf on it is at South Jordan on The Local.
Moab sits at ~4,025 ft in red rock canyon country in the state's far southeast corner, ~5,210 people on the Colorado River between Arches and Canyonlands. Main Street carries the outfitters and restaurants the whole local economy leans on, since tourism drives most of the jobs in Grand County, and the city and the county have both moved to restrict new nightly-rental permits in recent years. Most of the newer building has pushed south into Spanish Valley, since the town itself has little room left to grow. My shelf on it is at Moab on The Local.
So the real question isn't which town is nicer, it's which version of Utah you actually want: a fast-growing Salt Lake Valley suburb built around a planned lake community, with a rail line, a deep local job base, and a mortgage that still lines up with valley incomes, or a small high-desert town wedged between two national parks, where a visitor economy sets the price of a house more than a local wage does. The sections below put real numbers on both, and I'll tell you plainly where the tradeoffs land.
One thing to remember
Moab and South Jordan sit about 221 miles and roughly 3 hr 37 min apart, the drive climbing over Soldier Summit partway through.
South Jordan's price still answers to valley paychecks and a deep local job base. Moab works differently: what a house costs there tracks the visitor economy and outside buyers more than what a Grand County paycheck covers. That split explains most of what follows on this page.

Cost of living
South Jordan's mortgage still lines up with valley incomes. Moab's rarely lines up with canyon-country incomes
Home prices
Start with the number that actually decides this: South Jordan's median lands at ~$650,500, and Moab's median lands at ~$518,900, so the sticker prices sit closer together than you'd expect for a Salt Lake Valley suburb against a town of ~5,210. Income is where the story flips hard: South Jordan's typical household earns ~$134,000 against Moab's ~$62,000. In South Jordan the price still tracks a deep local job base and a suburb with room to keep building. In Moab the price tracks who visits and who buys a second home, not what the tourism and hospitality jobs in Grand County actually pay.
Inside South Jordan the money splits by which half of the city you're in. The Daybreak side, built around Oquirrh Lake, runs the range itself: compact condos and townhomes near SoDa Row at the accessible end, then cottage lots, then larger lakefront and view homes as you move toward the shoreline and the newer villages. The older east side along Redwood Road and the Jordan River carries bigger, older lots and some equestrian-style parcels, generally at a gentler price than a comparable Daybreak lot. In the middle, around Bangerter Highway, the older subdivisions sit on larger lots than Daybreak's for less money, with The District's shops and a movie theater a short drive away.
Inside Moab the map is about geography more than price tiers. Downtown along Main Street holds an older housing stock mixed in with the shops and outfitters, walkable but limited in supply. Almost all of the newer building has moved south into Spanish Valley, the one corridor with room left to grow, while Pack Creek, toward the La Sal foothills, trades a longer drive for a quieter, more set-apart lot. One corner of the market works differently: Arroyo Crossing is a deed-restricted, income-eligible workforce housing project built for a local paycheck rather than a visitor's, with its own resale rules.
The practical version: in South Jordan the price still answers to what the city's own employers pay, so a typical household can plan around it with some real effort. In Moab, budget for the number on the price page like a resort market's, because it reflects outside money more than a local wage. Run either number through the affordability calculator, and the cost-of-living guide shows where both towns land against the rest of the state.
Taxes, town by town
Property tax barely separates these two. Utah taxes a primary residence on 55 percent of its market value, and once that exemption applies, Moab's rate comes out to ~0.52% effective against South Jordan's ~0.55% effective. Moab runs a hair lower, close enough to call even, so the yearly bill mostly follows the price of the house you buy. Rates get set fresh every year by the city and the district, so a specific parcel needs its own number from the county before you rely on it. If you want the mechanics behind the exemption itself, the property tax guide lays them out in plain language.
Sales tax runs the other way. A tourism county tends to charge more at the register than a Salt Lake Valley suburb does, since Moab's combined rate carries a resort component on top of the base, while South Jordan sits closer to the standard valley rate. Current combined rates for both are in the sales tax guide. State income tax is a non-issue here, one flat rate applies whether the paycheck comes from a Salt Lake Valley employer or a Main Street outfitter.
What the extra money buys
What South Jordan money buys right now is Daybreak itself: new construction in South Jordan runs across several active villages at once, mountain-view homes pick up a bench view on the east side, and townhomes cover the lower-maintenance end near the lake and the rail line.
Moab money buys proximity to the parks more than square footage. New construction is concentrated down in Spanish Valley these days, since that's the one place left with room to build, a single-story layout makes more sense once the summer heat sets in, and a townhome keeps the upkeep list short for a buyer who's really paying for the location.

What a budget buys
What the same budget buys in each town
Both towns split their price pages at the same amounts, so read across a row to see what one budget buys on each side of the 221 miles. Every page is fed live from the local MLS. A blank row is honest: most weeks, nothing is listed at that price.
Not sure which price range fits you? The affordability calculator turns a monthly figure into a price range, and the pre-approval guide explains why a real pre-approval beats any calculator before you start touring.
Size and growth
One is a suburb still filling in its last empty lots. The other is a small desert town built around a visitor economy
What the size feels like
South Jordan carries ~88,000 of its own now, and Salt Lake County altogether counts 1,220,916. You feel it in what's already built here: a hospital with a 24-hour ER, a health-sciences university campus, a new Triple-A ballpark, and the TRAX Red Line, three Daybreak stops, and FrontRunner at South Jordan station, all inside the city limits. It reads less like a bedroom suburb and more like a city that grew its own center twice, once on the older east side and once around Oquirrh Lake.
Moab, at ~5,210, is the only real town for a long stretch of desert in any direction, which says more about how empty this part of Utah is than about Moab's own size. The essentials sit close by, a hospital, a school district, a small university campus, but anything past that, a large retailer, a specialist, a flight with real options, means the drive to Grand Junction, Colorado, or clear across the state.
What growth since 2020 looks like on the ground
Salt Lake County as a whole has grown +3.0% (35,681 people) since the 2020 count, and inside the city itself the count went from 77,487 to ~88,000 now, a far faster climb than the county's own. Almost all of that shows up on the west side, where Daybreak keeps opening new villages, while the older east side along the river has mostly finished filling in.
Inside the Moab city limits, growth has barely moved: ~5,210 now against 5,366 at the last full census, essentially flat. The real growth sits south of the city line in Spanish Valley, where new subdivisions keep filling the open ground the town itself ran out of years ago, driven by the same visitor and second-home demand that sets Moab's home prices.
The drive, honestly
Here is the fact this whole page turns on: the distance. It takes 221 miles to get from one town to the other, and the fastest way there, north out of Moab, over Soldier Summit on US-6, then north on I-15 through Utah County, takes roughly 3 hr 37 min. That is a full day's worth of driving in either direction, not something anyone does twice in a week, so this is really a choice between two regions of Utah, not two neighborhoods.
Flying isn't much of a shortcut either. Moab's own option is modest: Canyonlands Regional (CNY), about 18 miles northwest, with United Express flights to Denver and seasonal Delta Connection flights to Salt Lake City (check the airlines for the schedule); Grand Junction, CO (GJT) about 113 miles for full schedules. South Jordan sits close to the real thing: Salt Lake City International (SLC), about 30 minutes north, with a wall of nonstop flights most of the year. Routing between the two towns by air still usually means connecting through Salt Lake City anyway, so for most people the drive is the honest way to see both. Can you live in Utah without a car? is worth a read if you're weighing either end without a car of your own.

Climate and elevation
Almost the same elevation, very different reasons to check the forecast
Elevation and seasons
The elevation gap here is almost nothing, ~4,025 ft for Moab against ~4,400 ft for South Jordan, a few hundred feet apart. What actually splits these two towns is the shape of the ground around each one. Moab sits open to the desert on every side, so summer runs hot and long, 94 to 99 °F, with a winter that stays mild, 44 to 52 °F, lows in the 20s, and only occasional light snow on the valley floor.
South Jordan sits inside the closed Salt Lake Valley, ringed by the Wasatch to the east and the Oquirrhs to the west, and that shape banks a real winter: 37 to 45 °F, lows in the 20s, with regular snow from December into March. Summer runs 85 to 95 °F, hot but shorter than Moab's stretch, and cooler at night. If you want a true four-season year with real snow to shovel, that points to South Jordan. If you'd rather trade the shovel for a longer hot season, that points to Moab.
Winter
- Moab
- 44 to 52 °F highs. Mild but with cold snaps that drop overnight lows into the 20s. Snow is occasional and usually light in the valley.
- South Jordan
- 37 to 45 °F highs. Regular valley snow that melts between storms, a bit more toward the higher west side. Inversion haze settles over the valley on cold, calm days.
Spring
- Moab
- 65 to 83 °F highs. Warming and pleasant, and one of the busiest visitor stretches, with big events like Easter Jeep Safari filling the town.
- South Jordan
- 55 to 72 °F highs. Warming and changeable into May, with wind and wet spells before the dry heat arrives. The swings surprise newcomers.
Summer
- Moab
- 94 to 99 °F highs. Hot and dry days, cool nights. Locals ride early or head up to the La Sals, and afternoon monsoon storms build in July and August.
- South Jordan
- 85 to 95 °F highs. Hot and dry with cool evenings. The Oquirrhs sit west and the Wasatch canyons run cooler about an hour east.
Fall
- Moab
- 57 to 88 °F highs. One of the best stretches of the year. Warm days ease into cool nights, and the light on the red rock is at its best.
- South Jordan
- 50 to 80 °F highs. Clear, calm, and mild, the season many locals prize, with warm days and cool nights before the snow.
Water, air, and the map
Water and air tell almost opposite stories here. Moab draws its supply from wells and springs rather than the Colorado River running past Main Street, and stretching that limited groundwater is a live planning question for both the city and the county; a late-summer monsoon storm can also flood a dry wash fast enough that a sunny morning promises nothing about the afternoon. South Jordan's water comes through the city system and the Jordan Valley Water Conservancy District, drawing on Wasatch snowpack rather than a desert aquifer, but the valley pays for its closed shape in winter, when cold air settles in and an inversion can sit gray over the city for days between storms.
Land ownership settles the rest of the difference. Salt Lake County runs 21% federal, 73% private, and South Jordan itself sits on flat, buildable valley floor with the Oquirrh Mountains as its only real edge. Moab has no comparable percentage to cite, but the constraint is plain enough on a map: Arches blocks the way north, Canyonlands and open BLM desert cover most of the rest, and Spanish Valley to the south is nearly the only direction left open. The public land guide explains what changes for a buyer when the neighboring ground will never be built on.

Things to do
A Moab Saturday starts before sunrise at a trailhead. A South Jordan Saturday starts with a lap around the lake
In Moab, a Saturday starts in the dark, headlamp on, so you're on the Slickrock Trail or inside Arches before the heat and the tour buses show up, then it drifts into an afternoon on the Colorado and dinner on Main Street once the canyon walls turn orange. In South Jordan, the day starts with a walk around Oquirrh Lake, a stop at SoDa Row for coffee, then maybe a Salt Lake Bees game at the Daybreak ballpark before the evening cools off. Here is each shelf.

Put plainly, Moab's whole calendar is outdoors, two parks and a river close enough that you could spend every weekend outside and never repeat yourself. South Jordan runs on a different clock: the lake and the trails are built rather than wild, but the ballpark, SoDa Row, and the Jordan River Parkway give a planned suburb more to do than you'd guess without leaving the city. Choose Moab if the recreation itself is the point of living somewhere. Choose South Jordan if you'd rather have a walkable lake neighborhood, a rail stop, and a valley's worth of options close by.
Schools and services
One district runs a single small town. The other splits a suburb between two high schools
School districts
Moab is served by Grand County School District, one district for the whole county. South Jordan is served by Jordan School District, though the city itself isn't served by just one high school: addresses on the east and central side typically feed Bingham High, and the west side, most of Daybreak included, feeds Herriman High just over the city line. Check which schools a specific address feeds through the Moab and South Jordan city guides. I do not rate schools, on this page or anywhere on the site; I name the districts and leave the judgment to you and the district's own published data.
Colleges and universities
Higher education looks different at each end. Utah State University (USU Moab regional campus) covers local and continuing-education needs without a drive out of town for every class. Roseman University (health sciences); SLCC Jordan Campus nearby, and the University of Utah, Utah Valley University, and Brigham Young University all sit within commuting range on I-15 or TRAX.
Hospitals and clinics
On hospitals the two towns carry very different weight for their size. Moab leans on Moab Regional Hospital (independent critical access, Level IV trauma); Grand Junction, CO about 113 miles for higher-level care. South Jordan carries more weight of its own: University of Utah Health South Jordan Health Center with a 24 hour ER; Intermountain Riverton Hospital nearby. A household with ongoing specialist needs has an easier year in South Jordan.

The verdict
Which town fits you?
There is no winner here, only a better fit for the life you are picturing. Use whichever column sounds more like your year.
Lean Moab if
- Two national parks and a river at the edge of town matter more to you than a subdivision full of parks a city built.
- You're comfortable with a hot, dry summer that runs long, in exchange for a winter that barely counts as one.
- A house price shaped by visitors and second-home buyers doesn't bother you, because your income doesn't need to cover it alone.
- You're fine being hours from the nearest interstate, a full hospital bench, or a real airport.
- What draws you is a small, out-of-the-way town built around public land, not a planned community with a rail stop.
Lean South Jordan if
- A rail line and two freeways matter to your daily commute more than a trailhead five minutes from downtown.
- You want a real winter, with snow that sticks, alongside a job base deep enough to carry the mortgage.
- A planned community with a lake, a ballpark, and a growing retail center fits how you want to spend a weekend.
- You want mountains close on both sides, the Oquirrhs and the Cottonwood canyons, without living inside either range.
- You'd rather live somewhere still filling in its last empty lots than somewhere that ran out of room decades ago.
These two towns don't really compete for the same buyer, which is the point. Moab asks you to want the outdoors badly enough to live somewhere small and remote; South Jordan asks you to want a planned, connected suburb enough to trade some of that wildness for a rail stop and a deep job base. Get in touch, tell me your budget and what you actually picture doing on a Saturday, and I'll put you with the right partner agent for wherever that points.
See both in one trip
Here's what I recommend: treat this as two separate trips, not one long day, since the drive alone runs well over three and a half hours each way. Start with whichever town is pulling at you harder, and pay attention to how that drive feels, because it says something real about how far you actually want to live from the other one.
Moab, a morning and afternoon
Main Street, Arches, the river
Get into Arches before the heat builds, browse the outfitters and shops on Main Street at midday, then wind down along the Colorado as the canyon walls start to glow.
The drive between them
about 221 miles, about 3 hr 37 min
You'll run north out of Moab, climb over Soldier Summit on US-6, then pick up I-15 north through Utah County into the Salt Lake Valley. Somewhere past the summit the canyon country gives way to the valley floor, and that shift alone is worth noticing.
South Jordan, a morning and afternoon
Oquirrh Lake, SoDa Row, Daybreak
Walk the loop around Oquirrh Lake, stop at SoDa Row for coffee, then look at both ends of the market, an older lot on the east side and a newer one in the Daybreak villages.
Back home, run the numbers
this page, today's listings, your budget
Once both trips are behind you, pull this page back up, see what's currently listed at your budget in each place, and reach out so we can talk through what the two drives told you.
Financing your move
Financing the move to either town
I hold both a real estate license and a mortgage license, which matters here because these two markets ask a lender different questions. A South Jordan file usually turns on which side of the city the home sits on, since a Daybreak condo's owner-occupancy numbers get scrutinized differently than a detached house on the east side. A Moab file usually turns on the income itself, since tourism and hospitality pay doesn't always document the way an underwriter wants, so it helps to sort that out early with the pre-approval guide before you fall for a house you can't yet prove you can buy. Either way, run the number through the affordability calculator first.
Selling somewhere else to fund either purchase is common enough that I treat it as the default, not the exception. Work out the order with the selling-to-buy guide, get a real figure from the equity calculator instead of a guess, and weigh the two sequencing options with the buy-first-or-sell-first calculator. Common questions
Moab vs South Jordan FAQ
Is Moab or South Jordan cheaper to buy a home in?
Moab, on the sticker price, though the gap is smaller than you'd expect for a small canyon town against a Salt Lake Valley suburb. Moab's median runs ~$518,900, and South Jordan's runs ~$650,500. Income is where they split hard: South Jordan's typical household earns ~$134,000 against Moab's ~$62,000, so a South Jordan price answers to a South Jordan paycheck far more easily than a Moab price answers to a Moab one. Even Moab's lower price-page floor, under $400,000 against South Jordan's under $600,000, says more about smaller homes than about what a local wage can carry. Prices shift with the market, so pull current numbers before you plan.
How far apart are Moab and South Jordan?
About 221 miles, and the fastest way there takes roughly 3 hr 37 min: north out of Moab, over Soldier Summit on US-6, then north on I-15 through Utah County into the Salt Lake Valley. Plenty of people could make that drive once for a look, but almost nobody commutes it, so treat this as a choice between two different lives in two different parts of the state.
Which has the harder winter, or the hotter summer?
South Jordan takes the harder winter and Moab takes the hotter summer, and neither is close. South Jordan sits in a closed valley with winter highs of 37 to 45 °F, lows in the 20s and real accumulating snow from December into March, plus the inversion haze that can settle over the whole Salt Lake Valley some winters. Moab sits open to the desert with a mild winter, 44 to 52 °F, lows in the 20s, but summer runs 94 to 99 °F, well past what South Jordan's valley floor ever sees. Pick whichever extreme you'd rather do without.
Which town has more to do?
Moab, if outdoor recreation is what you're measuring, and it isn't close. The parks are right there: Arches National Park about 5 miles north; Canyonlands (Island in the Sky) about 50 minutes. A major river and world-class mountain biking sit within that same short drive. South Jordan's version runs on a different logic: the loop around Oquirrh Lake, a new Triple-A ballpark in Daybreak, SoDa Row's shops and restaurants, and the Jordan River Parkway, most of it built rather than found. Pick Moab if you want the outdoors to be the whole reason you live somewhere. Pick South Jordan if you want a planned community's amenities and a valley's worth of options a short drive away.
Why does Moab cost so much for a town its size?
Because most of the money bidding on Moab homes isn't earned in Moab. Second-home buyers and out-of-state purchasers have pushed values well beyond what tourism and hospitality paychecks in Grand County actually support, and the usual workaround, renting the place out nightly, has gotten much harder now that the city and county have sharply limited new short-term rental permits. If you're counting on a strictly local paycheck to make the payment work, run the math carefully before you commit.
Does South Jordan's Daybreak neighborhood sit on old mining ground?
Yes, part of it does, and it's worth knowing rather than worrying about. Rio Tinto Kennecott owned the land that became Daybreak, including former mine evaporation ponds, and carried out an EPA-supervised cleanup that began in the 1990s before homes went in. EPA says the developed parts of Daybreak were cleaned up to residential standards (soil removals from 1994 to 1997 and more soil work from 2006 on), and EPA and the state still review the cleanup every five years. Treat it as routine records-review due diligence on any specific parcel, the same as you'd do anywhere, not a reason to rule the area out.
Deciding between the two?
A canyon town and a valley suburb, 221 miles apart
Tell me the piece that actually decides it for you, the winter, the budget, or the kind of Saturday you're picturing, and I'll take it from there. A partner agent covers the ground in Moab and another covers South Jordan, so either way you get someone who actually knows the streets.
If you buy or sell outside Southern Utah, I connect you with a trusted local partner agent and stay involved through your move. If you work with that agent, their brokerage pays my brokerage (Real Broker, LLC) a referral fee. It comes out of the agent's compensation, not as an added cost to you, and you are always free to choose your own agent.

Selling in Moab or South Jordan to make the move?
- What you get
- A value range from real local closings: a trusted partner agent in each town pulls the sales, I review the range, and you get the reasoning, usually within a few days.
- What it costs
- Nothing, and there is no obligation to list.
Most buyers weighing these two towns are also selling somewhere first, and that sale sets the real ceiling on the move. I don't list in either Moab or South Jordan myself, so a partner agent who works that specific market pulls the real comparable sales, and I review the numbers and the reasoning with you before you commit to a listing price. A computer-generated estimate misses the texture in both places: it can't see that a Pack Creek foothill lot outside Moab has nothing in common with a flat in-town parcel, and it has no way to know how close a specific Daybreak home actually sits to the lake. What you get here is a number built by someone who checked the details.
